A beautifully appointed home in Wells-Next-The-Sea, featuring three bedrooms, kitchen, lounge, private garden and off road parking.

Laylands Yard is set amid idyllic scenery with stunning views yet only a 4 minute walk from the bustle of Wells Quay. It's an ideal spot to enjoy both the town and beach!

This spacious 3 bedroom property has one double room with king size bed and two twin bedded rooms. The large living room has plenty of space for everyone to be together. This room opens onto a comfortable dining area with seating for up to 6 guests. The upstairs bathroom has a bath with shower over and downstairs there is a second bathroom with shower and WC. There is a private driveway, which can accommodate 3 cars.

Outside you will find an enclosed garden with dining table and a BBQ. This wonderful sun-trap is the perfect spot to enjoy some Al-fresco dining whilst taking in the unspoilt scenery and beautiful sunsets. The surrounding countryside also makes it a great spot for bird watching!

Stroll to Wells Quay in minutes or why not take a peaceful walk to the beach. The properties fantastic location means you can walk the entire way to the beach across beautiful open fields and stay off the roads.

The town is an unspoiled seaside destination waiting to be discovered. Wells is home to a range of fantastic pubs and restaurants. The golden sand on Wells beach stretches for mile upon mile when the tide is out and is considered one of the best beaches in Norfolk!

A walk along the beach to Holkham enjoying miles of perfect golden sand is a must. Younger children might enjoy the indoor play area ‘Play land’ and the newly opened Wells Maltings holds craft events, cinema films, live music and events suitable for all. Carnival week is also not to be missed, usually at the end of July, it includes a raft race, tug of war, duck race, sandcastle and sculpture competition, carnival parade and live music events throughout the week.

Great place to stay
Great place to stay in this beautiful part of Norfolk. The amazing beach is about a 30 minute walk through fields. Easy to drive out to other areas of Norfolk like Cromer and Hunstanton. Property is clean and comfortable and has everything you need. Some lovely places to eat in nearby Wells.

Lovely Wells next to the sea
We enjoyed staying here, property is in a great spot on the edge of the town but within easy walking distance of the beach and town. House was well equipped. Would recommend.

Ideal location
A lovely comfortable house, very clean and well equipped. The location on the edge of the town means that there is no need to drive through the town, which I'm sure in the summer must be a big bonus, but is still only a 4 minute walk into the town. The master bed was extremely comfortable, as was the lounge furniture. The kitchen was equipped with all you would need for a self catering holiday. The only thing we experienced was that we could not get onto the wifi. As we were only there for 4 days we did not attempt to call the property manager, otherwise I am sure it would have been resolved promptly. Seeing all the wildlife to the front of the property and surrounding area was lovely and there are some great views to be had from the upstairs windows. All in all a great place to stay.

If you walk along the beach to Holkham, you’ll come to the beach Gwyneth Paltrow walked across in the closing scenes of ‘Shakespeare in love’!

Younger children might enjoy the indoor play area ‘Play land’ and the newly opened Wells Maltings holds craft events, cinema films, live music and events suitable for all.

Carnival week is also not to be missed, usually at the end of July / beginning of August, it includes a raft race, tug of war, duck race, sandcastle and sculpture competition, carnival parade and live music events throughout the week. The carnival has been going for over 90 years and draws in large crowds of local families and tourists.

Close-by you have the wonderful Holkham Hall, and Holkham National Nature Reserve which are a stunning all year round! Whilst in driving distance you have the incredible Blakeney point, a beautiful nature reserve where you can see the seals and their pups!
