A velvet armchair sits tucked to the side, providing a comfortable spot to pause and unwind, while the writing desk and wall-mounted television balance relaxation with convenience. Subtle golden details, from the bedside lamp’s warm glow to the statement chandelier above, infuse the room with an air of elegance.

The room is complemented by a contemporary en-suite shower room, finished with stylish tiling that enhances its spa-inspired atmosphere. Towels and everyday essentials are thoughtfully provided, offering comfort and convenience from morning through to night.

Important

Please note: The guest house spans the 2nd, 3rd floors and the attic of the historic building at 53 Frederick Street. As this is an old building and there is no lift, access is via stairs only.

Room 10 is located on the 3rd floor and is therefore not wheelchair accessible. Nor is it suitable for guests who have difficulty climbing stairs.

As our guesthouses do not have on-site parking or a reception, we’ve outlined convenient parking options nearby to ensure a seamless stay. Please note that Edinburgh’s city centre is subject to parking restrictions, including the Low Emission Zone (LEZ), so always check your vehicle’s compliance to avoid penalties.

PARKING OPTION: On-Street Pay and Display Parking bay:

The City of Edinburgh Council manages pay-and-display parking bays near both guest houses. These bays are located along major streets in the New Town, including George Street, Heriot Row, and surrounding areas.

Metered hours:

- Monday to Saturday: 8:30 a.m. – 6:30 p.m.

- Sunday: 12:30 p.m. – 6:30 p.m.

- Maximum stay: Usually 2 hours during metered hours (please check signage for exact limits).

Free parking (outside metered hours):

- Monday to Saturday: 6:30 p.m. – 8:30 a.m. (next day)

- Saturday to Sunday: 6:30 p.m. – 12:30 p.m.

- Sunday to Monday: 6:30 p.m. – 8:30 a.m.

Important Note: When using pay-and-display parking bays, please ensure you park in the correct bay and do not park in bays marked for permit holders only, as this may result in a fine.

Heading to or from Edinburgh Airport? The Airlink 100 bus stops are located within a short walking distance of the guest house, offering direct transfers to and from the airport. The tram stop on Princes Street is approximately a 5 to 6-minute walk away, providing another convenient option for airport travel.
