♡ "Loved the old house layout and creaky charm" — Ann, Nov '25
» 1min ➔ Main St » 25min ➔ Ski Cooper » 12min ➔ Turquoise Lake
The Space:
Josephine is a restored Victorian in the heart of downtown Leadville — vintage character with the updates that matter, and enough rooms that a group of eight never piles into one space.
➔ Bedrooms — Four queen bedrooms across two floors, sleeping eight.
➔ Bathrooms — Two full baths (one with a tub, one with a shower).
➔ Kitchen — Updated eat-in kitchen with full-size appliances and a cook's pantry, opening to a formal dining room — guests call the kitchen their favorite room.
➔ Living Spaces — A main living room, a TV den, an upstairs living room, and a wood-paneled library.
➔ Outside — Outdoor hot tub, gas grill, and backyard.
1. One block to Main Street — restaurants, shops, and trailheads on foot
2. Real space for a group — 4 bedrooms plus four separate living/reading rooms
3. Outdoor hot tub + an updated kitchen guests rave about
2 CONS:
1. A historic Victorian — it creaks, and the decorative fireplace is not operable
2. Parking is on-street and tight; plan for one to two cars
Guest Access:
You have the entire private home — all four bedrooms, every living space, the kitchen, the library, the backyard, and the hot tub. Free on-street parking out front fits roughly one to two cars.
Before arrival you'll receive an email link to our digital guidebook — it's the only place check-in details live, so please open it before you travel.
The Neighborhood:
Josephine sits a block off Harrison Avenue in Leadville's National Historic Landmark District — restaurants, coffee, museums, galleries, and shops are a short walk, and so are the Mineral Belt Trail access points.
From the door:
- Ski Cooper (15 min) and Copper Mountain (25 min) for lift days; Vail, Breckenridge, Keystone, and Beaver Creek are 30–50 min
- Turquoise Lake (12 min) for paddling, fishing, and shoreline sunsets
- Mt. Elbert and Mt. Massive trailheads (about 26 min) — Colorado's two highest peaks
- Fall-color bike rides, fly fishing, snowshoeing, and the Leadville train — something every season
Getting Around:
Leadville is walkable and this home is in the heart of downtown — Main Street is a block away, so park the car and walk to dinner. Parking is free but on-street and can be tight on a historic block; plan for one to two cars. In winter the free Lake County shuttle connects to Copper Mountain.
Other Things to Note:
License on file with the City of Leadville.
Not pet friendly.
No A/C. Elevation is 10,152 ft — hydrate on day one; altitude sickness is real and not refundable.
The fireplace shown in photos adds character but is no longer operable and cannot be used.
This is a restored Victorian — it creaks, floors aren't perfectly level, and that's part of a 19th-century home.
Parking is free but on-street and can be tight; in winter, keeping a space clear can take some shoveling. Plan accordingly.
A required mid-stay cleaning applies on stays longer than 15 days (details in the guidebook).
Interaction with Guests:
We're locals and a text away — typical response under an hour, and guests regularly note how responsive we are. Check-in is self-service; we'll confirm you're settled, then leave you to your trip.

I usually ignore online reviews but this place was truly awesome. It is an older home, but they all are in Leadville. One minute walk to Main Street. Way roomier than it appears. Everything was perfect. I will definitely be back!

Highly recommend this property!
This is a great house for skiing and enjoying Leadville. Property was stellar and the property manager was also super. My only feedback on the property management is that the provided way to request early check-in, did not work. We never knew if it was approved or denied.

Thank you for your glowing recommendation! We're thrilled to hear that you had a great experience at our property and that our property manager was exceptional. We apologize for the inconvenience regarding the early check-in request process and will work on improving communication in that regard. We hope to have the pleasure of hosting you again for your next ski and Leadville adventure!
This quaint Victorian home had all the room and amenities for our family of 8 including a well stocked (pots, pans, spices, oil, coffee and tea) kitchen for cooking and baking. The dining room table was large enough to accommodate our entire gang. A large foyer with closet was perfect for storing our snowboards and jackets. On top of that, the response to our queries was answered immediately by managing property. The shining star though was the spacious hot tub in the backyard.
