Enjoy stunning sunsets from the large deck on the rooftop, which is easily accessible through French doors. For the avid surfers, the second bathroom is a wet room/bathroom, perfect for rinsing off after a day in the water, accessible from outside also.
The property also features a fully fenced section, ideal for kids to play, and off-road parking. Please note that we only accommodate mature guests 35+ years and over, families, and extended groups of friends. This is not a party venue, out of respect for the neighbours.
Please note the following requirements: - 2 night minimum stay - 3 night minimum stay over long weekends - 5 night minimum stay over the Christmas and New Year period - No parties or loud noise after 9 pm, out of respect for the neighbours - 72 hours notice of any changes to your initial arrival date - No pets allowed.

TERMS OF CONDITIONS
Cancellation by OWNER/MANAGER: If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.
Change of Dates: If you wish to change your dates and you are within the 5 day cancellation policy period, you must do so 72hrs PRIOR to your original arrival date in order to receive full refund. If less than 72hrs, we will not refund due to last minute change.
Booking numbers: Your booking has been `accepted` with the stated number of guests as per your enquiry. Please note number of guests applies to full duration of your stay, we do not allow for additional guests/visitors at any given time whilst staying at holiday home unless you have notified property manager prior to your arrival. Failure to do so may result in immediate termination of your stay, should this clause be breached. Numbers are placed on properties to ensure that the facilities are not stressed and the said property can cope with number of guests. If you could also please confirm whether couples or singles if you require linen, as this helps preparation of bedding configuration. Please note the guest name stated on enquiry is the person solely responsible for making enquiries, following through with emails and may not be transferable to another person at any given time.
Pets Policy: Sorry, we do not allow any pets across any of our properties (this includes visitors).
Noise: We ask you are respectful of your neighbours and keep noise to a minimum after the hours of 9pm.
Strictly NO PARTY policy, we are very strict with this rule, if you breach this rule you may be asked to leave. Neighbours are very good at letting me know if noise levels are excessive through the night.
Smoking: All of our properties have a non-smoking policy inside of holiday homes. We have supplied ashtrays under the kitchen sink to be taken outside. Please no open fires at any given time.
Safety: We ask that children are supervised at all times across our properties. Our properties have either spas, ocean front, raised levels or are not children proof. Your children are your responsibility and we will not take any liability due to unforeseen acts of misconduct. PLEASE KEEP CHILDREN SAFE WHERE SPAS ARE IN PLACE.
Breakages: If at any given time during your stay there is damage caused or any breakages PLEASE LET THE PROPERTY MANAGER know straight away. If you have broken an item from the kitchen please leave a koha towards replacement ie wine glass, if a platter please leave appropriate replacement cost. Should further structural damage occur to property, excessive cleaning on carpets we will ask you to pay for this.
BBQ`s: All of our bbq`s/webbers are cleaned pre your arrival. We do ask you leave bbq`s in same condition as you found upon leaving property. If we find the bbq has not been cleaned pre your departure we will email you requesting $50 cleaning fee.
Linen: All bookings include linen (this is quoted into nightly rental plus linen per person), including full bedding, towels, facecloths, hand towels, bathmats, tea towels and complimentary soap. Please note we DO NOT supply beach towels.
Rubbish/Recycling: Raglan has a strong focus on waste and recycling, we ask you conduct your waste/recycling into categories:
• Prepaid blue bag = all rubbish from kitchen bin • Green Caddy (on kitchen bench) = when full place into larger outdoor green caddy • Green recycle bins = if you could separate your recycles please; glass in one, plastics separate; cans, tins, cardboard (no loo rolls) and paper in the other.
We appreciate your concerted effort to help out with regards to rubbish/recycling as it is not pleasant when we need to sift through your rubbish to sort recycling!
Upon leaving holiday accommodation: You have paid a compulsory fee for cleaning, however we do ask guests leave holiday home as you found it, in particular wiping down kitchen benches. We ask beds are stripped of sheets and pillowcases and placed in laundry/bathroom areas and dishwasher (if provided) has been turned on before you depart.

This house is a fantastic location if you are in Raglan to surf. The house was nice and clean, with plenty of space. Julls was a great host, giving us access a bit early as soon as the place was ready after the last guests, and quick with replies to any questions I had. Would happily stay here again.
Epic spot in whale bay, walking distance to the waves. Big and cosy, and perfect for a surf trip. Comfortable and practical for post surf. Host is great on communication with clear instructions for everything.
We loved our stay here. Two families of 5 - we had a ball. Easy walk to the beach where there was a popular surf break and good for spectating too! House was very comfortable and had everything we needed. Close to Mt Karioi which provided a spectacular day of hiking. Only a 10 min drive into the town of Raglan. Super spot.
We were three families staying with adult children, enjoying Easter together
It was a lovely, clean and warm home, and large enough to lodge 12 adults. It is very close to the sea if you love surfing.
Our only disappointment was that a hot tub is on the Bookabach description and there was no hot tub to be found.

Hi Pip, I am sorry it was noted in amenities. We have never had a spa at this particular property, nor many others we manage, but noticed some stated this. I am very particular when listing a property so apologies for any inconvenience caused. I would certainly have listed photos, if this were the case.
Our stay was lovely & the house was perfect in size for our group of friends & kids . The location was great to 😊
Unfortunately the big room with the single beds had an interesting smell to it & there was quite a few cockroaches in that room but no other rooms in the house.
One of the smoke alarms went off due to low battery to in early hours of Monday morning .
Overall we loved our stay and would definitely recommend. Had all the facilities and space we required to make everyone’s stay a comfortable and enjoyable one.
Julls is a fantastic host , very easy to liaise with & kept us well informed on Raglan & updated on road closures and travel alternatives.

I am sorry you had to endure cockroaches, as this is certainly not at all common across any of our properties, our number 1 priority is cleanliness upon guests arrival. The property is sparkling clean, very well maintained, check in instructions are clear, beds are super comfy. We got everything we need. We definitely had a wonderful stay in this property. Excellent! Highly recommended!
The home was large, open and a delight to stay at. Even though it could get cold, heaters in all the rooms took care of that. Just a cool place to relax in. Close to the surf and quick drive to everywhere.
It was great family time, with beautiful views and walks and town not far it was great to spend family time in such a gorgeous home.
Loved the waterfalls also.
