The Space:

This WaterColor cottage is oozing with coastal elegance. 35 lyonia features great porches, rustic furnishings, and cheerful colors. It is located in the Cottage District of WaterColor. This great location is within walking distance to the pool and tennis courts. At 35 lyonia you are minutes away from The Beach Club, The Gathering Spot for sushi, the Inn and Spa, or the finest dining on 30A at Fish Out of Water.



The front porch features a large picnic table and great outdoor. You enter the home directly into the large open kitchen, dining room and living room that is filled with light. These spaces work together as well as containing the important functions of each. Beautiful pine floors ground the home and bring together the beach textures and colors of the furnishings and art. Big and ample comfy furniture offer a place for everyone.



The dining area has seating for 8 and is the perfect size for recapping the days fun. The kitchen has lovely granite, tons of cabinets, stainless steel appliances.



The first floor bedroom features a king sized bed, bathroom with shower/tub combo and private vanity. This bathroom is shared with the living room and kitchen but does have a separate vanity for guests.



The master suite is off the kitchen with a king size bed and en suite bath. You have access to the back porch from this room. The bathroom is incredible, the bathtub is included in the enclosed shower...emanating the feel of a steam room!



There is also a laundry room on this floor right off the kitchen.



The second floor bedroom hosts 2 twin beds, - bunk bed and one trundle and will sleep 5 people total and has a private en suite bath.

The home was in a great location, and the rooms were spacious and comfortable. The kitchen was well equipped with everything we needed during our stay.Unfortunately, the home could use a good deep cleaning. The kitchen cabinets and backsplash were noticeably dirty, and the house could also use a fresh coat of paint, as the walls and surfaces were pretty roughed up. The bikes were older, but they worked and got the job done.Overall, we enjoyed the location and the space, but a little extra attention to cleanliness and upkeep would make a big difference.

Definitely could have been cleaner (especially upstairs) but overall the house was nice. Had some issues with check in and getting our access code. We also didn’t have wristbands until the next day. So a little annoying to have to keep asking about those. You need them for all neighborhood activities and beach access.

The biggest disappointment was the communication. It was not made sufficiently clear that the house did not include any beach gear and that beach chairs had to be rented separately through WaterColor. By the time this was communicated clearly, it was too late to reserve them for most of our stay. The only availability left was for a single day, and at around 100 per chair, per day, it was also a significant unexpected expense.I reached out to the host to better understand how this information had been communicated in case I had overlooked it. Unfortunately, the responses felt automated or heavily scripted and did not address my questions, which made the experience even more frustrating.My advice for future guests is to budget for the additional cost of beach chair rentals, reserve them as early as possible, and set expectations that the communication and customer service may not be particularly personal or accommodating.

Great spot, house is showing it's wear

Such a great spot to vacation with young kids, loved staying in Watercolor. This house is totally functional, but definitely showing it's wear, and it was not particularly clean when we arrived.

Watercolor at Thanksgiving; enough said

Wonderful small family reunion week. We've stayed on this quiet cove many times over the years and love the access to Seaside and all the Watercolor amenities. The house suited our six adults perfectly and had room for more.

Inappropriate value

The rate needs to reflect the condition of the property. This property needs a small investment to get up to the standards of similarly priced homes in the area. This, along with a complete and thorough cleaning, the value will be in balance with other comps. The grill needs to be replaced. Excessive bacteria.

This unit has not been receiving the attention it needs for the rental price. It’s dirty; baseboards are dusty, doors and doorframes are discolored by fingerprints and grime. The floors in the bathrooms had been cleaned but not well behind the toilets and around the baseboards. There was a water bowl and tennis balls left on the screened porch indicating housekeeping hadn’t clean it at all after the prior renter with a dog checked out. In addition, it needs maintenance; a fresh coat of paint throughout including walls, doors, frames, and cabinet doors and drawers which are badly scuffed and worn in the kitchen and bathrooms. Two of the three commodes were not flushing properly. Great location with easy access to tennis, pickleball, pools and Seaside.

With this property you are paying for the upscale Watercolor and location, not the home itself. We give the community (pools/lakes/vibes/proximity to Seaside and shore) an A. But the home:- overall dirty / stained- worn floors, walls, countertops- overall dark / low sunlight location. Don’t think beach house but instead a more deep woods, cabin feel.- tech/TVs outdated- upstairs extremely warm at night- back porch dusty and loud backed up to tennis courts. Lots of loud instructing in the AM.- bikes not well maintained (poor alignment, rusted parts, missing reflectors)- low quality kitchen pans/appliancesThe place doesn’t need a thorough cleaning. It needs a detailing with a paint touchup and furniture/appliance upgrades. Of all properties we’ve stayed on 30a over the years, this is clearly the least cared for as a revolving door bare bones rental prop.In addition, we are convinced management co. 30aVacay does not have humans working for them. Or at least not client facing. I clearly was interacting with an AI bot on all matters the entire stay.We are very active and don’t spend a lot of time in the house. So the property gave us what we needed, minus the uncomfortably warm nights for the kids upstairs. But for anyone expecting the house to be a primary factor for your experience, this is not your place.

Good Stay

The property is right next to the tennis courts. That worked for us but if you don’t like hearing pickleball all hours of the day you might not be happy. We love the sport and had no issue. You can literally walk right out the back porch to the courts. The property is cozy and older. We had a few things that didn’t work and the management company was awesome. Came right out and fixed it. There are two big king bedrooms on the first floor with separate baths and a kids room upstairs which was nice. The kids room sleeps 5 and has its own bathroom. The only concerns we had is the blinds in the bedrooms do not block much light. Coupled with the tennis court noise you will be up early. Not an issue for us but something to consider. Other issue is only three bikes. Wish they had at least 5 because it’s so convenient to bike every where. Comes with 8 wristbands which is great and is close to everything.

The property was nestled in a cul-de-sac. That was perfect for us since we had kids. The house was in the middle of the beach area and the community pool. Everything was in walking distance. Beautiful property! Well maintained and very elegant. My son and I had ample room to throw football in the backyard and watch people play tennis. I only had one issue with the property and that was the floors being dirty. Not a huge problem, just a nack. I ended up wearing my flip-flops all the time because my kids feet were literally black from the floors. But like I said, everything else was perfect and I would definitely stay again.

Needs some Care

We love this location but the house needs a deep cleaning and some care and attention. Maids should check behind the doors for major dust. We had 3 gum wrappers in one bedroom. Upstairs shower sprayed to the Ceiling and should be tightened or will cause more damage. We definitely left the kitchen sink in better condition than when we arrived.

Cute house! Loved Watercolor!

The property was fine but we did have an issue with the refrigerator. The motor was so loud and it sounded like it was going to go out at any time. We reported it however it was not repaired nor did a maintenance crew ever come look at it. I feel that was something that could have been handled to make our stay perfect.

Great location

Close to everything. Seaside town center is a 5 minute walk out your back door. Camp Watercolor 5 minute walk out the front door. Very well appointed and nicely decorated.

Great location in a wonderful community

Property was as advertised, if not better in person. The location was ideal for splitting time between the ocean, Seaside shops and eating, and Watercolor or pools. It was a very relaxing trip and we'd stay here again.

Fall Break

The kitchen could have been cleaner. I wiped down the counters and refrigerator shelves. I washed the silverware and its plastic holder, which had crumbs in it. The rest of the house was good.

Great house, decor, location, service and value. My only recommendation is to replace the coffee pot with a Keurig. I will request this house again!
