This 2 bedroom beach house is comfortable and well-appointed. Although being one of six villa units, it sits privately at the front of a large block with high fencing and foliage surrounding its two private outdoor spaces. The house can sleep 2 - 6 people. Both bedrooms feature queen size beds with quality pillows, quilts and mattress protectors; the third bed is a fold-out sofa bed in the lounge. Additional blankets and pillows are provided for cold nights and keeping cosy.

1. The kitchen is functional and fully equipped with all crockery and cutlery, stove, oven, microwave, fridge and dishwasher. You will be able to prepare your meals in comfort and cook up a storm to impress your family or friends.
2. The living and dining areas are spacious and bathed in natural light. These areas are open plan and include the widescreen LCD TV, digital channels, DVD/CD player, iPod docking station, stereo and a selection of DVDs, books and board games.
3. The bathroom is great. It features a bathtub with hyrdro-spa jets, ample vanity space, separate toilet and fully fitted European laundry with washer. The spa bath is amazing to soak in. There's nothing better than relaxing your entire body at the end of the day by soaking in a hot spa.
4. We have two private outdoor spaces; a large undercover deck with BBQ and outdoor dining (entertainers paradise) overlooking an enclosed lawn garden (sun-lovers heaven) and a paved courtyard with clothes line. Both spaces are fully secure and ideal for private entertaining and allowing small children to play outside. They are both bathed in sunshine during the warmer months.
5. The house has an excellent ducted air-conditioning and heating system which means it stays really cool in summer and warm and cosy in winter. There are ducts in both bedrooms and throughout the dining and living spaces.
6. Off-street, secure car parking. Important because you won't need the car. Park it, leave it and simply walk everywhere - 5 minutes to the beach, 5 minutes to the shops, 10 minutes to the pier, 10 minutes to the pub. It's all so close when you stay at this beach house.
7. Stay@Rye is two blocks from the Rye foreshore and front beach. Simply walk to the beach. It's only an hour from the CBD, yet it feels like a true holiday when you stay here. It truly is a haven for rest and relaxation.

This is a terrific property to stay given it's proximity to everything. The property is clean, has all the appliances you need and is in a quiet setting and street. We barely needed to use the car since there is walking access to the beach, restaurants, bars, Woolworths and other shops. Michael is very helpful and provided easy directions and assistance.

great location on Mornington Peninsula
Michael was very responsive to our questions. The accommodation could use some renovation with perhaps the host in attendance to see the property. We were used to more amenities in other bookings but found the local Woolies handy. Enjoyed exploring the National Park
A well appointed unit, with a homely feel, in a great location that met the requirements of 2 adult couples. A suggestion that I would make to improve the expectation of future travellers is to make it known that own bed linen and towels are required.

Perfect retreat with walking distance to the beach
We had the best holidays in this property this year. Located on a quite street but very close to the beach and central street you have everything you need for perfect vacation in Rye. The property is very clean with generous size bedrooms and well equipped kitchen. There is a fenced backyard with covered deck and gas bbq to have a meal outside. It has very fast internet connection. Rye beach is short walking distance away, Hot Springs are just 9 min away, Sorrento is 15 min away.

Perfect sized unit for our family with 2 young children. Superbly located, within walking distance to the beach and main strip of Rye shops.
It wasn't clear that we needed to bring our own bed linen, will know for next time.
Only downfall, I was disappointed to find pet hair in the rug and under furniture which indicates that it hadn't thoroughly been cleaned.
My husband and our four-year-old stayed at this wonderful property over the June long weekend. It was in an excellent location a stone's throw from the beach, playground and the beach front shops including Woolworths. The property was in a quiet street. It has a fully equipped kitchen and great reverse cycle heating and cooling throughout the house. The bedrooms were a great size. It has a secure yard with patio and BBQ. Our son loved playing out in the yard. We will definitely stay here again.
The property was not in a noisy location and it was enclosed by high fences. A lovely garden space in front and a practical utility space at the back.
The beds were good, the living area roomy and all necessary utensils etc were provided.
We enjoyed our exploration of the area and swims in Rye main beach.
It wasn't too difficult to find GF and DF provisions in the shops and many places catered for people with dietary requirements.
Five stars from my family and me. Beautiful home in amazing location. Literally walking to beach, supermarket, restaurants, pier. Beautiful back garden with covered pergola and big gas bbq. All rooms are spacious with nice inverter cooling and heating plus internet was very fast, few of us were able to stream Netflix at the same time. Kitchen is well equipped with medium sized fridge, microwave, kettler, oven and dishwasher. Was very surprised with the amounts of cutlery and glassware. Owner Michael was great with communication and was very open and kind with everything. We will definitely "try" to go back if its ever vacant..Simply amazing and beautiful!

Walking in looked ok. When checking cooker found oven grill dirty. Fridge not been wiped out. Drawers crumbs in them. Cleaner came back in and cleaned cooker and fridge which was all we used. No sun loungers as had been advertised. In all very disappointed. Property needs updating.
Excellent location central to front beach and Rye shops and amenities - walking distance to both. 2 bedroom unit with everything you need for a holiday stay and lovely deck and greenery in fenced off-area. Highly recommend!

Reasonable property
The unit was quite nice, with a good heating system. The unit did seem a little run down in places, with an original kitchen perhaps from the 70s and some old furniture, but I really didn’t mind this part so much. There were some issues though with things working. The check-in process was not smooth- it was quite difficult to use the key safe, which was in the dark when we got there, and when we had trouble couldn’t get hold of the owner for a while, who it then turns out was overseas, and didn’t have any backup. The hot water didn’t work for a while, or washing machine. The owner then suggested we go to a laundromat to wash the swimming gear. These might have just been me not being tech competent, but normally an owner or a rep would be around to check it out and fix it, and you’d expect there to be some help available.
Also we only found out after booking we were expected to bring linen. This is pretty inconvenient, and not usual these days. Imagine if you booked from overseas or interstate, then realised you had to buy linen! Overall the stay was harder work that you’d like, you don’t want to have to worry about these things.
Location was great, so close to shops and foreshore. Only short driving trips to nearby locations and sights such as the hot springs. Had a great time overall 😁
Good for a weekend getaway, reminder for people reading this you do need to bring your own linen and towels but its not that big of an issue when considering the low price for a space in a prime location.

We've used it as our holiday house for years and it holds many wonderful memories. Every trip and every experience is unique. The kids are older now, so we offer this place so others can experience the wonder of this region for themselves. Our place is the perfect base to explore the Peninsula and everything it offers.
