Great property! Clean out the kitchen cabinets some so we can fit our groceries in them. The pantry needs cleaning out again so that our things fit in it!! Really bad beds in back bedroom.

Consider your requests done . I will be looking for new bed for the back bedroom as soon as I can . I will also have the cleaning crew clean out the pantry after each stay . I actually thought that guests would like a well stocked pantry ! Just what we needed!

This is a lovely home and it was exactly what we needed for our large family! Unfortunately the washer and dryer were not functioning when we were there and there was a slight plumbing issue; however the host Le addressed and resolved all concerns. 430 check in with a 30-45 minute walk through is a struggle when the group is anxious to settle in, but we survived and it was worth it!

I had to check-in / reserve the place twice, due to manager not knowing the process. The only access to the place is via the garage car door. Can't access front door because the code to gate doesn't work. Also had to pay full amount upfront. Past experience s pay partial at booking and rest later. The place was not clean. Whole place needs a cleaning and painting and remodeling. Bedsheets needed washing due to hairs on the bed. No checkout instructions. Told to wash the towels before leaving. There is more but.....

We rented this property for all of our children and grandchildren who came from all over the US to attend our wedding. The house was very accommodating and nice. My only complaint is the upstairs master bed/mattress, it was horribly uncomfortable we ended up not sleeping in it after two nights :( My suggestion is to buy a new mattress at least if not a new bed for that room. 2021 stay

I did not get to stay last year as I was sick. none of the towel racks or toilet paper holders are secure. Patio was very dirty you should have a hose we could have washed it of occasionally. It would be nice if there were some steps over the wall other than unstable blocks. Biggest issue for me is AC. It was pretty hot the week we were there. Yes it cools off but it still is very humid inside the house.

The property manager was a delightful human! The house was very dirty and needs some maintenance. It did have everything we needed to cook which was important as we had to feed 8 people. It was great that everyone had their own bathrooms too. Overall it was great except the cleanliness. There were no cleaning supplies for us to clean the floor, but even the walls had stains on them. Because it is right on the ocean the humidity makes the metal rust and all the metal in the house was rusty like the light switches and vent covers etc. It is not recommended to drink the water from the faucets so you need to get your own water, a good water filter would go a long way in this house. Also coming from the midwest we did not know that Imperial Beach is contaminated and swimming is prohibited. That information would have made an impact on our decision. Imperial beach is a great little town with plenty of food options. We enjoyed the sea breeze and the sound of the waves, just too bad we couldn't enjoy the water.

Great for family reunion!

This property was perfect for our 4 day weekend family reunion. We were 3 families of 9 people looking for a place by the beach to get together, catch up, and relax and that was also large enough that we didn't feel like we were on top of each other. This property fit the bill perfectly. The house was clean, spacious, and had all the amenities we needed for our stay. The house layout was great, with the downstairs and front patio perfect spots to get together and look out over the beach. The rooftop patio was a great place to relax and watch sunsets over the ocean. The bedrooms were quiet and comfortable. The location in Imperial Beach was convenient. Several restaurants and bars were within easy walking distance, with grocery and drug stores a 5 minute drive away. Parking was not an issue with plenty of room in the garage for 2 mid size SUVs. Even though it was a July weekend at the beach, the area did not feel overcrowded and was not overrun with tourist shops and beachgoers you would normally expect in the summer. The owner Le, was very easy to work with. She responded promptly to all my questions prior to and after booking. During our stay, she checked in with me daily to ensure things were going well and to address any problems. When it was time to checkout, she stopped by personally to ask us about our stay and was genuinely interested in our feedback on what she could do to improve our experience while there. I would definitely stay there again!

16 people 4 extended families and a sister in law! What could go wrong!?!? Nothing here!!! Great location in IB. Right on the beach, 6 to 7 excellent restaurants in walking distance. Small corner store for misc items you may need. Grocery a short 5 minute drive. Perfect weather, nice beach, everyone had a great time. This is our 3rd year in a row and plan to be back next year! Thank you Le!

Awesome escape to the beach!

This was an amazing vacation. Le’s house is the perfect place for a large family vacation. Plenty of beds and accommodations for the guests. We had 7 total in our stay and we were very comfortable the entire time. Le was fantastic in communication and was always available to answer questions. I would stay here again for sure!

Can’t get any closer to the water

It was a lovely 5 days at the beach!! Ms Chen met us at the door and was readily available through out our stay. She contacted us more than once to see if we needed anything or had any questions. There was a well supplied kitchen and linens. Our group size fluctuated between 11 and 14 and the communal areas were more than sufficient to accommodate that number. One thing, which I have already mentioned to the owner, is that the advertisement does not mention that there are no bedrooms on the bottom floor and in our case that impacted one of our group because they are 79 and could not physically climb the stairs and we had to improvise. The rooftop patio was particularly beautiful at sunset! The whole property was very clean. Another note would be that the futons are the mattress only (no frame) and could be a challenge for some adults. However, our group included (4) between 8 and 17 so it was fine. We will definitely go again!!

Very Flexible

The stay was amazing! We had a great time and the management was in constant contact when needed. The futons that were mobile made for easy creation of a bed downstairs and our grandfather who cannot climb stairs was able to join us for our stay! Would recommend this place to anyone!

House needs a lot of maintenance

The location was great and we had fun but the house needs a lot of maintenance, the patio looks abandoned, all the mattresses are bad, no one had a good night sleep, all bedroom and bathroom doors don’t locked, the master bathroom shower was dirty and the hot water comes and goes. The house provides tons of kitchenware, we understand is a lot off stuff to go through but most of the stuff don't work or were dirty. We used one of the blenders and when we washed it was full of maggots.

I am sorry that you were not happy with our Beach house . We put forth a lot of effort and expense to update the house just a few months ago , new fans, new paint , new appliance , new t.v.s. We also acquired the newest technological advance in hot water heating , a tankless hot water system that supplies hot water that will never turn cold or run out like a regular hot water tank . Everyone who has used it loves it . I am sorry it gave you trouble . I will have the plumber check on it to make sure it is functioning properly. . I am sorry that the mattresses that we have chosen for our family are not to your liking. The ample kitchenware are for the wedding parties . The different cook wares and small appliances in the storage area are for my hobbies in cooking and for any guest who share the same interest. . They are not for daily use. I apologize for the dirty blender that must have made its way back to the storage area a very long time ago without being cleaned by the person who used it . I will have to consider locking up the storage room to avoid future mishaps. I will make sure the house keeping crew double check everything to make sure everything is clean and up to our standards. I am glad you like the location and had fun during your stay at the beach house . Thank you for your input.

Beautiful in need of some minor updating property

Really awesome location!! We watched the fireworks off the pier from the top deck and could not have been more enjoyable! First time are Imperial Beach and a definite will return. Beach is very clean as is are the streets, stores. Plenty of very good reasonably priced food. We tried every taco on the menu at Mike Hess Brewing and everyone was delicious!! The property could use some newer art work/decor that would just make the house feel more homey. Some full length mirrors are needed in the bach bedroom
