From this home it is just a short walk into the Town of Estes Park and an easy 1.5 mile drive to the Beaver Meadows entrance of Rocky Mountain National Park.
The main level great room has a gas fireplace to gather at with river and mountain views all around...no artwork needed on these walls! This is simply the ideal family gathering place with its adjoining fully equipped kitchen and dining room area. Gaze out to take in the perfectly clear Colorado sky, river and mountain views!!
From the great room you can step out to a fantastic deck to enjoy excellent mountain views along with the sights and sounds of the Big Thompson River! Take it all in while enjoying a cup of morning coffee, evening glass of wine, reading a good book or cooking dinner on the gas grill!
The cozy master bedroom en suite is also located on the main level. Open the windows and let the sounds of the Big Thompson lull you to sleep.
Also on the main level is a powder room, laundry area and 2 car garage.
A second family room is located in the lower level along with 2 queen bedrooms and a full bath. From this level you can walk-out onto the patio and spot elk and other wildlife moseying along the Big Thomson River! Or simply sit back, relax, and enjoy the view!
And a BONUS.....enjoy the AIR CONDITIONING (a rarity for homes in Estes Park!) on those hot summer days!!!!
As our guest you will enjoy access to HOA-shared common fishing areas along the Big Thompson river.
Wildlife sightings abound with frequent visits from elk, deer, wild turkeys and even an occasional bobcat.

**The rentals for this home are managed by Mark and Sue Werder (aka Good Neighbor Vacation Rentals) who live just a few miles away and are available to assist you with your stay! **
** The occupancy for this home is 8 total if at least 2 are children or 6 total if all adults. The 8 total includes day guests who must be approved by the manager. No weddings or other group events**
** Please note that the fire pit at Mulligan's Lodge is NOT part of this rental due to safey concern for threat of wildfire**

Amazing house. Having the river right outside the back door was so peaceful. The sprawling windows in the living area made us feel like we were taking in the views all week long. Opening the back door let in the cool air and the calming sound of the water. Plus our kids loved “hiking” on the rocks!The host was incredible. Reached out with great tips for our first trip to Estes Park and when we had an issue with the oven, they reimbursed us for a meal when we had to order food instead of cooking as planned. Would absolutely stay here again
The place was amazing! The host was amazing! The property was close to the park and close to town. We also loved walking the trail to the coffee shop each morning. We would stay there again in a heart beat.
Super clean and well stocked home! And that’s on top of the perfect location. I was so sad to leave the sound of the river behind but loved our 3 days easily moving from in town activities to the National Parks. All of the recommendations of places to eat or things to do were spot on and so appreciated. I can’t wait to go back to Eates some day and this place would be on my list to stay again!
This beautiful home sits on the edge of the Big Thompson River. The home was well stocked and we were able to enjoy family meals and fun times with three generations. Every day we saw deer around the property and we loved the view of the river from the balcony. It really was a perfect home for our family trip.
Beautiful, clean and well maintained. We did a good bit of fishing and loved being right on the water. Scot's Soorting goods rents equipment and you can buy a license there.
We absolutely loved this property. After seeing the back “yard” we quickly drove to the sporting goods store and bought a fishing pole for our kids. We had the best time playing in the river. The house was very comfortable and clean. Exactly what we hoped it would be.
Great place to vacation with amazing river views! Very impressed with the quality of the home. The host kept in communication with us through out the entire trip. It was close to all the action in Estes Park and remote enough to enjoy the wildlife that walked through the property. I would definitely recommend this place!
Everything about this house was perfect for our family. We are already planning our Estes Park vacation for next year and we wouldn’t think about staying anywhere else.
This property was perfect for our family vacation to Estes Park. Our host checked in with us before, during, and after our stay and responded immediately when I had a question. The house is even more beautiful than pictured. We had easy access to lots of activities including downtown and RMNP. The river running next to the property was especially nice. I would 10/10 recommend this property to anyone vacationing in Estes Park!
The easiest 5 star review I’ve given! The house is in an incredible location near the opening of Rocky Mountain National park and so close to shopping, restaurants, and a number of hikes. We couldn’t have asked for a better experience - the house is gorgeous and Sue was so kind in providing any details we needed for our stay. We saw a herd of elk right below our deck on multiple days, wild turkeys, and even a bear across the river - marking off all the things on my weekend bucket list. We used the weekend as a get away for a few friends and the views and atmosphere did not disappoint. Thank you so much for sharing your home with us!

From the Owners- We have lived in Greeley, Colorado since 1972 as does our son’s family. We winter in Tucson, Arizona so we have the BEST of both worlds. After he spent many summer vacations as a child, with his family in Estes Park, Nick always dreamed of owning in a cabin in the Rocky Mountains. We love the location of this townhouse as it is halfway between the entrance to Rocky Mountain National Park and downtown Estes Park with all its restaurants, shopping and activities. The new construction has many attractive amenities & upgrades, including air conditioning, all new appliances, etc., and a GREAT location right ON the river. The great room’s wall to wall, floor to ceiling windows bring the great outdoors into view the moment you step inside. Handmade log beds and Colorado lodge furnishings combined with modern conveniences like granite counters will make your Rocky Mountain stay memorable.
