KPort Concierge is happy to invite you to this one of a kind property. Built in the 1860s, it is full of charm and vintage touches with a cool old barn, lovely marsh views, and tidal access out to the open ocean.
The barn has been converted into a play space for both adults and children alike with a ping pong table and shuffleboard downstairs, and additional sleep space in the form of a long, built-in daybed and a playroom full of activities and games for the kids upstairs. This connects to the old part of the house via a mudroom, where you will find life jackets for everyone in the family and beach gear should water activities be on the agenda.
The old part of the house includes a full bath with a shower, clawfoot tub, a ground floor bedroom with a queen-sized bed, and a custom-built staircase made from salvaged wood from Brooklyn, New York.
Upstairs you will find the “bunk room” with 5 built-in twin beds and a large tv- perfect for movie and sleepover nights- the kids’ #1 request when building the house. There are two additional guest rooms with queen-sized beds and the primary bedroom, boasting soaring, beamed ceilings, a 65” television, and a balcony with the best water views in the house. Restoration Hardware beds and Puffy Cloud mattresses combined with ceiling fans and screened windows for Maine nighttime breezes ensure a pretty perfect night of sleep. An en-suite primary bathroom and a guest bathroom with a shower and clawfoot tub complete the upstairs. This house has a king bed, two queen beds, and eight twin beds. 
Downstairs, the heart of the home is the great room extension. This room houses the kitchen, living, and dining areas. This room is made for entertaining and congregating, with an open kitchen with a professional-grade gas range and modern appliances, a salvaged wood Island with seating for 3, and a vintage wood dining table that seats 12.
The living space is decorated in serene neutral tones and includes a 65” inch tv, a gas fireplace for cool nights, and sliding doors out onto the back deck, with views out to the water. Out back, you will find a built-in stone fire pit for s’mores nights and a stone pathway out to the water, where kayaks and paddle boards are available for use. Explore the marsh waterways that weave through the Rachel Carlson Nature Preserve adjacent to the property (excellent for bird watching) or paddle out to the breakers and watch for the big boats heading out.
Aside from having its own village with a gourmet market, a grocery store, retail shops, several delicious dining spots, Cape Porpoise is only a couple minute drive from downtown Dock Square in one direction and a couple of minutes to Goose Rocks Beach in the other direction. Being compact, everything in Cape Porpoise is an easy walk or bike ride from their house, and almost everything they could need is right there.
A typical visit involves stocking the house with groceries from Bradbury Market, breakfasts spent at Musette or Cape Porpoise Kitchen, picking up lobsters from Nunan’s Lobster Hut, shopping for house goods at Farm + Table, and dinners or drinks at The Ramp, Pier 77 or The Lost Fire. These options are within one mile of the house, making leaving Cape Porpoise during any visit entirely optional.

New Years Eve
We had a fantastic stay over New Years - four families (grandparents and cousins) and the place felt ideal for a reunion. It's beautiful. The space is perfect for families with kids because there is an entire separate space for games. The only 'challenge' may be deciding who gets the master suite (which is absolutely gorgeous). We will certainly be back!

75th Birthday Celebration
Ten ladies celebrated my 75th birthday in Cape Porpoise and had a blast. Everything was perfect. The communication from the property manager was outstanding! We loved the fire pit! Great house to vacation in!

Great place for a larger group
The freshly redone property at 41 Mills easily handled our large group of 9 adults and two children, 3 & 5. There was plenty of room for everyone to spread out. The large kitchen & dining area was well appointed and made meals easy for us. Kayaking & paddle boarding right from the backyard was a treat. The game room was perfect for a rainy Saturday. Our expectations were pleasantly exceeded.

Wonderful week at Cape Porpoise
Our family was absolutely thrilled when we arrived to find the property nicer than we could have imagined, even nicer than the VRBO description. The comfort, style, relaxed ambiance and lovely setting were ideal, with a layout that could suit varied groups, including the young children with us, and space and privacy for all. We were already familiar with the area, appreciating the quiet escape from crowds and traffic, yet with lobster pounds, chowder shacks, local grocers and shops close by. We loved the ease of launching kayaks from the back yard for daily paddles and enjoyed short excursions to a choice of beaches, nature preserves and coastal towns. The property was superbly managed, with quick and helpful response to any questions. Our three generations had a wonderful week here and look forward to returning.

Jena and Gabe are based in Fairfield County, Connecticut where they live with their three kids aged 2, 6 and 8, an ancient cat and a giant Newfoundland puppy. When they aren’t running their busy household, both work in finance. Jena’s focus is commercial real estate debt and Gabe’s is asset allocation. Outside of work, Jena loves exercise of all sorts, from swimming to running and skiing. She also loves interior design, antique shops, old homes and all things residential real estate. Give her a hot bath and a House Beautiful magazine and she is pretty content. Gabe’s loves are Miami sports teams, competitive games (ping pong and cornhole are favorites), cooking, and throwing a ball outside with his kids. In his spare time he’s been known to read Bon Appetit magazines or a guide to Fantasy Football. Outside of school, the kids are super active with the oldest two participating in swim, gymnastics, soccer and tennis year-round. However, when they are in Maine, they love taking a break from all of it and spending hours of unstructured time outside, just building forts, collecting shells and sea glass, and identifying new birds and sea life. The two-year-old loves “going on holiday” in Maine. Mother’s Beach and Goose Rocks are fan favorites of hers for building sand castles, playground time and chasing after her big brother and sister. The whole family shares an affinity for dining out, so restaurant visits are always on the agenda when visiting Kennebunkport. Top requests, of course, are local oysters, lobster and mussels.
