This is a 1BD/1Ba property. We offer:
- KING BED in the main bedroom
- FULL SIZE sofa bed.
** We now have a 4in Mattress topper to go on top of the sofa bed**

The property is located on the second floor of the building. Rent a bike with us, or bring your own bike to store inside the unit.

Additional amenities include a washer/dryer on the premises, high speed Wi-Fi, a Smart TV (Netflix included), Free Tubes (Please request), and a reserved free parking spot.

If you desire to rent our bikes, the rate is $25/day, and it can be negotiated for longer stays.

We offer:
■ Red bike - LG frame, for people of Height: 5'9" - 6'1"

■ Black Bike - SM Frame, For people of Height: 5'1" - 5'5"

Both bikes are hybrid, light weight aluminum frame - perfect for a 20-mile ride along clear creek.

FX 2 Disc is a stylish and versatile hybrid bike with disc brakes that let you stop on a dime and ask for change, even when the weather isn't cooperating. Train, commute, or ride for fun with the lightweight aluminum frame, 18 speeds, and semi-skinny tires that are fast on the road and stable on loose terrain.

☆House Rules☆

Welcome to Mountain Mama, We are delighted to host you. Please take a moment to review our house rules to ensure a pleasant experience for everyone.

1. **Early Check-in and Late Check-out:**
- Early check-in and late check-out may be accommodated upon request, subject to cleaners’ availability. Please inform us in advance.

2. **Late Check-out Fees:**
a. Failure to check-out by the designated check-out time, unless authorized, will result in a $50 late check-out fee, as this impacts our cleaners' schedule and their time is highly valuable.
b. If you stay for more than 2 hours past check-out unauthorized, you are responsible for that day's base rate without any discounts, and it still does not grant you possession of the property for the day. If you wish to extend your stay, you still must make arrangements with us accordingly.
c. You will be responsible for reimbursing us for any refunds given to other affected travelers due to your unauthorized late check-out.

3. **No Smoking:**
- Smoking and vaping are strictly prohibited inside the property. Evidence of smoking in the home will result in a minimum $500 cleaning fee to restore the home to a smoke-free conditions.

4. **Pet Policy:**
- Pets are not allowed to stay in the property, whether with a primary guest or a visitor prior authorization. Evidence of pets on couches or beds will result in an additional $200 cleaning fee.

5. **Excessive Guests:**
- Any additional guests beyond those established in the reservation will result in a $50 charge per guest.

6. **Damages:**
- Guests are responsible for any damages caused to the property or its contents during their stay. Please report any damages to the host immediately.

7. **CLEANING:**
- Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100.

8. **NOISE:**
- Please respect our neighbors and keep noise levels down, especially during late hours (10:00 PM to 8:00 AM).

8. **MAINTENANCE**
- Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regard to
this. If a previous guest has damaged something minor, and we were unable to fix it before check
in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.

8. **PARTIES**
- The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200 in addition to reimbursing us for damages done.

By booking with us, you agree to abide by these house rules. Failure to comply may result in additional charges or termination of your reservation.
