We had a great time at this vacation rental. The layout of the house was a little strange but there was plenty of space for the whole family. Location was very close to the water which made swimming and using a boat easy.
This property was perfect for a large group, we had multiple adult couples going so the total number of king beds made for a very comfortable stay. The hosts were super responsive and accommodating, and we had direct access to the lake from our back yard where we were able to float out even without a boat. Great spot!
Our family had a great time staying at this property. The house if very large, with plenty of room for everyone. It is at the end of a quiet cove, with the community docs waterfront. It wasn't super easy to load/unload from a boat at the property, but it was doable. Overall, a great house, great location, and a good time!
We loved this place! It was a great lake-front property for a large group of people. The listing is accurate -- the property has 5 bedrooms with king/queen beds and one bedroom with twin beds. The host was very communicative and helpful. The check out process was more extensive than other rentals I have stayed at (e.g., they ask you to wash the towels before you go, you need to take all the trash with you, etc). Otherwise, it was a really nice stay. We would love to stay here again.

Beautiful home that’s perfect for a big family. We enjoyed the fire pit and huge yard. The property owners were very good with responding quickly to all of my questions. All in all it was a great experience, we will definitely be back.
My friends and I had a great time at the lakehouse. We have small-teenage children and the home was very spacious for everyone to enjoy together and solo time. We especially loved playing in the huge backyard and spent a lot of time relaxing on the porch overlooking the lake. The fans on the porch were a huge plus in helping keep bugs away. Thank you for the wonderful stay!
I would highly recommend Lake Anna a place to spend time at, unfortanately I would not recommend this location to anyone. It was not clean and the info was miss leading regarding what was available and expected.

We had 4 families with 9 kids and this place provided so much room and fun for them from a large downstairs (with ping pong), big flat yard, and great fire pit. The front porch off the big open kitchen / living space was fun central for the adults too playing board games and hanging out. The owners were beyond helpful with information and with accommodating our requests which made all the difference. (wife said to add that the kitchen was well stocked and easy to work in!)

We are sorry to hear you didnt enjoy your time. It would be really helpful if you could say what was not listed correctly. We are surprised to see this review from you as we didn't hear from you at all during your stay. We are sorry if the house didn't meet your expectations, but not knowing what you are referring to leaves us a bit confused.
As for the contract, we have been renting out houses through vrbo with our own contract for over 10 years now and we haven't had any issues doing so whatsoever. We have had a guest in the past cause quite a bit of damage to the property and VRBO didn't hold the guest accountable. So it was a lesson learned for us. We have the contract to protect ourselves, yes, but not to take advantage of our guest. Nor have we used it in such a manner nor would we ever. We appreciate every person who let's us host them in our homes and treat them as such.
This was the perfect place for me and my group of friends to stay for a long weekend at Lake Anna. There were18 of us and there was plenty of space for us to sleep and hang out. The house was very clean when we arrived and were comfortable the entire time. The owner reached out a few times during our trip to make sure we had everything we needed.
We rented a pontoon boat the first full day of our trip from Duke's Marina (only a few minutes away) which was awesome. On the second full day we went golfing at the Pendleton golf course which was very nice. At the house we enjoyed grilling and the fire pit. Overall it was a great weekend in large part due to this perfect place for our group.

Awesome place for multiple families - owners are wonderful!
Our group was multi-generational. The house is enormous and easily accommodated our group (we had up to 13 there the first weekend). Here are the highlights:
- Huge kitchen that is easy to work in while others still use it. Breakfast bar seats 6!
- Main living area features a SUPER comfortable leather couch that became nap central.
- Gigantic second floor deck was a wonderful hangout place and is protected from rain.
- There are FIVE comfy king-size beds in this house - awesome - and the bedrooms are roomy.
- Lake access is good because of the gentle slope to the water. There are tons of Adirondack chairs and loungers and plenty of space to set them up.
- It was SO QUIET on our cove.
- We enjoyed the size of the yard for CanJam and other games and took advantage of the fire pit, spending hours there.
The owners are fabulous people and treated us like family. It was clear that Gordean and Frank truly wanted us to have a good time. They offered extras we didn't even expect.
We lucked out with the most gorgeous weather possible. The house is situated in front of multiple boat slips, so the water view was not ideal; however, this did not diminish from our experience of the lake. The sheer size and comfort of this home and property made us super happy we found it!

Memorial Weekend not what we thought it would be
We wanted to write to let you know about our experience at your property over Memorial Day weekend. We did have an enjoyable time visiting with friends, boating, etc. but there were some concerns we wanted to pass on to you.
The dirty screens, windows, back balcony and garage were not welcoming. One of the first things we did was vacuum areas that were littered with bugs, spiders and cobwebs. Attending to the dirt on the screens and windows was a little more than we wanted to tackle while on vacation. One of the guests found a spider on his bed the first evening as well. We do understand that insects will find their way into a home, especially one that is not in use 100% of the time but we also feel that more could have been done to prepare this house in advance.
We also feel that it should be made clear to future renters that the lake front area is a shared area and that the house sits very close to another house. This was not something we knew ahead of time.

First I have to say I am really sorry that the house did not live up to your expectations. In 12 years I have never had a negative complaint about the house. I am sorry the windows and screens were not cleaned, that was beyond my control. The windows and screens are cleaned each season before Memorial Day. Unfortunately, the company hired, the lead man had a stroke and was hospitalized suddenly, therefore backing up their schedule. I could not find anyone to come out and get this done last minute. The windows and screens were cleaned the Wednesday after Memorial Day. As far as the balcony and garage, they were cleaned the day before you came. We are living in the woods at this location, and you can clean the balcony and garage, and the next day the spiders and webs could be back, especially if no one is using the area. As far as the inside of the house, I am a stickler about spiders and spider webs and my cleaning person knows this. Most times, as I did the day you were coming, I will go in and inspect for spider webs and spiders, this is the biggest complaint in the Lake Anna area, especially in houses that are not used daily. I am sorry I did not find that spider. I do have the house next door; it is approximately 50 feet away. Each house has its own water front, however, we feel that our renters get more out of their visit, if they can use the whole area between the houses, and that is what they do. We have had some great football and soccer games in the yards. In fact most times they visit with us often at a bonfire, or swimming. Any renter should Google the rental house to see its location to the water and other houses. Again, I would like to apologize and I wish you and your family a great summer!

Good news; not much traffic at 50+ boat slips directly in back, house has ample room for large gatherings. Back porch has 3 tables very nice for large family meals together. The lake is nice. However, everything is extremely dirty, dead bugs in kitchen drawers, old open bag of coffee sticks to the shelf if you try to pick it up. Old food in kitchen cabinets, open bags of chips etc.
Kitchen sink is mounted sideways. Dead bolt in the basement installed with key to inside, where kids would stay, so be careful not to get locked in(fire hazard) Bucket holding water from leaking plumbing under the sink. Hot/cold water are installed backwards in basement bath. Access to 2 bedrooms is from exterior, you have to find a key, go out of the house to get into the bedroom. Windows in those 2 bedrooms into bedroom next to it. If people in the next room leave light on, you will have light in your room too. Everything about this house shows that the owner does not take it seriously and thinks this is a game. Roaches in basement. For 18 people we found 5 towels and 2 hand towels, until we requested more. A few of the beds had no sheets when we got there. The dishes were all in the dishwasher when we got there. Can of spray paint adorned the mantel, multiple broken chairs on back porch. An old table was re-purposed on back porch with mildew and tiles falling off . Filthy, filthy seat cushions on back porch. Grill has never been cleaned. Owner did not respond to 3 messages prior to checking in. I wish I could post actual pictures here. The trash can is actually a laundry basket. The mattress I slept in was old and awful. The blinds are broken and hanging apart. The ping pong table is held together with tape. Watch out for the metal thresholds in bare feet you will get cut. Some light bulbs were missing. Toilet paper holder rusted out or fell off and located in cabinet drawer. Carpet is torn in basement. Wood threshold covering cinder block is not fastened and moves when you step on it. The house next door (has a shared driveway, backyard and boat dock) has at least 4 old boats parked there and looks like a junk yard. Do not jump off dock, 12" deep max. Building house next door had nail guns and air compressors running all day even Sunday beware vrbo policy, must leave if you dont like it results in nowhere to stay after long drive, they gotcha! Disappointed this house would even be eligible on VRBO, no standards at all. Undisclosed exterior surveillance

We are not always perfect by any means. Things happen as they do at all homes, but when they do, we do our best to rectify the situation in its entirety as soon as possible. We want to make sure that you are getting the experience that you paid for. Customer service is very important to us. We are in the business of providing a place for people to have a good time and make memories with all their friends and family in the comfort of our home while being able to enjoy being a bit out in nature. We want you all to enjoy your experience so much so that you want to come back. Which is generally the case.
Although we don’t agree with everything being said in this review and acknowledge that some facts are being misrepresented, blown out of proportion, and the review being written in retaliation of us not agreeing to his attempt at extorting a 50% refund in order for him to keep quiet and “drop it”. Despite all that, we will always take our bad reviews into consideration and go over them hoping to get a better understanding of what people’s expectations are so we can provide better service to our customers. At the end of the day, no matter what the situation is, we feel terrible if a customer has an experience which falls short of their expectations with us. That is the last thing we want and for that we are honestly very sorry. With that being said, there is an appropriate way of going about communicating and having your needs met, which does not involve disrespect and personal attacks. Customer service is and always will be very important to us.
The photos don't do this listing justice; the common areas and master bedroom are HUGE! We had several friends come hang out for Labor Day weekend. It's a nice gated neighborhood and there is plenty of space between neighbors so we were free to play some music on the giant covered deck and have a great time without disturbing anyone. The house was very clean when we arrived, the kitchen well-stocked, and all the appliances were in excellent working order. All in all a VERY comfortable house for a vacay. * The water access for this property is adjacent to the common area and wet slips, so swimming area is limited. There is a beautiful lakefront park a few miles away though (Pleasants Landing; there is a cost for admission). **We rented a house on the next street with the same general layout; I'll be leaving the same review for that one, so if you're checking out the other one, this review is legit.

Large house, good for extended family get togethers. Property needs some updates and TLC.
I stayed with a group of friends for a weekend and found the house to be very clean (inside) and spacious.
It was very easy to communicate with the hosts as they were very responsive and accommodating.
Outside deck was very spacious and about a dozen of us could all sit there while grilling. Grill needs replacement and outside deck can use a 1 time clearing of spidewebs.
Overall, it was very enjoyable and comfortable stay.
The property was excellent lots of space to relax with friends and family had newer updates than a lot of previous reviews have mentioned ie newer televisions etc
Everything was just a bit off - listing mentioned lawn games and use of a garage, which was locked and the property manager was unresponsive to just that inquiry - they responded to us about a different inquiry.
Check-in complexity and check-out requirements were onerous - a multi-step, multi-platform signing process, and despite mentioning a cleaning crew on the checkout documents, a pretty extensive cleaning list.
The property itself is a lovely location, big yard, a quiet cove, easy to find. It is important to note that there are boat slips 15 feet or so in front of the waterfront of this property, we were able to have some younger kids swim with no issues, but it may be too close to boats and propellers for some folks. It's not all that busy at any point.
Overall, we enjoyed ourselves at the property, but for the ratio of rental price to quality, we won't be booking here again.
Our family always has trouble finding a place at a reasonable price for 20 of us to stay. The rooms in the house are very large and we had plenty of space! We were able to tie our boat in front of the house and enjoyed swimming in the area in front. Our only complaint is the number of spiders around the outside and inside walls of the house.
