This spacious 3BD+ home is set atop a hill overlooking Drummer Cove. Enjoy ever-changing water views from the house, deck and yard.

Enter an open and bright main living area with living room, dining area and kitchen. The main living area has a vaulted ceiling, sliders to the deck and plenty of windows. The living room is a nice spot for relaxation and conversation with comfortable seating, a slider to the front deck and Drummer Cove views. The dining area has a large dining table and a slider to the back deck. The nicely equipped kitchen has a dining table, counter seating and a gas range. Just off the kitchen is a hall with a half bath and a separate laundry room with washer and dryer.

There is one bedroom on the first floor with a queen bed and ensuite bathroom with shower.

Stairs lead to the open den on the second floor with views of Drummer Cove. This open space has comfortable seating and a flat screen TV with cable at one end and a desk at the other, if you have to do some work during your stay. There are two bedrooms on this floor. One has a queen bed and the other has two twins. There is also a full bathroom with tub/shower.

The newly tiled open lower level has a queen bed for additional sleeping space on one side and a spacious family room on the other side with game table, comfortable seating, flat screen TV with cable and ping pong table.

Air conditioning: Five window air conditioner units, one in each bedroom on the second floor, one in the bedroom on the first floor, one in the living room on the first floor and one in the second floor open den.

Enjoy the wonderful yard with wrap around deck with outdoor furniture, a bocce court and a firepit--perfect for roasting marshmallows and telling ghost stories in the evening. There is also an enclosed outdoor shower at the back of the house. Tenants may use the garage to store kayaks and bikes, etc., no cars.

This property is less than a mile to Paine Hollow Town Landing where you can launch your kayak. Short drive to all the best of Wellfleet including bay and ocean beaches and freshwater ponds, Wellfleet's Main Street and Harbor for dining, shopping and gallery hopping, the Cape Cod Rail Trail for biking and walking and Cape Cod National Seashore beaches, trails and sites.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
