Rusted Oaks provides all the modern comforts and luxurious amenities for travelers. Inside you'll find several well-appointed living, sitting and dining areas complete with high-end furnishings. Stunning grand entrance, with a chandelier adorning the ceiling between the grand staircases. The charming kitchen comes fully equipped to handle all of your cooking needs. Dining, formal dining and bar areas, gives ample seating room for all. Enjoy afternoon sandwiches and sweet tea on the patio outside listening to the waterfall. After-dinner cocktails are a great way to end the evening around the fireplace or fire pit.
Both kids and adults are sure to stay fully entertained during their stay. Outdoors: We have tons! You can beat the Texas heat with a dip in the private outdoor pool (not heated), slide down the slide or jump off the diving board and make a splash! Sit back and relax in our heated hot tub, while overseeing the kids in the pool! Have your baseball players run out to the baseball field while fans (family & Friends) cheer from the bleachers. Tennis match? The lighted tennis court makes it easy for a game at any hour. Basketball, enjoy a family game of around the world…Need something alittle smaller, life size checkers, connect four, corn hole, portable bowling, disk golf and horse shoes are sure to entertain everyone while enjoying the Texas sunset!
Stepping inside brings on a different type of entertainment for all: Lots of lounging room for families and friends to share a few stories and laughs or get cozy with a warm blanket and read a book. Families can break up into teams for a game of pool, foosball, ping pong, shuffle board, or air hockey. Feeling Lucky? Gather around the card table and enjoy a game of cards. Need a break? Step into the movie theater, heat up a bag of popcorn and enjoy your movie in our comfortable theater chairs.
While this home comfortably sleeps up to 20 throughout 6 lovely bedrooms, the maximum occupancy is flexible up to 30 with guests providing their own sleeping arrangements. Plenty of space is available throughout the bedrooms and living spaces to accommodate several queen air mattresses. There is an extra price per person, per night over the quoted amount.

Audio: The entire house is set up with SONOS, so you will be able to enjoy music throughout the home and outside during your stay—you will need to download the Sonos app.

House and Booking Rules
- We put lots of love and attention into making this space to share with you. We expect you to treat Rusted Oaks Estate with the same care and respect you would expect from visitors in your own home.
- Events and gathering of guest(outside of rental) must be disclosed and approved at booking. Events will be priced in addition to the nightly rate and details (number of guests, etc) will determine the event fee. Please send over all details, when making the inquiry. You agree to pay for any and all damages to the house, lawn and yard in exchange for the use of the property. Any damage or losses caused by anyone in your party to our furnishings, will be recouped in the deposit. This deposit also applies if excessive cleaning is required. We supply two cleaners , 8 hour days of cleaning. Please show our space love. - Please be very clear on the number of people in your reservation. This property is only set up for a maximum number of guests that you put in your rental agreement and no pets please. If you do not tell us and show up with more people in your party or pets, they will not be allowed, and/or you’ll loose your security deposit and could be billed more.
- Please note that catering, as well as food and essential grocery provisions, can be arranged for an added fee prior to your arrival (please contact Stephanie for additional information)
-We have lots of parking spaces for your stay, so please DO NOT park or drive on grass. You will be charged the damage for driving or parking on grass or crossing over cattle guards. Sorry no exceptions***The house is located on a working cattle ranch. Please do not cross over cattle guards. By accepting this reservation, you acknowledge that this house is a working cattle ranch. We are not responsible for accidents / injury.
- We have a gorgeous pool and hot tub. Guest are allowed to heat hot tub ONLY. The pool is NOT allowed to be heated. There will be a $650 charge for heating pool. Also, our pool equipment is maintained on a regular basis. If something happens or occurs text us immediately. Do not touch pool equipment for any reason. You will be charged for the damage and service charges for tampering with equipment.
- Patio Rules: No glass containers at the pool and guests must conduct themselves appropriately while using the pool area. There will be a large fee for having to get broken glass cleaned up and removed.
- Swim at Your Own Risk
- We reserve the right to inspect the property during your stay as needed. You will be subject to eviction if we see that property has been damaged, tampering of equipment without approval, entering areas of property you have been asked to stay off of.
- Any Pay Per View movie rental/rentals will be deducted from your Damage Deposit.
- There is wildlife in the area and the home is on a working cattle ranch. Renter/Guests must respect nature and livestock and take care to guard themselves and their guests as appropriate. Renter/Guests must acknowledge the presence of various tame and/or untamed and dangerous wildlife that could provide a certain element of danger. Rattlesnakes are also present in the area.
- This is a rental property for guest enjoyment. This is not a storage facility or place of business for renters. We do not allow for deliveries be made to the house without approval ahead of time. We do not allow for gate code to be given out to service people.
- No smoking, use of illegal substances, or drug paraphernalia in the home or on the property. Smoking is only permitted outside. Please dispose of cigarette butts in the smoking containers outside the property in multiple locations. There will be a $1500+ fee for evidence of smoking or illegal substances in home—
- This house has a septic system. PLEASE BE GENTLE. Do not flush any feminine products or non-degradable items down the toilet. In fact, please try and dispose of most paper in the trash can. It really helps keep our system clean!
- INDOOR FURNITURE CAN ONLY BE MOVED WITH APPROVAL AND ASSISTANCE FROM THE OWNER. (It is fine to move patio furniture about.)
- NO PETS We are so sorry, Due to other guests who have allergies, we do not allow pets inside the home.
- Check-in time is 4:00pm, and check-out time is 11:00am. Please be mindful of these times, as the cleaning staff is usually on a very tight schedule. Thanks! If we do not have other bookings we will work with you on earlier or later check outs. Just ask and we’ll let you know.
- We love our guest! We have provided shampoo, conditioner and body wash in large bottles for our guests in order to reduce waste and consumption. Please use and leave for the next guests. We have provided the number of towels based on the reuse at least once. Please hang towels after use.
- We love our property and hope you do to.
We cover all the basic cleaning: Laundry, linens, towels, dusting, wiping everything down, floores ect. If you spill something inside or outside it is your job to clean up. It will stain, become sticky, and cause for a deeper cleaning or replacement charge, costing you more money. If you use a dish, you are responsible for washing it out. If you
