The house was purchased over 30 years ago from a family friend who wanted the money to update his boat for the Sydney-Hobart Yacht race.
Business needs:
-A home from home, all amenities (full kitchen, laundry, free parking), long stays welcome
-Suitable for a digital nomad couple with full office with door, suitable for conference calls or working & a bedroom with a built-in desk
Family needs:
-3 bedrooms, 3 beds
-1 bathroom
-books, magazines, board games, puzzles
-several reading nooks, lounge area & a seated area in the kitchen/family room
-several private areas to sit inside & outside
-garden, outside seating/ dining/BBQ
-house all one level inside, steps to get into the house

Sandy Bay with great views of the river and the surrounding bushland.
-short car ride to the Hobart CBD
-walking distance to beaches, including 5 mins drive to Sandy Bay Beach

-a bus service along Sandy Bay Road, run by Metro Tasmania
-a short walk to the Cascade historical site, & 200-year-old beer factory

THE HOUSE
This spacious light filled house is over 100 years old. A sensitive renovation has retained all of the character of the original house & melded it with the modern amenities.
-views from every window, some of the garden
-watch the native wildlife (birds, pademelons) or the boats on the river
-probably built as a holiday home or shack as we call them in Tasmania
ACCESSABILITY:
-the house has stairs to the front garden & then entrance
-single level house
ACCOMMODATION:
The 3 bedrooms containing 3 beds are aimed for comfort and all have bedside lights & tables, wireless charges & power points spots
-a queen size bedroom with small seating area
-a similar queen bedroom with a built-in desk area
-an office with a double bed
-a pillow menu provided if you want a particular pillow (in the 2nd bedroom)
-hotel quality bedding and linen
-the bathroom has been set up with “Hollywood lights” to make grooming easier.
-lounge/dining room
-kitchen with dining area & day lounge
-full kitchen & adjoining laundry (suitable for long stays)
-a covered outside area with electric BBQ and seating & dining facilities (dependent on the season)
OFFICE & INTERNET:
-dedicated office with door
-high-speed NBN internet (8.10.25: Optus & is not working at the moment)
-office accessories
ENTERTAINMENT:
-a TV in living area DVD player (8.10.25: TV is not working well at the moment due to WIFI problems)
-a CD player in one living room (8.10.25: not working)
-a selection of DVDs, CDs, board games, cooking & reference books (including those about Tasmania), magazines.
- 8.10.25: DVDs & CDs available once the WIFI is working again
HEATING & COOLING:
The house has several heating and cooling options, including passive (i.e., window film, window coverings, aspect, insulation, outside trees).
-heaters, throw rugs, heat packs and extra blankets for cold days
-an air-conditioner for hot days.
GARDEN:
-a covered outside area with electric BBQ and seating & dining facilities (dependent on the season)
EXTRA AMENITIES:
-a range of emergency (1st aid kit, ice packs) & household items
-a yoga mat
CHILDREN:
***We do not accept children under 5 years old***
The house is designed for adults & older children (5 years & older)
There are no cots, no highchairs & the house is not childproof.
ENVIRONMENTAL CONSIDERATIONS:
The interior has been designed by Nance to provide carefully curated rooms using new, vintage, and family furniture and décor.
-the house was renovated with minimal waste
-we promote recycling & reuse & there are receptacles in the house for recycling
-the house is fully electric, even the BBQ, to help look after our environment
SECURITY:
-outside CCTV
-a security system (guests receive a code)
-window locks
PARKING:
-free off-street parking
CLEANING & CHARGES:
We now charge for turnover cleaning (actually it is below what it costs us), so that it is fairer for you & for us & we can keep our base price lower.
We charge a minimal amount for extra guests too, so the house is attractive for couples. The amount we charged is based on the linen costs.
Any treats we leave are a gift from us.

RULES:
Initially we did not have rules, but some guests left stains, damaged things or left the house unlocked… so now we now have them. We ask you to please follow the house rules and follow the checkout policy. This is to ensure the house is in the best condition for the next guests.
The house is designed for adults, children 5 years & older, & non-crawling infants as it’s not childproofed. There are no cots, no highchairs but a baby bath, change table & rug can be provided.
Please help us keep the place in great condition for everyone:
-Booker must be 25 years or older
-no current or recent students (student within 12 months) in groups unless with parents
-leaving a mess around the house (dirty tissues, rubbish etc) & using the bins provided
-no misconduct or unpaid damage at other houses
-staining, marking or damaging fittings, fixtures, décor or furniture
-putting used toilet paper in the bins, put it in the toilet (our sewerage system can handle toilet paper but not sanitary items)
-use the coasters & placemats provided
-no smoking, vaping or recreational drug use at the property (inside & outside)
-locking the house and the key box when you leave (& scrambling the numbers of the box)
-following the check-out procedures
CHECKOUT PROCEDURE
• Please turn the heaters off and turn all electrical appliances off.
• Used towels, robes can be put in the shower, bath or on the bathroom floor.
• Used pillows can be put on the bed.
• If you used a pillow from the pillow library, please place it and its cover and tag together on the floor or bed so we know it was used
• Please load & start the dishwasher
• Please take all your personal belongings.
• Please lock all doors & close all windows
• Please return the keys to the keylock box & scramble the numbers
• And most importantly, have a safe trip to your next destination!
