Dear Guests, To ensure check-in from 9 a.m, I recommend that you make reservations the night before, otherwise check-in will be possible from 3 pm. It will not be possible to check in earlier. Check in will be welcomed by one of our staff members no self check in There studio is three minutes away from San Pietro Station for connections to Civitavecchia Cruise Port and Pisa. Dear guests you are welcome in my house, I ask you to read the ad carefully before booking. There are surcharges to be paid which cannot be included in the advertisement as the tourist tax has to be paid on arrival in cash. Other surcharges not included are €30 for check-ins after 8pm and for arrivals on Sundays. Arrivals after Midnight are not accepted

Tourist tax: the new rates With Resolution No. 255 of 17 July 2023, the Giunta Capitolina approved the new rates for the Contributo di Soggiorno (Tourist tax), which are set to come into force on 1 October 2023 The fees have been increased according to the criteria of gradualness, types and classification of hotel and non-hotel accommodation facilities. The new rates will be implemented for all overnight stays as of 1 October 2023, regardless of when the stay is booked, as the moment in which the prerequisite for the Accommodation Fee (overnight stay) is met is relevant. Additional to be paid in cash at the arrival: From now on, guests not resident in Rome who stay in private apartments, including accommodation for tourist use, rented for no more than 30 days (short term rentals), are required to pay the contribution of € 6,00 per person for each overnight stay. The contribution applies only for the first 10 days.

ABOUT THE STUDIO
A quiet, completely restored studio apartment in the heart of Rome, a short walk from the Vatican. It is well served by public transport with nearby bus and Metro connections for the rest of the ciy , as well being near to the overground railway station of San Pietro (to Civitavecchia for Cruise) The studio is about 30 square metres and is located in a very quiet area, close to St. Peter's Station, a few minutes walk away you will find many restaurants and typical places, it is possible to get to St. Peter's Square by crossing the subway under the railway, 10 minutes walk. To reach the studio on foot there are 2 roads, the first uphill that runs alongside the railway starting from Via Gregorio VII, the other more convenient is to go under the station St. Peter (subway) and you will reach the square of St. Peter's Station where you will find 2 convenient bus 64 and 62 that will take you to the historic centre, the latter is flat, apart from the stairs to go down for the subway. In the morning when you are more rested you can opt for the road that runs alongside the railway, it is downhill, at the end of the road you will find bars, restaurants and a pharmacy. There is an excellent bar at Portacavalleggeri with fresh gluten-free products, my favourite. From Via Gregorio VII you can take bus 98, 881, 916. This small studio consists a sleeping area with double bed, sofa, bathroom with shower, full kitchen, and a small balcony. Detergents, towels and sheets are provided The water is drinking The studio is located at 4 floor with a lift There is a dishwasher, air conditioning and washing machine outside on the balcony.
HOW TO ARRIVE IN CIVITAVECCHIA / FOR CRUISE Rome San Pietro is directly linked with Civitavecchia. Tickets and train schedules are available on-line on the Trenitalia website. From Italy: It is suggested that one consults the Trenitalia website for further information on schedules and tickets. There is a good service to major cities in Italy either directly or through Roma Termini. From the train station at Civitavecchia it is very easy to reach the port either on foot (a distance of around 500 metres) or by taxi to the entrance of the port areas where a shuttle bus will transfer passengers to their ship. Excellent location, close to train station and bus routes. Also easy walking distance to central Rome. Great restaurants and shopping close to VRBO which made meal preparation and selection easy. Neighbours were very friendly and felt very safe at night. Close to Vatican City although big crowds especially on Wednesdays (Papal address) long line ups all around the Vatican from 07:00 to well after 14:00. Would gladly stay again.
The location was perfect for us as well as the apt and the amenities. The host Sylvia provided pizza upon our arrival as she assumed we would be hungry and we were! Her directions and options of transportation to the apt were spot on. She also provided many tips and tricks for restaurants, how to get around Rome as well as things to do and see including some less known gems we were able to experience. One night while lying in bed after a full day of exploring Rome, Pope Leo held a special prayer day and the chorus in St. Peter’s Basilica sang until 1:30 am and lulled us to sleep. It was a very special experience! Highly recommend this studio apt in Vatican City!

The weather was perfect so need for air conditioning, not need to use kitchen either, room was clean, host communication and assistance amazingthis studio was perfect for me and my wife I highly recommended, train station with in 200-300 feet plaza San Pedro 15 minutes walking I rated 10/10
Great communication. Immediate replies even before checking in. Host provided personal favorites for places to tour, where to eat, how to get there. I used the washing machine as I only pack a carry-on and do not mind doing a bit of wash myself. The apartment is about a half block from the San Pietro train station and buses run from in front of the station. All laundry, showering, dish washing soaps provided. Several grocery stores within walking distance. Granddaughter 21 and I made to feel at home. Yes, we would stay again! I did not want to go home. I hope I have anticipated and answered any questions others may have. With gratitude to Silvia and her family.

The small studio was fine. Clothes washer included. 5 min walk to San Pietro RR station. Post office near station, but it is too small to sell stamps. St Peters Basilica was in view blocks away.
From the moment the taxi arrived, our host met us with much warmth and welcome. We were given lots of info and, most importantly, tips & recommendations, which we took and were overwhelmed with the reception and service ee got from these outlets. The flat was cozy and well equipped. We got all we needed in a home away from home: laundry, equipped kitchen, telly , 3 choices of COFFEE MAKING FACILITIES!!! Its only 50m from an entry to San Pietro Station. Look no further!! This is the place to be if doing all you can in Rome. Definitely our first choice when we return to Roma.Thank you M & S
This little studio apartment was perfect for our stay in Rome. It was very cute and had everything we needed. Silvia was very attentive, checked in on us, and was so gracious even when our train was late! She left us pizza because we got in later than expected and she knew we'd be hungry. We would definitely stay here again!

It was the perfect place for our stay in Rome. Easily accessible by train or bus. Close to Vatican City and Trastevere. Not too big or small all utilities and kind host who offered many posts about what to do, where to eat and travel. Lots of useful information for the Rome experience. Thankyou.

Silvia Silvia I cannot say enough about her listing. Everything was as described. Very clean studio was perfect for us as a couple. She was so thoughtful and sending us instruction on how to ride the bus how to ride the rail timelines for return trips to the airport as well as sightseeing. Her recommendations of places to eat were spot on. We loved the places and reservations are recommended. Dia Miei is a must place to eat, make your reservations. They treat you so well and the food is delicious! We walked so easily to St Peter’s, bus to Trevi Fountain the Pantheon and Spanish Steps, Colosseum. All in one day! Loved having the train station so close to make connections to other locations.
We had an excellent stay. The rental was very well situated and at a 3 minute walk from the San Pietro train station. Silvia was very helpful in all aspects. We highly recommend this rental and we will certainly return.
Me and my mum (80) had a very nice stay in Silvias studio. Although we have never seen her, we know that she is a wonderful and helpful lady. She gave us many many recommends and the conversation with her was very pleasant. The studio is in a quiet house with an good neighbourhood. We deeply recommend Silvia and her studio.
This was a great place for one or two people. It is very quiet and bed is comfortable. The proximity of the bus was the game changer. Easy transportation to every sight you want to see. Walking is also an option which I did a lot. The host and manager were most helpful too. Any question was answered promptly.
The landlord and property manager were very helpful and accommodating. The studio is small but cozy. Bathroom has standing shower that was quite small which seems to be the norm in Europe. Having a bidet was amazing though. I recommend you bring tissue boxes and toiletries. Having a washer was also great. It was very hot in Rome, so having a washer for our sweaty clothes was great. There is a cute balcony with a clothes line to line dry the clothes. The refrigerator was small and located outside on the balcony. The air conditioner worked very well, making the temperature in the place very comfortable.Sylvia was very attentive and checked in on us a couple of times, taking care of our needs.The apartment itself was smallish, good for 1-2 people, but no more than that. Tile floors, very clean. It is in an older building on the 4th floor. Fortunately there is a small elevator.There is a train station within a short walk, but we opted to use Uber for transportation.There is a small shop near the train station for drinks, food, and ice cream, otherwise there are no restaurants nearby.Overall we were very pleased with the apartment and especially the friendly caring service of the landlord and property manager.
This was our first trip to Italy. And, the first place we stayed at in Italy. We Loved it! And, are very Grateful we had a host like Sylvia (and Matteo.) She was warm, thoughtful, helpful, and accommodating.Silvia informed us about public transportation, places to eat, really she responded to all questions we asked. The apt is very close to San Pietro train station-right next to the Vatican and walking distance to everything.The building has a lift - which we learned is unusual in Italy - so that was great.*One word of warning. If you have a lot of luggage or heavy luggage you'll have to muscle up to handle the stairs at San Pietro train station.
Great communication from the host, very helpful with recommendations and any queries we had during our stay. The apartment was clean and tidy. The flat is located 3 minutes away from the train station and only a 10/15 minute walk from the Vatican City. The only downside was the early check out at 10am.
The apartment is exactly as stated - tiny but super cozy and well situated. Check-in was amazing - we were greeted and welcomed warmly. The apartment is very clean and bed comfortable. The location to the bus/metro station is ideal - as is Vatican. Recommend.
Hi, we could not have asked for a better host and family to take care of us while we stayed in Rome.
