The completely renovated upstairs apartment has lots of charm. Very spacious with two floors included in the apartment. The master is on the main floor with the living room, bathroom and kitchen and the two additional bedrooms are on the third floor. Roomy and able to sleep 8! Home was beautiful! We loved the little squeaks the floors made. It added to the old home charm. Snacks in the kitchen were a hit with the kids. Would definitely rent again if we’re in the area! Communication with host was quick & easy, they’re very responsive & accommodating! We got into town earlier than expected & they were able to let us check in early which was great!
The house is very cool - the uniqueness that only comes with old houses paired with the freshness of updates (kitchen, bathroom). It had everything we needed.I would highly suggest the next update being new mattresses. All of the beds upstairs are incredibly squeaky & I was surprised at how EXTRA firm the master bed was (not a typical hotel/vrbo fit).The location is central to everything - manitou springs, movie theaters, museums, etc.
Our second time staying here ! My kids, husband, and I really enjoy this property and it seems they are constantly adding small bits and changes to make it better. It’s close to everything in downtown Colorado Springs !
This place was great for what we needed! We were out all day so it was nice to come back to a cozy place right in town. We like charming older places and Frank’s Flat is clean and updated in all the right things. Beds were comfortable. The host was quick to respond. We would stay here again.

This is the second time I've stayed at Frank's Flat. The check in process is very easy and the place is always clean. I would absolutely stay there again. Very quiet neighborhood.
The heater didn't work in the living room. Nice place. The relatives I went there to visit weren't sure about that neighborhood, but I had no problems.
Brrrrrrr……..I don’t know if this is the regular routine, but there was zero heat turned on when we arrived. According to the portable heater we plugged in, it was 55 degrees in there. This is an old home with old heating. Mostly baseboard electric. The first night was cold for everyone other than the person that slept in the smaller upstairs room. Between the baseboard heat and the portable heater, it was ok the first night. We had to open the oven door and run the electric oven to help heat the place when we were home. It took two days to get it comfortable. The door didn’t function properly upon arrival, but I will give them kudos for taking care of that situation quickly and effectively. It is as advertised other than arriving with no heat turned on in Colorado in the winter. Very close to downtown and the bar/restaurant scene as well as a bunch of fast food options.
Overall, it is private, easy to find, easy to communicate with the owner, and the kitchen is clean. However, the house is a bit old, so it makes some noise and the air conditioning is noisy.

This place was very nice and fit us all very comfortably. I wish it had 2 bathrooms and washer and dryer in the unit, but would definatwly stY there again.
Check in was easy, plenty of parking convenient location. The kitchen was great with seasonings and plenty of dishes. A full length mirror would have been really nice but not the end of the world. I would definitely stay again
