Dunes View – Beachfront Family Holiday Home with Sea Views & Hot Tub

Dunes View is our much-loved beachfront home, designed to make the most of its stunning coastal position. The open-plan living space upstairs enjoys uninterrupted sea views, with large picture windows and direct access to a spacious balcony—perfect for relaxing and watching the changing tides and skies throughout the day.

The bright and comfortable living area offers plenty of space for families and groups, with generous sofa seating, additional relaxed seating, and a welcoming, sociable layout. A TV, Wii and high-speed WiFi are all included for evenings in after a day on the beach.

The well-equipped kitchen includes everything needed for longer stays, including a dishwasher, microwave, double oven and gas hob. The open-plan design means cooking, dining and relaxing all happen together, without missing out on the views. A dining table comfortably seats eight guests.

All four bedrooms are located on the ground floor, making the layout ideal for families. Two rooms feature king-size beds, while the remaining rooms are well suited to children or flexible group use, with full-size bunk beds and twin small singles. Fresh linens and towels are provided.

There are two bathrooms (one with bath and shower, one with separate shower), along with a highly practical utility room with washer, dryer and sink—perfect for dealing with sandy shoes, clothes and beach gear. The utility room has direct garden access, and connects to the shower room, making it easy to clean up after time outdoors.

The private garden and patio lead directly to your own beach access, just a few steps through the dunes onto Greatstone’s wide, sandy shoreline. Known for its open space and peaceful feel, it is a safe and clean stretch of beach, ideal for families, younger children and long seaside walks. The garden itself is fully enclosed, private and sheltered from the wind, with attractive planting and outdoor seating, creating a secure and relaxing space for both children and dogs. A barbecue is available for outdoor dining on warmer days.

The hot tub (seats 6) is located in the private rear garden and is not overlooked, offering a peaceful space to unwind after a day by the sea. Use of the hot tub is optional and charged separately on request. Please note that children under 12 are not permitted to use the hot tub.

Private parking is available, and the property is centrally heated for year-round comfort.

We have had a wonderful stay in Dunes View. The house is very well equipped with everything you might need and the location and the views are amazing. The hot tub and the garden are lovely. Victoria was a very responsive and helpful host. The best way to sum up this house is as a home from home. Lots of lovely touches in the ornaments, soft furnishings and lighting. A warm and welcoming place to stay.

A New Year's Dream

An excellent location to unwind and feel at home. Host was quick to respond and couldn't have been more accommodating. Extremely well equipped kitchen for group meals, and lots of clean towels for both showers and hot tub. Perfect location for beach walks, and just a short drive from Rye and Camber Castle for the adventurers.

Really enjoyed our stay, house is beautiful and fantastic view. Hot tub is a lovely touch. The garden could do with a tidy up but otherwise it’s great and the access to the beach was fantastic. House was clean and comfortable. We seemed to be limited to only a few toilet rolls which seemed odd as we were a large group staying for the weekend and only just had enough. We didn’t bring any as assumed plenty would be supplied. House had everything else required for a weekend stay.

The location of this house is amazing and the views we had were spectacualr, whether watching the ever changing skies, beautiful sunrises or watching the many boats sailing by. We could even see the White Cliffs of Dover on clear days. As for the property itself, it was clean, comfortable and had everything we needed for a pleasant stay. The hot tub was a lovely treat after a long walk on the beach, good for our old bones and checked every day by the "hot tub man" so we knew it was super clean. The host Victoria was really great too, excellent communication and a very nice lady. If you love fresh air, nature and walking , you'll love this place. We will definitely be back next year. Thank you Victoria.

40th Anniversary get away

Great location near the beach with welcome hot tub

Kids loved the beach being so close. Safe paddling and swimming in very shallow water. Beach was quite windy and, on days without sunshine, it was especially great to warm up in the hot tub! Main living room with balcony has lovely sea view. Kitchen pretty well equipped (though no ice tray in freezer so we improvised with rubber egg cups!). Comfy beds though singles were a bit narrow and not much storage in some rooms or hanging space for towels. Washing machine and dryer really useful. Excellent range of chairs, buckets and spades, beach toys, etc in the shed. Had a brief problem with water heating but Victoria was super quick sorting it out. Would definitely recommend.

Perfect Beach House

Simply perfect. The pictures don’t do the house and the location justice. We had a really good break here, the living area upstairs is much bigger than it appears in the pictures and the sofa’s are super comfy, the view of the beach from the balcony is great. The kitchen is also very well equipped with plenty of plates, glasses and cutlery for a group of 6. The property has a shed in the garden which has lots of beach equipment including beach games, camping chairs, bbq etc and the hot tub was a great bonus. The patio area is nice and sheltered from the wind and a big enough area to spend the evening having a bbq, the property also couldn’t be any closer to the beach, with it only being around 20 steps away across the dunes. The tide on the beach is very long and the sea level drops back a long way at times which limits the chances to swim but that means the beach is generally nice and quiet! Would definitely recommend this house as the host was quick to answer any questions we had and provided clear check in instructions, we will definitely be back.

The house was perfect for us (my parents, myself, and my daughter), with the 4 bedrooms and 2 bathrooms downstairs and a large space upstairs for spending time together, cooking, enjoying the view of the water, listening to the waves, etc. We enjoyed the hot tub and the garden as well. Most of all, this place was great for having a young child, with the travel cot, high chair, buggy and beach toys all catered for. It was a great stay and we'd definitely recommend.

Fantastic holiday house on the beach!

We had an amazing stay once again at Dunes View. The house was clean and well equipped for an enjoyable holiday for us all, grandparents to toddlers. From sand toys to beach chairs, highchair to BBQ facilities, the house has everything you need for a relaxing holiday. Waking up every morning with the direct sea views and and the luxury of accessing the beach right through the garden was a real treat. The owner was very accommodating and a pleasure to deal with. Would highly recommend for a family with young children. We will definitely be back!

Gorgeous and unique

The view of sea and sky from the picture window is just extraordinary so our elderly parent was able to snooze here and enjoy the sea even when the weather was too windy or warm for her. You can also relax in a sheltered little courtyard garden (containing the hot tub) which is beautifully planted and private, or on the high grassy dune area which has another gorgeous view. You pass through all this loveliness on what is just a three minute walk to the wonderful sandy beach. The accommodation is practical and usable. Victoria is a wonderful host who made a special effort to accommodate our vulnerable elder. Really loved our stay, most of all the sunrise walks along the beach. Would love to return!

Great, easy, no hassle place by the sea

We had a lovely stay once again in this hassle free holiday home by the sea. We were a group of mums wanting to get away for a weekend. We enjoyed the hot tub and the easy access to the beach was brilliant. We had a leisurely walk alog the beach and brilliant fish and chips from a takewawy a short walk down the road. The house was clean and well organised. We did have a problem with the electrics but Victoria was understanding and made every effort to fix it and when unable to do this has offered some compensation. Thanks for a lovely stay.

The place was great. It looks exactly like the pictures. Being beach side was a huge plus for us. The combined kitchen and dining area was really handy for hosting (we hired the house for Christmas). Overall I happily recommend the property.

Why they chose this property

We have searched for a 'home with a view' for 4 years. We had stayed often in Whitstable, but had a real yearn for a sandy beach. When we discovered Greatstone, we honestly couldn't believe we hadn't heard of it before as it ticked everything on out wish list! We are so glad we stumbled across this place, and are completely besotted with it! The house is really well thought out and designed, with the living area on the top floor, so makes the most of the views, yet it is also really private - the perfect blend.

What makes this property unique

It's literally 'on the beach'. No roads, pathways or obstructions, the dunes are just outside your back gate. Sun rise is worth getting up for!
