We had a great holiday at Hazelseat house. A lovely house and location for all our family which everyone enjoyed and said we would like to go back.

Fantastic property with amazing views
Fantastic property with amazing views, excellent facilities including the hot tub, night lighting outside the property seating area and great kitchen and dining area, second lounge for a quiet break from noisy kids. Improvements could be made by a knife sharpener for the kitchen knives cobwebs removing from the ceilings in the kitchen and the back bedroom on the ground floor. The sockets on the first floor constantly tripped all week and phones had to be charged downstairs, this would need the circuit to be checked out properly, the driveway was tricky to use and had potholes, but overall a lovely property for a holiday in the lake District

Thank you for your feedback and for taking the time to highlight these points.
We don’t provide knife sharpeners in any of our properties at present, although this is something we will consider. We do, however, use an industrial sharpener during our inventory checks. We will make sure the knives are sharpened again.
I've also contacted housekeeping regarding the cobwebs, and I do apologise that these were missed during preparation of the property.
Regarding the driveway, you're absolutely right that it is uneven. We do have plans in place to have it resurfaced in September. Unfortunately, arranging contractors and scheduling work when the property is available can be challenging, which is why this improvement is taking place later in the year.
We hope that if you choose to visit again, you’ll see these improvements in place.

Would stay again
Our running group decided to do The Lap and Hazelseat House was perfect. Loads of room, really close to the start line, hot tub for a post run soak and stunning sunset. Would definitely recommend staying here. Added bonus - it had 2 dishwashers
Excellent rooms and kitchen but house need external repairs and painting to remove the damp patches

Three generation family group of 14 had a great week. Problems only with kit for self catering
Well appointed cottage. Scenic and convenient location. Hot tub appreciated great views. Complaints mostly because some equipment doesn’t match the accommodation for self catering potential number of occupants
More large serving bowls e.g. for salads and large plates
Inadequate food recycling provision
A laundry basket would be good
Insufficient towels
Airers needed - nowhere to dry towels
Lamps need to be checked for bulbs
Leaking roof affecting two rooms
Not cleaned underneath the beds

A wonderful place and perfect for big groups
Hazelseat house was perfect for our group of 11 colleagues. Flexible room layouts, extra shower and bathrooms plus the ensuites, a brilliantly supplied kitchen and fabulous outdoor space all contributed to a wonderful weekend in the Lakes for a work charity hike. The hot tub was a total bonus too. It was clean, well supplied and great value for money. A 20 minute drive from Ambleside meant we could also venture out and do some shopping and have some nice meals out although the big, well stocked kitchen and good living space meant all 11 of us also enjoyed staying at the property. We wouldn't hesitate to come back - Thank you.

Brilliant house
Brilliant house in a very quiet location. Perfect for a family gathering with 6 bedrooms and plenty of outside space. Loved the fact that it had two ovens, two dishwashers and plenty of pots and pans. The views were fantastic from every window which you need when you’re watching for the rain to stop!

Hazelseat House (Spring)
We all enjoyed a comfortable relaxing stay in a lovely setting. Great location. Clean and spacious rooms for a large family group. Hot tub with beautiful views of the surrounding countryside. Private booking of the swimming pool added to the good facilities.
The staff were friendly and helpful with enquiries.
Well worth booking for a special family get together.

Great property for family gathering
We enjoyed staying at Hazelseat. Plenty of room for us all. Kitchen easy to use and had enough crockery for us and more.
Lovely views from bedrooms and from the terrace - nice and quiet too.
A short distance to main complex along the road - so mostly we drove down when needed. We walked from the house through little trodden paths on the estate for a longer walk to main site.

Hazelseat house
A lovely spacious comfortable warm house. Ideal for large family gatherings with downstairs bedrooms to accommodate all ages/abilities However we felt the property was in desperate need of maintenance to the drive and black mould patches in many rooms.

Nice house and location
The house was excellent with 6 lovely bedrooms, nice sitting rooms and well equipped modern kitchen. Some minor issues such as a un-useable dishwasher but the fact that the kitchen was Big enough for a second dishwasher made this irrelevant.
It rained of coarse and there are signs of damp in a couple of places that need urgent attention.
The jacuzzi outside was nice and the location gave us excellent views. There was no or just minor noise from the road below the house but the low flying jets were very load as we watched them cross the forest with a clear and excellent view to the east.
Graythwaite Estate were very accommodating and have excellent facilities and activities. This is our 2nd stay there and we would not hesitate in going back.

Great venue to enable escapes and relaxation in the heart of and around Lakeland
Beautiful accommodation surrounded by glorious landscapes.
Our stay at Hazel Seat coincided with a cold snap in the weather which led to the most stunning of views of the surrounding landscape; snowy landscapes fit for a Christmas card; glorious whispers of sunrises; rolling mist erupting from Windermere. All enjoyed from the warmth of the hot tub overlooking them all.
We also enjoyed exploring some of the lanes & pathways that we would have otherwise driven past in the blink of an eye.
I’d recommend this accommodation to anyone wanting an escape venue where you have enough room to bring a group of friends/family to enjoy the setting with you.

Special birthday celebration
We went to Hazelseat House as a family of 12, differing ages. We had a fabulous time celebrating a special birthday. House and facilities were brilliant and really enjoyed the hot tub with clear skies and shooting stars.
The driveway was a challenge as it is on an incline, with loose stones, so need to take care.
Overall great time and would love to go back.

Golden Wedding Family Holiday
The property location and layout was ideal for ten to 12 people.
The layout was excellent with plenty of equipment and utensils.
Ideal for 3 generation party and very homely.
The property both inside and out is becoming tired.
This can most be resolved with a lick of paint.
The material sofa in the front longe is dirty and stained as are some of the carpets.
The kitchen tiles could do with a steam clean.
The washing machine powder and softener dispenser was filthy.
The BBQ was totally inadequate for more than 2 people and was a big disappointment as we could not use it.
Regardless of these negative points we had a fantastic holiday and would recommend it to others.

Our Lake District stay
We stopped at Hazelseat House for a week. The weather was kind to us which made things easier with 4 children under 4. The house was generally ok but the step out of the back double doors from the dining room was loose so it was dangerous together with the slabs on the wall in the back garden. The cushions for the outside chairs were a bit dirty. The hot water in the house was extremely hot and a warning sign would have been appropriate. Also were were unaware that there were ticks in the garden which two of the children had together with myself. The swimming pool really needed an upgrade and would have been better if it was more kid friendly, having a shallow end. We had an issue with the Sainsbury's driver as he couldn't find the house on the estate and drove off rather than contacting us. We went with Sainsburys as the estate had mentioned that Tesco always have a problem finding yourselves. The house had a lot of damp patches in the bathrooms which needed sorting. The house was generally a bit run down, didn't affect us too much but wasn't as nice as we have had.
