Lovely beachfront Apartment with private courtyard
The apartment is situated directly on the beautiful St Leonards seafront within the basement of a historic Grade II listed house. The house was built by James Burton, the original architect of St Leonards-on-Sea in the year 1830. The holiday let is accessed through its own front door, down a flight of steps from the street; the flat is completely self-contained and has been newly refurbished throughout.
The front door opens into the lounge, with a wood burning stove available for guests to use during the colder months.
There is a smart TV and a bluetooth speaker.
The bedroom is a romantic and calm retreat and very quiet. The bed is king sized and made from orthopaedic memory foam, the bedding is pure cotton. Blackout lined curtains aid restful sleep and underfloor heating keeps the room cosy in colder months.
A selection of teas and fresh coffee and milk can be found in the small but fully equipped kitchen.
Step outside the kitchen back door and into the private courtyard, perfect for an al-fresco breakfast or an evening in. We can supply a barbeque to use in the courtyard on request.
Dogs are very welcome at the apartment, but please do not allow your dog to pee or poo in the courtyard They are allowed to go leash-free on the beach at this end of the seafront, and along the coastal path all the way to Bexhill. This walk is particularly rewarding at low tide. If you plan to bring pets please send us a message when you book with the doggy details of your stay.
Smoking is allowed outside in the courtyard, please let us know if you would like to smoke in the courtyard and we will leave an ashtray out for you.

Really enjoyed our stay , place was excellent, bed super comfy , nice little added touches with the gorgeous breakfast granola and dog treats , the log burner was great , thanks so much for supplying the logs , we enjoyed cosy evenings in front of it , the place has a lot of character, nicely done , fully recommend .
Great location on sea front. Plenty of free parking on sea road just 100yds away. Basement apartment with steep but easy steps down at front door. Very clean apartment, with all that we needed. Great comms with owner. Dog friendly pubs and restaurants nearby..can highly recommend Bella Vista
My partner and I had a lovely time visiting St. Leonard's in this condo. Checking in and out was a breeze. The condo had literally everything we needed and we couldn't have asked for a better stay. The owners have thought of everything and you are sure to have a great time. The marina fountain pub down the road was an easy walk with great food, fizzy beer, chill music, and dog friendly. We can't wait to visit again. Thank you so much for hosting us and our pup.
Great Apartment, 200 years old (wow) really clean and cosy. Was able to take my dog which was great. Opposite beach, great dog walking area. Owners were so helpful, left milk, cookies and turned on heating for us as it was so wet when we arrived. Used log burner, some logs supplied. Walked along the road for breakfast at Bounjour cafe which also welcomed dogs. On a practical note, not suitable for anyone with mobility issues as very steep stairs outside to front door and same inside. I would definitely recommend this property.
What a quaint little place this was! We loved our time in Thorpe Bay and this little apartment was just perfect. One note is that I believe there had been an animal sitting on the sofa because I had a horrible allergic reaction the night we were there after laying on it. I am more sensitive than most and soft surfaces do retain traces of animal hair/dander longer. A few hours later after I recovered I just stuck to sitting in the comfy green leather chair and I was fine. Lovely place full of history and the wood-burning stove was so welcoming after a chilly evening walk. Thanks for a great day!

Alles okay, sauber, Betten sind in Ordnung. Das Haus ist von außen sehr gepflegt. Das Umfeld ist nicht ganz so schön wie erwartet. Das Preis-Leistungs- Verhältnis ist jedoch relativ hoch.
We had a lovely long weekend. Very comfortable stay - perfect for a dog family. Wonderful to be so close to the beach and easy access to dog friendly cafes and pubs. Loved the bedroom underfloor heating and the wood burning stove. Would suggest you upgrade the key safe - very stiff.
This property was perfectly situated right on the doorstep of the beach. We absolutely loved our stay. It was a cosy little place with everything we needed and it was super clean! Host was very kind to set up the fire for us. Loved our weekend away! Thank you
We had a lovely stay with our dog Mabel. The flat is beautifully renovated and spotlessly clean. We loved the wood burner and under floor heating in the bedroom when it turned chilly during our stay. The thoughtful touches like leaving a towel for Mabel and milk in the fridge were really nice. Really excellent location and easy access to everything - we were even able to get a park directly outside. Also excellent communication from the hosts. Thoroughly recommended and we would stay again.

Lovely and quaint however did find the louge very cold and noisy with the wind saturday luckily there was a wood burner also tv didn't pick up a good signal when windy, but don't let this deter you from staying here, we just choose the windest weekend 🙁
Gorgeous little flat! Lovely and cozy and spotless! Even the windows had been left open for our arrival as it was so hot. There was a bottle of water and pint of milk in the fridge. Also, use of fresh fluffy towels, hand wash, lovely shower gel, homemade granola and lots of other bits. So thoughtful. Would be just as lovely snuggled in front of the fire in the winter. 5 stars from us :-)

Disliked: Cleanliness, location, listing accuracy
Felt unsafe, 3 broken windows, limescale flaking off walls, owner has door into apt
Entry via a 20ft drop cellar like twisty staircase, patio1 is actually the doorway from the street with grime, dirt, rubbish falling each day, there are 3 broken window panels 2 back door 1 bathroom, bathroom has owners window looking directly in yet you have no blinds, the owners door comes into your flat, patio2 has waste pouring from 3 storey uncovered and smells vile, every day you need sweep lots of limescale flaking into bedroom,there is no cupboard but a curtain your clothes so covered in limescale, and Owner's daily pack telling you to sweep the limescale on floor every day. I couldnt unpack and left early. The owners are lovely but this is not ready for b&b, personally as a former housing officer i would condem any public lets until the owners bring this property to basic safe standards.
The flaking walls all day is dangerous to children and pets who put paws/hands into their mouths. And sorry, but I think the house smells of damp limescale found underground. Sorry owners you are nice people but this is not lettable property. I have photos of it all.

Thanks for your feedback, we always like to hear how we can do better.
As the listing states, the apartment is in the basement of a 200 year old house, and is accessed down a flight of steps from the street.
I know your lovely Newfoundland dog, who wears a tag that says ‘nervous’ had trouble negotiating the bend in the stairs.
On three occasions we carried him upstairs so that you could walk him.
I think we were all very relieved when he finally found the courage to go up by himself!
While I was carrying your dog up the stairs, I noticed that you’d also brought your cat, without asking.
After your stay we found cat claw marks on the bed head which we weren’t even going to mention.
‘Patio 1’ is not on the listing, as it is indeed the entrance to the front door of the holiday let.
We sweep and clean the area thoroughly before each guest arrives.
Because we are directly on the sea front, litter does occasionally drift down.
I am glad the grime and litter did not deter you from eating your lunch there most days and sunbathing during the long hot afternoons.
The ‘broken’ window panels have tiny cracks around the edges where we used a heat gun to strip the paint during the extensive renovations we have undertaken.
We decided that a replacement would lack the pleasingly uneven character of the old glass.
The window you say looks directly into the bathroom is our store room where we keep cleaning equipment and products.
The windows are at an oblique angle to one another which would make it very difficult to look into the bathroom; we are not interested in doing this.
There is a pass door between the main house and the holiday let, kept locked as it is for maintenance only.
There's a key on the guest side for emergencies.
The waste water runs through pipes down the back of the house in a normal manner, and in accordance with building regulations.
The property has been renovated using mainly natural materials and paints which may, occasionally give off small flakes of salt (fluorescence) this is completely natural and safe.
I would agree that this is one thing we can improve, so the room is being painted this week with natural emulsion which will stop any flaking in the future.
The let is well ventilated and dry, with no foul odour.
You told us that you hadn't realised that the apartment is a basement.
It is so important to read the listing before you commit to booking, that way you can manage your expectations, avoiding headaches on both sides.
