The Space:
Be greeted by the convenience of a 3-car garage. Make your way inside, where you will find a private little studio space connected to the garage on the ground level. The studio space features a queen bedroom, a living-dining space, a kitchenette, and an ensuite.
Make your way upstairs to the second floor. Here you will find the homes main living spaces, bathroom, and bedrooms. The home is older in style; however, has a warm and inviting atmosphere that makes you feel right at home. Enjoy all-year-round comfort with a central cooling/heating system spread throughout the home.
To your right you will find a comfortable lounge area, where you can enjoy your favourite TV shows, dive into a good book, or simply just sit and enjoy the views.
The kitchen-dining area flows off this space. The kitchen is filled with modern appliances, essentials, and cookware. Tucked behind the kitchen is the laundry which houses a washing machine and dryer for your disposal.
The dining space provides the perfect place to enjoy your home-cooked meals while catching up with loved ones. Outdoor living is only a step away, with a spacious outdoor deck connected on to the room. This place is an entertainer’s delight, with spectacular city views, outdoor seating, and a BBQ to enjoy.
Make your way up the hallway where you will find the main bathroom and three bedrooms. The bathroom features a walk-in shower and spa bath where you can sit and soak your worries away. A separate toilet is located right next door. The three upstairs bedrooms feature two comfortable queen beds and one single.
There is a back deck area which features an outdoor dining suite and bar-style seating providing the perfect space for those morning brews. There is a large backyard featured here for the kids to enjoy.

The stunning suburb of West Launceston is extremely special and unique, combining residential elements with the best of Tasmania’s beautiful wilderness. Burrowed in the rolling hills are the original, federation style homes, many of which have been sympathetically renovated, carefully integrating modern touches, whilst maintaining their original designs and charm. The suburb's lovely location overlooks the Launceston Valley, boasting spectacular city views from all angles. Whether you are enjoying the warm, morning sun, or the beautiful starry skies and city lights, West Launceston provides the perfect space for you to relax and experience the best that Launceston has to offer.
There is an IGA supermarket found within West Launceston to cater to all your grocery needs, along with the delicious Cuccina Cafe, providing beautiful breakfast and lunch options to you throughout your stay.
The Cataract Gorge is found right at your doorstep. Here you will find a spectacular natural formation where you can enjoy long and short walks, fresh water swimming basins, the world's longest single-span chairlift, a play area, BBQ’s and vibrant peacocks! An additional, unique way to experience this attraction is via the Tamar Cruise vessel, which cruises through the waters that carve between the rocky formations. The Gorge Restaurant serves lunch and dinner in an intimate dining setting. Choose to dine inside next to the fireplace, or sit amongst the fresh Tasmanian wilderness and wildlife in the alfresco dining area.
Whilst visiting, we would recommend visiting the Duck Reach Power Station, Australia’s first publicly-owned hydro-electric power station.
West Launceston is walking distance to Launceston’s city centre, although it is quite the hill. Within the city, you will have access to many tasty cafés and restaurants, an array of shops and boutiques and a vast range of cocktail bars and pubs. There are many local parks dotted throughout the city including Princes Square, full of historical fountains, and the City Park which is known for its beautiful oak tree gardens, playground for the children, a plant-filled conservatory and cheeky snow monkeys.
Getting Around:
To get the most out of your stay, to be able to explore all that Launceston and its surrounds have to offer, a car is recommended. Additionally, there are many alternative options listed below:
METRO BUS SERVICE: Metro bus service provides transportation throughout Launceston and its surrounding suburbs each day. To access timetables, routes, and prices, please visit the Metro Tasmania Website.
FREE TIGER BUS: The bus travels around the city. There are bus stops located nearby outside Princes Square Park and the Launceston General Hospital. ELECTRIC SCOOTERS: You will find purple electric scooters scattered around Launceston. To access these, please download the App ‘Beam’. Please wear the helmet provided and be safe!

Please note for longer stays, an additional fortnightly mid stay cleaning charge will apply to your stay.
Please be aware that the property spans over two-levels. The fourth bedroom is located downstairs next to the garage. The remainder of the rooms are located upstairs.
The property is family friendly; however, please note that there are no baby gates for the stairs.
We have a gardener who will attend this property from time to time. It is unlikely he will attend during your stay, however if he needs to attend the property during your stay, we will notify you.
