The Space:
Designed by Fearon Hay Architects, Atatū Clifftop brings together glass, light, and sea views in a layout built for relaxation and connection. The main living, dining, and kitchen areas form one open, social space framed by floor-to-ceiling glass, keeping the water visible from almost every angle. An open fire adds warmth on cooler days and creates a comfortable indoor gathering point.
The kitchen is equipped with quality appliances, generous bench space, and everything needed for easy meals and entertaining. With large sliding doors opening straight to the deck, cooking naturally flows into dining outdoors.
The deck is an extension of the living space. The infinity pool sits at the edge of the view, with loungers positioned for long, slow afternoons. An outdoor fireplace offers a sheltered place to sit in the evenings, with the last of the light across the bay.
Three bedrooms sleep up to six adults. The master suite opens directly to sea views and includes its own private ensuite. The second bedroom has a king bed and looks out to native bush with soft afternoon sun. The third bedroom has twin beds and works well for friends or a quiet, separate space. Two full bathrooms and a powder room complete the layout, all designed with clean lines and understated finishes.

Atatū Clifftop sits above Hekerua Bay in a quiet, elevated pocket surrounded by native bush and sea views. The setting feels private and removed, yet Oneroa Village is only a short drive away, making it easy to access cafés, shops, and dining while returning to a calm base at the end of the day.
Oneroa Beach is just minutes away and works well for swimming, paddleboarding, or an easy walk along the sand in the early morning or evening. The bay is sheltered and popular year round, offering a relaxed alternative to busier beaches further east.
For breakfast and coffee, Wai Kitchen is known for daytime plates and views over Oneroa Bay, while Akito Café offers a modern, plant focused menu and consistently good coffee. Lunch options in and around the village include The Ocean View Kitchen and Bar for casual daytime meals and drinks, and Solar Eating House, which offers an all day menu in a relaxed garden setting.
Dinner options are varied and close by. Fenice is a long standing favourite for Italian classics in the heart of Oneroa, while The Courtyard offers a cosy garden bar and dinner setting tucked just off the main strip.
Several of Waiheke’s best known vineyards are a short drive away. Mudbrick Vineyard offers bistro dining, tastings, and views across the Hauraki Gulf, while Cable Bay Vineyards is known for shared plates, modern dining, and sunset outlooks. The Heke is also nearby, combining wood fired mains, craft beer brewed onsite, and a lively outdoor garden bar.
Getting Around:
The nearest bus stop is about a six-minute walk from the property, with routes linking directly to Oneroa, Onetangi, Palm Beach, and the Matiatia Ferry Terminal. Buses also stop outside major wineries, including Cable Bay, Mudbrick, and those in the Onetangi Valley.
If you’re driving, on-site parking for two cars is provided. E-bikes, scooters, taxis, and hire cars are also available across the island.
Other Things to Note:
The home sits on a steep site with an unfenced cliff edge and is not suitable for children.
Waiheke relies entirely on rainwater tanks, and water is a limited natural resource on the island. To support sustainable living and protect local supply, especially during the drier summer months we ask guests to be mindful of their water use throughout their stay.
Bookings are accepted on request only.
