1928 Historic 1 Bd/2 Bath Riverhouse, Knoxville

Finally, Historic Riverhouse, located next door at W. Hill is one of the prettiest, which is relatively unknown downtown buildings. Constructed as an apartment building in 1928 with an unusual (for our city) flat roof Spanish Colonial Revival style, the fifteen units were purchased by Kristopher Kendrick in 1987 at which time he selected its current name. Over the years, more units came under individual ownership, and an HOA was formed. John Sanders owned seven units at one point, six of which he purchased from Kristopher and five of which he sold just last year, giving the building probably the largest number of owners in its history.

In addition to being cosmopolitan, Knoxville has maintained its wilderness and created beautiful city parks. Getting out in nature is as easy as going to a festival, art gallery, or concert. For example, you can visit the Knoxville Urban Wilderness just three miles away from Downtown. This area has 1,000 acres of forest, including 10 parks, four civil war sites, and over 50 miles of trails.

Downtown Knoxville is at the heart of the city’s cultural scene. There are galleries, museums, theaters, and historic landmarks throughout the neighborhood. You can go to the World’s Fair Park, which hosts events like the annual International Food Festival. The park also includes Knoxville’s iconic Sunsphere, as well as the Knoxville Museum of Art. There’s also a fun playground and a large fountain for kids to splash in.
If you enjoy going to concerts or plays, you might want to visit the historic Bijou Theatre, too. Built in 1909 as an addition to Knoxville’s first hotel, the theater has recently been rediscovered and renovated. It’s now a premier place to watch concerts, Broadway plays, and other shows in Knoxville.

Do you prefer movies instead? Downtown Knoxville has a couple of excellent movie theaters, just a block away from each other. The Tennessee Theater is the oldest, going back to 1928. It has a gorgeous interior with French-style chandeliers, Italian terrazzo flooring, and Spanish-Moorish architecture. When it was first opened, it was called “the South’s most beautiful theater,” and it’s still a classy place to watch movies and concerts.
For more modern options, though, you can just walk over to Regal Cinemas. Both are surrounded by cool shops and delicious places to eat so you won’t be bored if your movie starts later. There’s also a beautiful park across the street—perfect for relaxing with friends, family, or a romantic date.

Whether you are an avid sports fan, an outdoor adventurer, or both, there’s plenty to do in Knoxville. Art lovers can check out First Fridays in Downtown Knoxville, where food, art, and music create the perfect night out.

Sports fans can rejoice thanks to Knoxville being a college town. There are year-round sports events in Knoxville such as football, ice hockey, women’s roller derby, and more! Families can take the kids to the Knoxville Zoo or spend a Saturday exploring with Navitat Canopy Adventures—a tree-based adventure park.

Cute rustic place with easy walk to Market Place. Check-in and out was very smooth. Parking spot is tight (as owner stated) but was ok for our smaller mid-sized SUV. Only slight negative was that the bedroom doesn’t have a door and we got an apartment instead of a hotel room so any *potential* snoring could be confined to the bedroom without disrupting daughter sleeping on couch. It worked out fine though. Overall a great stay!

Good location, historic building

The location was very convenient, and the facility was clean (except the patio - needed some attention). Value was also strong. Check in was easy. The bed was saggy toward the middle, which was a bit surprising given the listing description as having a new mattress. Master shower was very tight, so we used the other one. Overall a solid place except for these items.

Cozy historic downtown apartment

We had a wonderful stay in this lovely brick building overlooking the river. It is so conveniently located right adjacent to the central part of downtown Knoxville, offering a great opportunity for a nice stroll. There was ample space for two people, and a fully appointed kitchen to boot. We will definitely stay here again if we come to Knoxville!

Cozy with great location

My husband spent weekend for our anniversary. The apartment was cozy with nice view of the river from the bedroom. Kitchen was well stocked. The location was great. Many things in walking distance, such as Market Square. Also, near free trolley stop if you do not want to walk.

The unit was quiet and convenient to the convention center. We were able to park and walk most places, although the supermarket was 1.5 miles. The building is old and it shows. The bathroom off the bedroom would be horrible for a tall person: low ceiling in shower and little space between the toilet and the wall. Other than that we enjoyed our stay.

Small Town Conveniences

We loved the location; able to walk to Market Square despite hubby possibly suffering from long-covid, and also explored Smoky Mtns, Gatlinburg, & Pigeon Forge since the drive was <2 hrs away (want to say about an hour away but cant remember for sure). Building is quiet. Was able to wash clothes (<$2 each machine). Host was very responsive when I texted to double-check something in the instructions. Would def stay here again.

Perfect location

It is definitely close to things, but quiet and nestled away. Walk out the door to the left and see the Sunsphere and Worlds Fair Park and UT, go to the right and walk towards the market area, or towards the river and South Knoxville. We picked it for convenience to walk everywhere, which we did. The pictures (probably taken after remodel) reflect the space provided, though the space has aged some since then and could use a freshening up and better inside lighting. The building was very quiet and peaceful. Having two full baths was a definite plus even with just two people. I would consider this place if I came back to Knoxville.

Loud

Yes good location close to UT campus but due to old windows, you could hear every car pass and it is just feet from very busy highway. I got no sleep. Place needs to be renovated, besides a coat of paint, and one bathroom is so tiny that it was not even usable. Way too expensive for what you got. Even the towels were old and beat up. I will not stay here again.

Riverview Condo just so-so...

Location to the UTK campus was great. Restrooms and kitchen were clean, but unit was dusty which wreaked havoc on our allergies. Unit was cute and especially loved the hard wood floors! It would be a good idea to move key lock box because AC unit condensation dripped on us while attempting to get the keys from lock box. If you decide to use this unit while in Knoxville, check in while there is daylight, it would be tricky in the dark. The hallway into the room is in serious need of a cleaning. Don’t believe all of the 5 star ratings. Some of them may be fake because they offer a free weekend for a good review.

This apartment was terrific. As part of a somewhat older building, it had incredible character. It was very comfortable, and the shower was terrific. The location couldn't have been better. We had a lovely view of the river, which we enjoyed from the deck. It was a short walk to the downtown hub, which was filled with restaurants and theaters and various shops. A real plus was that there was free onsite parking. We had not visited Knoxville before and were really impressed by all it had to offer. If we ever find ourselves coming to Knoxville again, we'll definitely see if this apartment is available!

It's a 100 year old building so obviously will have it's quirks which was to be expected. Inside though, super dark and needs a facelift. Bathrooms were dingy, creepy and need a fresh coat of paint, thread bare towels, and the additional "cot" (I think that's what it was) in the bedroom closet was just not usable. Pillows and bedding need to be replaced, clean the exterior windows. Ice maker doesn't work, lamp has to be unplugged to turn off. It needs an overhaul especially when we paid over 1500 for UT Parent's Weekend. I feel more than comfortable with this review as I have a home I rent for the summer months on the Cape in MA and understand what renters expectThe owner was excellent though in his correspondence and very pleasant to work with. Location excellent

Husband & Wife stayed for a game day weekend. Good location. Great size of apartment. Easy communication with owner and easy checkin/out. Apartment is in an old building so floor is crooked so if you have mobility issues, this would be difficult. The main bed is old and VERY VERY squeeky and the mattress is sloped to the middle and the curtains don't block out really any sun. For the weeeknd it was fine, for longer time frame it would be tough sleeping.
