You and your guests will love the airy and spacious living room with the large windows and sliding glass door to the lanai. Dine el fresco on your private lanai with ocean front sunset views or enjoy your morning coffee while watching the peaceful ocean waves and the turtles play.

The fully equipped kitchen features stainless steel appliances with spacious granite counters, a new dishwasher, microwave, refrigerator/freezer, stove top with oven as well as cooking and eating utensils for the chef of the family to create delicious meals with ocean views! The dining area offers a table with seating for four.

The primary bedroom suite offers incredible ocean views with a comfortable king-sized bed with luxurious linens, two nightstands, and a walk-in closet to provide the space to unpack and feel at home. There is also a large flat-screen Smart TV to help you unwind and relax or fall asleep to the sound of the ocean waves. Primary ensuite bathroom featuring a large granite vanity and a walk-in shower. You will find this bathroom to be so spacious.

The guest bedroom offers two twin-sized beds also with luxurious linens and has the ability to be converted into a king bed upon request. This room is also equipped with a Smart TV, a tall dresser, and closet. The guest ensuite bathroom features a shower/bathtub combo and granite vanity sink.

Perfect stay

This apartment was clean, well appointed and on a great beach for snorkeling. Close to lots of other beaches, restaurants and shopping. Beds were comfortable and there is in unit laundry which wasn’t clear from the listing but a good surprise.

Or family of four enjoyed our time in this unit of the Royal Mauian building very much. We love Kihei. This location is close to so much. Managers and on site building staff were fabulous.

Booked this location as stayed in the same building a few years ago. Unit was well stocked. Master suite bed was comfortable. Great whale watching. A/C unit was loud and I thought too large for the balcony. The bedroom carpets should be replaced in my opinion. Overall, loved the location and the unit. Would definitely stay there again.

Positives: very clean and well-kept. Amazing location. Snorkeling was great just off the hotel & Kam 1 beach. The inside was clean, well-decorated (love the bathroom tiles), and roomy. The property managers were quick and easy to reach via text. Definitely one of the best Kihei places we've stayed. Negatives: noisy tourists every night at 2am. Windows and sliding door are cumbersome and need replacing. Noisy A/C. No hot tub and it was a pretty windy location. Kitchen is tight with little room.

Family Vacation

We stayed in July. This condo has excellent beach access. Loved that. It is also within walking distance to restaurants, shops, a natural grocery store & convenience store. The free snorkeling right outside our door was better than the paid snorkeling trip. We saw turtles every day. The kitchen was equipped with essential pots, pans, & dishes for meal prep. From the balcony we watched the sunset every evening. It was great. Our kids are teens 17/19 B/G. They loved the location as well.

Spectacular views of the ocean and mountains and great location

Our family of 5 loved staying at this condo. The beach access couldn’t be better. The condo was cozy for our family of 5 but with 2 bedrooms and 2 bathrooms, a washer dryer and full kitchen it had everything we needed. Sunsets are the best from our patio! Make sure to take advantage of the snorkeling in the morning right outside the condo. The turtles are everywhere! Easy access to surfing lesson, rentals for boogie boards, snorkeling equipment, and delicious eats. The cinnamon roll restaurant is a must! Our only critique is the sliding door to the patio needs fixing. Even with WD 40 it is extremely hard to open and close.

Wonderful location

Lovely view, amazing location. The rooftop barbecue area was fabulous and the sunsets and turtle watching from the roof were unreal. Having the public park steps away from the condo was awesome for our teens as you aren’t allowed to play catch on the condo grounds. The kitchen was tiny but well equipped (we cooked on the barbecues mostly). My 17 year old said the sofa bed was the most comfortable one she has stayed on. The blinds are light filtering, but not room darkening so we were happy we remembered sleep masks. A few places to hang beach towels inside the unit would be nice, and if the time comes to upgrade the furniture, a dresser in the main bedroom rather than the desk might be more functional, but those are tiny suggestions, not complaints. We would love to come back again!

Beautiful Oceanfront

Beautiful oceanfront, right on the beach, very comfortable. Close to everything, stores and restaurants. Kitchen is small but has everything you need. They do have elevators and small shopping carts to help take take your things up. Only negative is the sliding door in the living room. Took 2 people to open it so we gave up and everyone had to go through the master bedroom to go on the balcony. We spent a lot of time there, just beautiful! Also, the A/C was very noisy. We did see these 2 issues in the review. We managed and still loved the location. We did contact the host and they asked us to send pictures and videos of the 2 issues.

March Stay

Location of property was exceptional. Good view of the ocean from the room and 2 minute walk to the beach and 2 minutes from town also. Property was clean and comfortable. View is a little different than posted. Building is angled a bit from the ocean so you also have a view of the main road and the traffic driving by at night. The patio is not the best. They dont show in the picture but there is huge air conditioning unit on the patio so if you sit out there you get to listen to that thing run. Not the best. CB Island was very good. Got there at 8pm and checkin instructions must have gotten caught in my spam. Thought we would be sleeping in the car. Texted them and they got right back to us with the code to get in the room. Overall good property.

Nice, but could be nicer

The Condo is in a great location, with great views, easy beach access, nearby dining, etc. The pictures they show of the condo must be at least 10 years old. It simply doesn't look that nice anymore. It is in need of a refresh for sure. The sliding door barely slides, and only with a lot of force - a new set of door wheels is not a big expense - get it fixed! The mirrors on the lanai are in sad shape. The shower heads are poor. It's also an irritation to you have to bring your own paper goods and soap to a condo that charges as much as they do. I mean, come on, can't you supply a reasonable amount of toilet paper? Can you "spare a square?" Seems like a nickle and dime deal. I will likely not stay here again.

Cozy condo right on the water, a bit noisy though.

Overall my mom and I enjoyed our one week stay at Royal Mauian 206. The location is terrific...situated right on the ocean between Kamaole 1 and 2 beaches. We spent a lot of time on the shaded lanai whale watching, playing cards (when not too windy), drinking our morning coffee, and dinners in. The spacious rooftop deck was also a great plus, complete with grills, tables, and great sunset views. The master bed was very comfortable, and master bath well-appointed. My mom loved the pool, and the great oceanfront location to relax. Coldwell Banker was quick to respond to questions I had before and after booking, and also had unit available for check-in a couple hours early, which was so great. They also promptly reset the door code when we were locked out because door code got changed prematurely. Thanks, Jay! There were some things that were not terrific about our stay...and while nothing I will mention had a major impact on our stay, they are worth mentioning. Due to the high volume of foot traffic in front of/around building, there was a lot of noise. All but one night there were people on the beach until midnight being very loud, and each morning starting at 6am there are dogs barking and people walking and talking. In a word...LOUD. I personally need more than 6 solid hours of sleep a night, so it was a big bummer to have to close the windows to have any quiet. The sound of the waves during the quiet night hours were spectacular...just not enough of it to enjoy fully. The guest bathroom has no storage; it would be great to see a cabinet/shelves placed above toilet to provide a place to put items. The guest tub has very high sides...so high my mom did not feel safe stepping into/out of tub. Also the outlets in guest bath did not work. The guest bedroom is situated along outside walkway, and would be noisy if the windows were opened. One of the windows is completely broken jealousey shutters do not move as knob broken), and that same screen does not fit in window.. I took a video, please reach out to me if you would like to see. Also, the guest bed windows are strange...it is impossible to open more than 2 at a time due to the set up. There is so much furniture in this unit. The unit itself is decent size for Hawaii, but the amount of and bulkiness of furniture makes it feel so cramped and cluttered. Also it would be great to have taller lanai chairs, so guests could see over the railing easier.

Fabulous Stay at the Royal Mauian

We had a fabulous two week stay at the Royal Mauian - Unit #206. The condo was exactly as described - very comfortable and the location can not be beat. We enjoyed walking the three Kams every morning and being a part of the sunset celebration each evening. We even saw whales and turtles from our lanai. The location is great as so many evenings we were able to walk to a restauarant in the neighborhood, especially nice after long days of touring and snorkeling. Would highly recommend.

Great location with a great view

You can’t go wrong with this place. Absolutely beautiful view. Perfect location if you want to be close to the beach and all the amenities Kihei and Wailea have to offer. The condo was clean, comfortable and well stocked.
