The Details
This is an ideal property for those looking for a mid-term stay in Victoria B.C. The suite is fully furnished and all inclusive on a quiet street, near good bus routes and within a short walk of the Hillside Shopping Centre. This means everything is provided like furnishings, bedding, towels, generous starter supplies, high-speed internet, cable, 50" smart TV, utilities, in-floor heating, off street parking for 2 vehicles and much more. Typical guests are contractors, traveling nurses, cancer patients (Jublilee), graduate students at UVic, or new arrivals in Victoria for jobs or retirement looking for a new homes, and for those during their home renovations. Typical stays are 3 to 9 months.
Although this is listed as a two bedroom there is a bonus 3rd full bed in the rear of the large media/TV room with hutch, dresser and closing door which is ideal for 3 students.
This lovely lower garden suite is located in a peaceful neighbourhood next to the Oaklands School, near the Jubilee hospital, and Hillside Mall. Direct bus routes nearby to downtown, University of Victoria and Camosun College or enjoy a short 10 minute or less drive to each. It has 2 bedrooms, the primary with pillow-top luxurious queen mattress and 2nd bedroom with cozy double mattress under a pillow-top cover, and high-quality pure cotton linens and towels and as a bonus another comfy full/double bed in the media/TV room with hutch and dresser for a 3rd bedroom if needed. The primary bedroom, kitchen and bathroom have in-floor heating for those cold days.
The suite is provided with generous starter supplies of soaps, shampoo and conditioner, toilet paper, paper towels, cleaners, laundry detergent and more. The suite is fully furnished and includes all utilities including hot and cold water, heat, hydro, garbage collection, 50" Smart Roku TV with a vast array of channels including free Telus cable, Netflix and Roku channels and high-speed wireless internet. Included appliances are in-suite washer and dryer, dish washer, stove and fridge, toaster, toaster oven, microwave, coffee maker, and all cooking ware, dishes, utensils, hair dryer and more.
The back yard has a nice south facing patio with sun chairs and sun umbrella. A lovely place to enjoy your afternoon respite. Private off-road parking is available for 2 cars. The suite sleeps up to 3 people or 2 couples comfortably (Maximum 4 people).

Rental Agreement Required
Please note that a Tenancy Agreement will need to be sign before finalizing your booking. Note that failure to sign the agreements will cause your booking to be cancelled. We will send for email electronic signature the agreements once we have all your information.
House Rules
Please Note: Violation of any of these rules (A,B,C) will result in the forfeiture of your damage deposit and immediate cancellation of the rental.
A - Growing and Production of Cannabis: The growing, production, processing, or manufacture of cannabis or any other drugs anywhere on the residential property, including within the rental unit is prohibited except where otherwise protected by law.
Smoking and Vaping: The tenant agrees to the following material term regarding smoking:
1. No vaping or smoking of any combustible material is permitted on the residential property, including within the rental unit.
B - Pets are not allowed to stay in the rental unit at any time or to be on the property.
C - No Events may be performed on the rental property or in any rental unit at any time.
