Contemporary Cape Coddage - Featuring AWESOME backyard space!

Welcome to our Cape Coddage!
Updated Cape-style home with three spacious bedrooms (sleeps 8), 2 baths. Large kitchen with S/S appliances, island with seating also large dining table that seats 8. Step out into the huge yard from the kitchen slider or onto the patio from the kitchen back door. Backyard offers new wood burning fire pit for those s’mores evenings with the kiddos or relax on the patio with adult beverages and the gas fire pit. There is also a separate grilling area with table and seating.
After the beach, rinse off those sandy toes with the new outdoor shower! Lucious, green lawn to kick around a soccer ball, play volleyball, badminton or corn hole! Backyard shed holds all of these fun activities as well as beach chairs and umbrella, cooler, body boards and beach caddy to haul your gear in the sand.
These items are neatly organized in the shed. Please return these items to the shed before check out.

Family room with 65” tv and double chaise , leather sofa. Family room looks into the kitchen to keep everyone connected. There is a separate, formal living/sitting room near front entrance.

Kitchen has all S/S appliances and window A/C that actually also cools family room and living room.
Calphalon cookware and knife set, Moccamaster coffee maker, Kitchen Aid Stand Mixer and convection oven/toaster.
We also include a blender, waffler, rabbit wine opener, electric can opener, large Lobster Pot and much more!

Upstairs:
Huge Master with king bed, 50” TV and leather loveseat. Portable A/C.
Mermaid Room with two twin beds and a full size bed, 26” TV, Portable fan and window A/C.

Also Downstairs:
Nauti Room (nautical bedroom) with two twin beds and 32” Smart TV, portable fan.

Bathroom with shower on each floor (no bathtub).

Nearby beaches, including the fabulous Smuggler’s Beach or Seagull Beach just 12 minutes away. Mayflower Beach in Dennis is about 15 minute drive with summer traffic. You are also 10 / 15 minutes to exciting Yarmouth water parks, mini golf, ice cream and other attractions! Flax Pond and recreation area with tennis/basketball courts, play space and cute swimming pond is also nearby.
Walk/ride to Bike trail/Rail Trail.
Cape Coddage is 20 minutes from Sagamore Bridge - route 6, take exit 75 (formerly exit 8) and you are just 5 minutes to the start of your awesome Cape-cation!

We have just reduced our minimum night requirement from 7 nights to 5 nights due to numerous requests for short getaways.

We had an amazing stay at this property! The hosts were exceptionally nice and went above and beyond to make us feel welcome. The house was extremely clean and comfortable, as it's clearly well-kept since it's their home. The beds were incredibly comfortable, ensuring we had restful nights. The location is fantastic—just a 3-minute bike ride from the famous bike trail, making it ideal for anyone looking to explore the area. The Wi-Fi was reliable, and there were convenient phone charging options available. We also appreciated the thoughtful touches like extra snacks and cold drinks provided upon arrival. Communication with the hosts was smooth, and the check-in process was effortless. Dawn and Mack were very communicative and easy to deal with. We walked in to a bunch of snacks that were awesome. The bedrooms were great. Comfy beds and a nice array of set ups. There were plenty of big nice towels including beach towels. The basement area was a great hangout for my preteens/teens and we played lots of pool and ping pong. The living room and sitting rooms were nice and cozy. The kitchen was a problem for me. Stuff piled into cabinets. The kitchen lacked quite a few essentials. I couldn’t locate a strainer. There were no tongs anywhere. The cabinets aren’t in the best shape. The faucet handle kept falling off. The dishwasher is clunky and a full rack just keeps falling forward when you try to close it. I didn’t notice a toaster.As someone who values organization and minimalism the kitchen was very overwhelming for me. The swings in the yard looked run down and dirty. The outdoor shower didn’t work. The gas fireplace had no propane tank and the furniture around it was dirty and not inviting to sit down. I was looking forward to playing corn hole but the boards were cheap boards that were rotted. All of these things were highlighted in the listing. I could not find a good broom or dustpan and broom. Addressing these things would go a long way. Overall the house worked for us. Great location. Plenty of room. If you are someone who prefers a more organized house and updated back yard this may not be the right fit.

Great family getaway

We were thrilled with our stay at Cape Coddage. The property was exactly as advertised. Very clean and comfortable. Even though there are neighbors, the yard was very private and the neighborhood was quiet. The hosts were clear and reasonable with their expectations and very responsive. We have only good things to say!

We have rented on Cape Cod every other year, at the close of summer so our extended family from Westchester County, NY can join us for Summer's Last Hurrah before the kiddos return to school. The off years we were taking our grandson to PR, Cancun, etc for a Caribbean experience.
Since our last Cape vacation in 2018, I put a Cape home purchase on our "to do" or goal list for 2019. We began traveling from outside of Boston to the Cape beginning Memorial Weekend 2019, searching for our perfect slice of Cape Cod.

Why they chose this property

After an offer on a Sandwich house fell through (luckily for us because taxes were sky high), we decided Yarmouth was more suitable because of the close proximity to fabulous beaches and loads of entertainment options for a perfect family vacation!
This was the last home we viewed Labor Day weekend. It took us the entire summer of 2019 to find our perfect 'Cape Coddage'! We knew when we walked through the front door, this was home!

What makes this property unique

We took the basement from concrete slab to an awesome fun zone, complete with pool/ping pong table, arcade games and zero gravity, full body massage chair. There is even an area for the kiddos in the fun zone!
