Great location for visiting and sightseeing in Edinburgh. The flat was clean and cozy. It is an old historic building and as such a little quirky. It is not appropriate for anyone that has any issues with mobility or asthma because it is on the top floor and there are 60 steps to get to the flat. The hot water was never quite hot, but it was just warm enough to make the shower OK. The bedrooms are tiny but clean and comfortable. I would stay there again if visiting, but pack much lighter as getting the suitcases up and down the stairs was challenging.
The apartment was great for our family…clean, comfortable and very central to attractions to old town Edinburgh. Be prepared for ascending 7 flights of stairs to get to the apartment. Others have commented about the noise but that was not an issue for us…we expect some noise in a city. Overall great place and good value for the location.
Still waiting to here back from VRBO fromVideos and photos sent. Host was non-responsive. When traveling international I expect check in details 48 hours in advance. Give peace of mind. Property refused to give details until 24 hours notice due to safety reasons?!?! This property is loud and off an extremely dirty Close. You pass a multitude of trash cans and a dumpster and all the local bars dump their glass bottles. The stench is disgusting. It’s not Quiet. You can hear traffic and the late night drinkers yelling in the street. The adjoining buildings are under construction. Covered in scaffolding, so if we slept past the intoxicated people in the wee hours of the night, we were woken to construction drills and saws. Lighting in the alley at night does not make one feel safe. Unresponsive host. There for 5 days and asked for more towels. How was this an issue?? Tiny shower, the size of a cruise ship shower. No shelving in the shower, so have fun bending to grab your shampoo. The host accurately discloses the multitude of stairs to climb to access the flat, but fails to mention the obstacle course of bikes for those who live in the building. Photos make the space appear larger than it actually is. Bedroom with twin beds….you can’t open the door bc it hits the bed.We moved after two nights to a new property. This place is fine if you’re young and don’t mind reusing bath towels. I suggest booking elsewhere. Not this spot

Nicely done out apartment, but pretty noisy and let down by cleanliness
Check in instructions very detailed. Location perfect for a short trip to the Fringe, but it’s definitely not quiet - the drunks in the alley is one thing but one bedroom and the living room back directly onto the extractors of a pub or restaurant, which means a constant throb at all times. Apartment was largely clean apart from the sink, which was full of crumbs. Temperature dial in the shower also needs the grub screw tightening. Overall a bit disappointing given the price of the apartment.

Hi Andrew, thank you for staying with us, it was nice to host you. You're feedback, with regards to the noise and cleanliness has certainly been noted.
All the best, Rebecca & Team HAT
I’ll preface this by saying that the following things are not the owners’ fault, but I do think they could remove the word “quiet” from the listing because this place is not that. At night you can hear the drunks of Edinburgh shouting and screaming their way down the high street - unless you’re a deep sleeper, it’ll wake you up. During the day, there is currently a lot of construction going on around the city centre, which was an issue for us as it stopped our baby from being able to nap.
On the positive - it’s an amazing location, and the flat is really smart and stylish. We enjoyed staying here with the exception to the noise. Definitely suits adults only!

Location is the only redemption for this listing
The flat initially appeared clean when we arrived, however we quickly noticed the floors were very dirty based on how quickly our white socks became…not white. Then on our last day we saw a mouse in the kitchen THREE times — I tried requesting a trap to be set and the host was unable to accommodate. We would not stay again or recommend to others because of hygiene/cleanliness concerns and the lackluster response from the host (most communication seemed to be a bot).
The location is also not quiet as it is in an alleyway. We had sound machines so this did not bother us, but certainly would have without proper preparation. As mentioned in the title, the location directly on the Royal Mile is really nice and the only reason I’m leaving more than 1 star.
Super Preis-Leistung und tolle Lage kommen gerne wieder.
Sauber, gut und modern eingerichtete Wohnung. Alles Notwendige ist vorhanden. Undichte zugige Fenster liegen
wohl am britischen Baustil (Jammern auf hohem Niveau!)

Would absolutely stay there again. The alley was pretty dirty but can’t fault the host there. The location was amazing, the flat was immaculate and very comfortable, and the communication with the host was great.

Wonderful thank you for such a lovely review Paul! Come back soon, Team HAT x
Great Flat. Clean, great location easy walk from train station and right off Royal mile - in the heart of old town. Very good communication from host. Nice amenities in unit, nothing else needed or requested during stay. As listed in posting, you climb several floors of steps to access unit - not recommended for elderly or those with knee / health issues. Highly recommended and would book again. Edinburgh was amazing!
