We couldn’t have asked for a better place! Our large group had plenty of space, and the home was well-equipped with more than enough beds for everyone. The location was ideal—just a short walk to the lake. We especially enjoyed grilling and dining out on the deck. Mark was incredibly responsive and helpful throughout our stay. Highly recommend, and we’d absolutely stay here again!
Reunion with 18. Plenty of beds and even one room to spare. Nice to be close to the beach. Enjoyed the deck and BBQ. The cooler and brand new beach chairs were a plus!
Great place, but should alert renters about multi floors with stairways only. Any adults in fair or poor condition could not stay there. Nice place with lots of space and games to play.
Communication with the property manager was excellent. The property is just as described. The location in walking distance (just down the hill) to Zypher Cove was awesome! We were very happy with our stay and would stay again.
Bonding trip for our family. We had an amazing time and it was perfect for us because there are three levels. Those who wanted to sleep peacefully stayed at the bottom floor so the top floor can play board games and be a little louder. Awesome for teens/kids as well.
This house was in a great location and had lots of space for our large family gathering! The dining table was huge- just like we needed. Private, forested location a short (10 minute) walk from the beach! Near hiking and grocery store.
There were a few items we would have liked to have: cookie sheets, a toaster, hot tub/beach towels- these seem like basics to me. Beach chairs would have been a huge plus!

The kitchen items have all been purchased and beach chairs are in the garage... thanks for the feedback.... Mgmt
Great property and had a nice stay. The only downside was that the wifi was not working so 5 of us had to work all day Friday in the South Lake Starbucks. I tried to text the property manager who did not respond. That said, Mark was responsive via email for issues regarding snow removal and making sure we could leave safely.

Sorry for the WiFi issues we had a few outages with the bad snow storm that caused the WiFi issues most of the weekend otherwise it usually works great...
Great for a large group—but not the value we expected
The best thing about this house is the size. It was spacious enough to fit our entire family of 17, with plenty of beds and room to gather. The owner was great—very responsive. The hot tub worked, there were multiple refrigerators, enough propane for the BBQ, and the WiFi was reliable. The walk to the beach was manageable, though a bit scary with kids on a dirt path by a highway. We also appreciated the portable AC unit on the kitchen level and the adequate supply of pots and pans. That said, given the premium cost, we expected less of a run-down feeling. Several issues stood out: not enough silverware and glasses, extra pillows but no extra pillowcases, no BBQ tools, warped balcony boards, broken glass in the Master Bedroom carpet, worn and unclean outdoor seating, an unusable stove burner missing a controller. The listing says “sleeps 10” even though the bed count indicates 20—confusing. Lots of stairs, and at 6,200 feet elevation, even the healthy members of our group felt winded going from the garage to the kitchen. A few of the outdoor steps were unstable, which felt unsafe when carrying heavy items. In the end, we were grateful to have everyone under one roof to celebrate my dad’s 80th—but it felt more like a well-used personal house than a professionally maintained rental. If you’re hosting a big group and come prepared with your own utensils, it can work well—but the value didn’t match the price we paid. Had the rate been lower, it would probably have been a 4-star

Cost vs Value Received
The unit was a great place for a family reunion with ages ranging from 8-72. The large number of bedrooms and floors enabled each of the four families to have their own "private" space. The unit was very well provisioned but the exterior was not well maintained, No key was provided, so all entry and exiting had to be done through the garage. There were cobwebs all over the stairs going up to each level, the barbecue did not have propane and the garage light was out. The screen door to the main deck could not be opened to the point we could not renter the unit while on the deck. There is no view of the lake.
Saying this, the manager/owner was responsive when we called with issues and was able to correct most problems.
The unit is NOT air conditioned. While this is common for the Tahoe area, it created some problems due to the unusual heat wave the area was experiencing. The rooms on the third and fourth levels became very hot and there were an insufficient number of fans available to make the rooms comfortable at night.
It should also be noted that the master suite is on the third level and requires a a fair amount of climbing which can be an issue for elderly people or anyone trying to bring suitcases up multiple flights.
The VRBO website showed the unit at around $1,900 per night, but by the time various fees and taxes were added, our stay ended up costing more than $3,000 per night! Because of that we did not feel the price was worth the value received.

Propane is always provided but the tank was left in garage so maintenance came over and took it up to the deck with the BBQ... screen was repaired..... AC is currently in the process of being installed so summers will be much more enjoyable... thanks for the feedback... Mgmt
