Thanks to the "water gate", those who wish to arrive by water taxi can access the palazzo directly from the Grand Canal and access the apartment without having to climb any stairs.



In the lush shared garden furnished with marble table and wrought-iron chairs you can enjoy a quiet moment away from the crowds, often in the company of the caring landlady's beautiful cats but rarely in the company of other neighbours.



The view from the living room windows could not be more suggestive: across the waters of the Grand Canal you can admire the beauty of the palazzos on the Cannaregio side, while the monumental Cà Pesaro Museum of Modern Art stands out next to the smaller side canal.



The atrium of the Palazzo that connects the Grand Canal to the apartment and the garden is one of the highlights of this property, with its decadent magnificence typical of Venetian patrician residences.



The Duodo Garden is approximately 60 square meters and comprises: a large room with a round glass table and four chairs, a bookcase with two antique armchairs and a coffee table, two single sofa-beds with comfortable mattresses that can be joined to form a king size bed, bedside tables, and an antique chest of drawers with a lamp; the bathroom with shower is basic yet functional; the kitchen is brand new and fully equipped; and in the entryway there is a large closet for storing everything you need, even for extended stays.



The charming owner who lives in the same building has equipped this apartment with every comfort: air conditioning, independent heating, fast Wi-Fi, washing machine, dishwasher, coffee machine, kettle and much more. Tranquillity is guaranteed and requested at the same time. This apartment is perfect for romantic couples who want to have an authentic experience as guests of a historic Venetian family.







Additional Rules & Information



• A €400 security deposit is required by credit card at check-in for all guests, except for bookings made via Airbnb.



• Tourist Tax (€ 4 per person, per night) must be paid in cash at check-in for a maximum of 5 nights. Children aged 10–16 receive a 50% discount, while children under 10 are exempt.



• The number of guests, including children, must not exceed the apartment’s maximum occupancy stated on the apartment page



• Please inform us of your arrival time at least 4 days before check-in.



• Standard check-in is available from 14:00 to 20:00.



• Late check-in from 20:00 to 00:00 is available for an additional € 50 fee, payable in cash upon arrival.



• Check-in from 00:00 to 01:00 is available for a € 80 check-in fee, payable in cash upon arrival.



• No check-in is possible after 01:00 AM.



• Check-out time is 10:00 AM.



• Please contact us in advance if you would like to request an early luggage drop-off.



• After your booking is confirmed, you’ll receive an e-mail with our online check-in form. There, you can let us know your preferred bed setup (single or double beds). If no preference is selected, we’ll prepare the apartment according to the default setup shown on the form.



• Pets are allowed only with prior approval from the owner and require an additional fee of € 80 per stay. Please contact us before booking, as cancellations due to pet non-approval are not eligible for a refund.
