Positioned high on the hillside in one of Sandy Bay`s most desirable locations, this spacious family home enjoys stunning elevated views across the River Derwent, Wrest Point Casino and the surrounding suburbs. The home has been thoughtfully designed across two levels, making it an ideal choice for larger families, groups of friends, multiple couples or guests wanting a little extra privacy during their stay.

Upon entering the property, guests arrive on the lower level where one of the four queen bedrooms is located. This bedroom offers excellent separation from the rest of the home and is serviced by its own bathroom and kitchenette area, making it particularly well suited to grandparents, extended family members, teenagers or couples wanting their own private retreat.

A staircase leads upstairs into the heart of the home where you`ll find a spacious open-plan living, dining and kitchen area. The comfortable living room features a large L-shaped lounge, a large television and plenty of natural light, all framed by beautiful views across Sandy Bay and the Derwent River. The adjoining dining area includes a large dining table comfortably seating eight guests, while the kitchen provides everything needed to prepare meals during your stay, including an oven, cooktop, microwave, full-sized fridge and ample bench space. Four bar stools sit neatly along the kitchen island, creating an additional space to gather over breakfast or evening drinks.

Directly off the kitchen and dining area is a balcony where guests can enjoy outdoor seating while taking in the spectacular views. Whether enjoying a morning coffee or watching the city lights in the evening, this elevated position is one of the home`s standout features.

The upper level also accommodates the remaining three queen bedrooms. The master bedroom includes its own private ensuite bathroom, while a second full bathroom services the remaining bedrooms. The home`s layout provides excellent flexibility for larger groups, allowing guests to spread out while still enjoying generous shared living spaces.

Heating/Cooling:The home offers multiple heating and cooling options to keep guests comfortable throughout the year. Upstairs in the main living area, you`ll find a reverse-cycle air conditioner that provides both heating and cooling for the open-plan living, dining and kitchen spaces. The downstairs bedroom also features its own reverse-cycle air conditioner, making it a comfortable and private retreat regardless of the season. The remaining bedrooms are equipped with panel heaters, providing additional warmth during Hobart`s cooler months. For best results, we recommend keeping internal doors open where possible to help circulate warm air throughout the home.

A laundry is available within the home and includes a washing machine and dryer for guest use during longer stays. An additional dryer can be located downstairs.

Sandy Bay is one of Hobart`s most prestigious and sought-after suburbs, known for its stunning waterfront setting, leafy streets and proximity to the city centre. From the property, guests are only minutes from Salamanca Place, Battery Point, Constitution Dock and Hobart`s vibrant dining scene. Sandy Bay also offers beautiful waterfront walking tracks, local cafes, restaurants, boutique shopping and easy access to nearby beaches. The elevated position of the home provides spectacular views while still being conveniently located close to everything Hobart has to offer.

Street parking is available near the base of the property. Due to the steep driveway, street parking is strongly recommended for most vehicles.
Hobart CBD is approximately a 10-minute drive away, while Salamanca Place, Battery Point and the waterfront can be reached in just a few minutes by car. Public bus services operate regularly throughout Sandy Bay, and rideshare services such as Uber are readily available throughout the area.

The driveway is extremely steep and can become slippery when wet. We strongly recommend guests park on the street and walk up the concrete steps to the property. The driveway may only be suitable for certain four-wheel-drive vehicles.

The garage is not available for guest vehicle parking due to the steep approach and limited clearance. Guests are welcome to use the garage for storage, bin access or avtivities if required.

Bin collection occurs on Monday mornings. If staying on Sunday night, we would greatly appreciate guests placing the bins out for collection and returning them afterwards if possible.
