About this property

The PERFECT family home away from home for a sea change vacation!

THE LOCATION
Simply park your car and walk everywhere! Situated just a few minutes walk to the cafes, provedores and boutiques of the Barwon Heads village, our modern townhouse is located on a quiet, tree-lined street just a block from the bowling club and tennis courts of the town's village park. There is a large 24 hour Apco service station located just one minute walk away that has a range of grocery needs and 'food to go'. It's also near walking trails, the Barwon river, beaches for all ages and three highly rated golf courses (including the renowned BHGC). This is a prized location in central Barwon Heads' 'old' precinct.

THE HOME
Upon entering you are greeted by spacious high 3.6m ceilings and a wide hallway of Victorian Ash floorboards. The pale colour of the timber and the interior decor's neutral tones bring a light (and practical) touch to the home's hallway and living areas. Elsewhere, bedrooms have been laid with high quality, soft-underfoot, wool carpets.

The master bedroom is situated on the lower level, quietly separated from the two bedrooms upstairs. It has a generous walk in robe and a five-star ensuite with an open shower and heated towel rails.

Up a short flight of stairs, the upper level consists of two bedrooms with built-in-robes. One has a comfortable Queen sized bed and the other has a set of bunks perfect for the kids or extra guests. Between the upstairs bedrooms, is a study nook with an apple iMac computer for internet access. The house offers wifi connectivity. There is room here for another bed or cot if needed and a is a portacot and a foldout camp bed are available. There is an area on the landing useful as a reading nook or child's lounge and a shared bathroom. The bathroom has a separate bath and shower and a Rinnai digital 'touch' temperature controlled hot water system.

Back downstairs, at the end of the hallway, you will find a vast kitchen, dining and living area x 2. This open plan living/dining area would suit families or couples wanting a relaxed beach holiday. The living area has two couches in front of a large smart TV connecting you to Foxtel, Netflix and offering Apple TV for those with an account. A large rectangular dining table seats up to 10 people.

The main living area opens to a six metre north-facing timber deck complete with an ‘outdoor bar’ seat, a gas BBQ (plumbed in to natural gas) an outdoor setting and plenty of seating available for alfresco dining and entertaining. If it gets too sunny simply employ the remote 'somfy' powered retractable awning. This amazing awning is almost the width of the house and extends outwards by 4.8 metres. It even has remote wind-sensitive sensors that will auto-close the awning if required.

There is also a second sitting room with an LCD TV (connected to Foxtel, Netflix) and 2 leather recliners for those looking for a quiet place to relax. There is a gas fire in this area, comforting for cooler days.

The downstairs living area is cool and spacious. The house has a 6 star energy rating and remains cool on hot days and warm on cold days. There is a reverse cycle air conditioner upstairs that cools the sleeping area and flows via the stairs nicely to do the same downstairs. There are ceiling fans in downstairs living and sleeping areas. For cooler weather there is gas central heating to all areas.

The kitchen is well equipped with appliances, has Caesarstone® benches, soft-close drawers, a breakfast bar, s/s dishwasher and matching 900mm five burner oven and double sink. There are also two fridges and a microwave oven. A range of condiments, tea and coffee are all available.

Other features of the home include: a neat downstairs powder room; a sizable laundry with large tub and adjacent drying room; a ducted vacuum system; a lockable storage shed with shelving and bike racks; a security video-intercom system, an outdoor hot and cold shower; OSP; and low maintenance gardens.
