"Misty Mountain" Farm Stay boasts 2 separate homes; "The Homestead" and "The Bunkhouse" which combined sleep 15 persons comfortably and are priced separately.

For your added security, this property is only managed in Australia and we never request payments be made to overseas bank accounts.

Misty Mountain Farm, is one hour easy drive from the CBD of Sydney or Newcastle... An ideal green valley country retreat, So picturesque and therapeutic to the soul and senses, Only 4 minutes off the M1 and a place where you can enjoy seclusion, Horse Riding, Theme Parks or Beaches all only a short 15 min drive away.

Native wild life sightings are equaled only by the beauty and peace of stock horses and cattle grazing in the fields, which are only enhanced by the river criss-crosses its way through the green valley floor.

"The Homestead" boasts 4 Bedrooms & sleeps 7 Persons
Main Bedroom - Queen Bed plus en-suite

Huge open plan lounge, dining & kitchen living, which all open out onto 12 to 20 foot wide verandah's
Bathroom (shower and Antique claw foot bath)

Floor coverings - blue gum hardwood floors with 100% Australian wool carpet in bedrooms. See Photo's

The kitchen is fully equipped, though not fully stocked so you will need to bring "all food items" essential for your comfort. Wyong & Westfield Shopping Centre are 4 minutes down the road, or our own quaint County General Store is 10 minutes up the road... the Valley also boasts our own Quaint village with licensed Country Restaurant, fuel outlet etc Too beautiful.

"The Bunk House" (please see rates below) boasts a unique set-up...

Room 1 - Queen sized bed
Room 2 - 2 bunk beds (sleeps 4)
Room 3 - Queen sized bed
All with access to a combined fully equipped country style kitchen, lounge room, Separate laundry and bathroom. See Photo's

Misty Mountain is perfect for the couple or family wishing to escape the city and its constraints, a place to come and relax and enjoy the splendor of a contented life style, soak in the surrounds, absorb the peace, take time to explore the natural bush surrounds, ride a horse, paint a picture, read a book, discover history, step back in time, visit historic Wollombi and Laguna, then continue to the vineyards of the Hunter Valley with its many wines and cheeses, never a dull moment, unless you want one and then it is called... taking time out, just kick back on one of the verandahs & reflect on the past or just enjoy a favorite dream in peace...

For our guests comfort "Misty Mountain Co" supplies to both Homes:

* All Linen For : Bed, Bath and Kitchen
* Electric Blankets and a cosy fire for winter; (in "The Homestead" only)
* Reading material and board games
* Binoculars for native fauna
* TV, DVDs and CDs (in-house movies and music available)
* BBQ Cabin - With open fire place (Bring marshmallows and chest nuts for roasting) From May To October and only By Request...1 Nights timber supplied only..
* Feed the farm animals... horses and cattle, Ducks etc
* Stroll along the river bank catch glimpses of Platypus and Australian Bass

Additional Guest Facilities... 15 meters from the House is a BBQ Cabin with All BBQ facilities and an open fire place (Timber allocation 1 night only and by request only), also close by is a Colonial Round-Table Courtyard where you can sit and enjoy a drink, a smoke and a chat.

Rates Terms and Conditions

* Check-In from 2:00pm.. Check-Out by 10:00 am sharp (A $75 charge for late departures will apply)
* A cleaning fee of $200 for each home will be charged to Credit Cards, if homes are not left clean and tidy..
* Full Bond forfeiture ($700) for any internal furniture movements where scuffing or marking to timber and tiled floors occurs.
* A current Australian Driver's License or Passport will be required to register on arrival, by the principal lessee prior to taking possession of keys.
* All additional Guests above those booked will be charged at $100 per day.
* Parents will always remain completely and solely responsible for their and all children's safety and behavior at all times during their Stay here.
* Day Visitor charges $35 per person Max 4 hrs Strictly (only with prior arrangement)
* NO SMOKING IN THE HOUSES or UNDER ANY OF THE VERANDA'S (Full Bond $700 Forfeited from Credit Card) There are many designated Smoking area's available.
* All breakages & damages will be charged for from your Bond Money.
* There are no pets permitted on this property, thank you...
* Note: Although Parties are allowed, This is NOT a Wild party Venue (Rage, etc) If you're in Doubt, Email or call us to CHECK prior to booking....
We are fine with all family birthdays, reunion, Christmas, etc for Booked patrons ONLY.... this is a get-a-way venue to kick-back relax and have Fun.
* Note: CCTV Security cameras are installed and working at this property..

* This is a working Cattle enterprise and The Owners also reside and work on the property in a separate Cottage...

Terms for Refunds:- Refunds will be paid in full for Min 31 days prior to booking dates. All other cancellations from 30 to 14 days prior to booked dates Will receive a 50% refund, Cancellations less than 14 days will result in total deposit forfeiture.
