This House was Amazing! There was 5 of us and a dog and we had more than enough room! They had Everything there just bring your clothes practically! The place was very clean and the fire pit and backyard was great! The Lake was awesome with the 2 Kayaks provided was real nice! Jason the Host was Amazing and we can't wait to come back!

The house is well stocked and the layout was wonderful for a large family gathering with children and a dog. Having stayed at other locations where you have to bring even paper towels, having a full kitchen with spices, coffee, foil, plastic wrap, dishes, dishwasher detergent and cleaning products was so convenient! Jason was super good at communicating. Thank you!

Property was just what we needed for our few day stay for a family wedding. Cozy with all the comforts of home. Most of the wedding party were renting properties in the nearby houses as well, so the location was perfect to spend quality time around wedding festivities. We will definitely be back!

Because it's the perfect size for our party of 6, this was our 2nd year staying at Jason's house. We love this place with it's central a/c, well stocked kitchen and spacious table for 10 which we put to good use when our relatives in the area came to visit. Baxter Lake is a great place for kayaking so we were pleased to be able to use Jason's kayaks. This year we also took advantage of the outdoor seating and the fire pit. There were plenty of games to entertain our younger guests and we all enjoyed being able to watch some Netflix movies together. If you're looking for a cozy place on a lake, this is the place for you.

There were 6 of us — cousins and siblings — attending my niece’s wedding festivities in Lebanon, ME and Rochester NH.Great kitchen and dining table, lots of room for gathering, quiet location, comfy beds. Overall a nice house to share with family and friends. The only caution is for the driveway behind the house. It’s gravel and a little steep. Cars with low fronts beware.We walked to two small lakefronts and would have loved using the kayaks if we had time.

We had a wonderful family weekend with our adult children and dogs. The large dining table was perfect for our family meals and game times. We also enjoyed the firepit and adirondack chairs. The host was responsive and the house was well stocked with more than the basic necessities. Thank you!

Great stay!

We had a great time at the cabin. The area was beautiful and just what we needed to get away and unplug. Everything we needed was there. The beds were comfortable and the layout of the house is great for families. We loved sitting outside by the fire.

Nice Christmas getaway

Our family stayed at this home near Baxter Lake over the Christmas week and had a very nice time. Very close to Rochester for shopping etc. All the necessities were provided and we had a great time relaxing and enjoying the well frozen lake. Great ice fishing!

Why they chose this property

We purchased Cape Guinevere at Baxter Lake in 2016 from a lovely family who built the home in the 90’s and intended to retire here. We live in Newburyport, but have been vacationing in New Hampshire at Baxter Lake for many years. In fact, our family members retired right down the street from Cape Guinevere! Baxter Lake is close enough from Boston for a quick hour-and-forty-minute drive up after work, but it's a world away from the city. No light pollution, clean air, quiet and tranquil, Cape Guinevere at Baxter Lake is the perfect escape for a long weekend, or a full week's vacation in the summer.

What makes this property unique

You can tell from the home’s craftsmanship, attention-to-detail, and structural integrity that the original owners truly expected to live here year round, and for many years. It's a destination unto itself, but also close enough to grocery stores, hardware stores, craft stores, and restaurants (15 minutes away), skiing (45 minutes away), and day trips under an hour (Ogunquit, Dover, Portsmouth, Laconia, Lake Winnipesaukee, Maine, Outlet Shopping).

We escape the city for our home in the woods as often as possible, but we also love sharing our home with responsible families and groups of friends who will treat our home respectfully.
