The Bunkies on Boathouse Row - designed by Historical Concepts - are nestled in a charming lakefront location within River Dunes, an award-winning master planned community that embraces gathering spaces, spectacular water views, year-round boating and outdoor living. The cottage courtyard is beautifully landscaped with classic southern favorites, shared fire pit and fantastic views of Grace Harbor.
Sweetwater Cottage is a one bedroom, one bath weekend getaway part of the Southern Living Inspired Community on Boathouse Row. This cottage is furnished with a beautifully king bed, comfortable sitting area, kitchenette and table as well as basic cable and Wi-Fi. Screened porch and shared fire-pit overlook the harborview location. Cart garage houses 2 bikes for guests to use.
Renters enjoy a Guest Membership at the River Dunes Harbor Club and have access to the community pool, clubhouse, and outstanding Club Dining Room. The Harbor Village features the new Yawl's Café, Red Rickshaw (a home interior boutique), Spa, Steam and Saunas. The Provision Company in the Village has any provisions you might need. Come visit us in the sailing capitol of North Carolina for fishing, hunting or just all-around relaxation. Harbor Club Guest Fees are specific to each home.

This property was everything and more! The bikes that came with the property were amazing and we rode them almost everyday! The pool area was nice and not too crowded! The food at the Harbor Club was amazing, definitely recommend! This property was perfect!
We loved every inch of Sweetwater Cottage. The neighborhood amenities are very nice and easy to access. Bullfrogs sang us to sleep. Spotless and comfortable!
Super quiet neighborhood. Nothing is closer than Oriental, so plan your trip accordingly.
We ate at Brantley’s, Barcos, and Toucan Bar and Grill. All were good. We took the ferry from Minnesott Beach and spent a day in Morehead/Beaufort-great day trip. We left relaxed and rested.
Highly recommend.
My only criticism of the trip? It’s been so long since I lived down east, I forgot what sweet tea tastes like when made with sulfur water …

The bunkie is super cute and the furnishings are well suited. However, The room, bedding and linens all smelled like artificial fragrance. It was like walking into Ulta and being consumed by scent.
There was a thick layer of dust on the air intake and black handprints on the attic access door. my husband said there was black stuff growing in the ice machine.
16 Backcove Circle was the perfect place for a quiet getaway! The bunkie was the absolute cutest -- inside and out. The shiplap, hardwood floors, reading nook with built-in bookcase made all of my Joanna Gaines dreams come true. I stayed in the winter, so it was quiet, which is what I was looking for, but I'm sure the community atmosphere would be amazing during the summer -- I'll have to come back! I wish it had been warmer so I could have taken advantage of the available bikes. The overall community is so picturesque to drive through or run through (it's the perfect place for your daily workout)!
Very cute little cottage, comfortable bed and nice Bathroom. Little deceiving in that you don’t have a water view. We couldn’t get into the carriage to use bikes but they were available at the provision store. No one else in the bunkers while we were there which was fine we were getting away for short break . Would be very nice if you had a boat, wouldn’t recommend if you’re looking for a lot of activities! The community is beautiful homes are replicas of old homes and the gas lamp posts throughout the community are so neat!

Sweetwater is located in the Harbor Community of River Dunes which can be found just outside of Oriental NC- the sailing capital of North Carolina. The River Dunes Community does have several amenities that are available to guests including access to the community pool (during summer months), tennis courts, bikes, Yawls Place and the Harbor Club restaurant. The Village of Oriental is located just 10-15 minutes from Sweetwater and has multiple dining options available year round as well as shopping, art galleries, a brewery, and coffee shop. We hope you had a relaxing stay and look forward to hosting you again soon.
We had a nice 3 days at the Sweetwater cottage in River Dunes. The area is beautiful and quite, VERY quite. We were there from Monday afternoon thru Thursday morning, and discovered that this time of year, everything in River Dunes, and the village of Oriental are closed on Mondays and Tuesdays. But we enjoyed walking the dogs through the neighborhoods anyway. The house was immaculate and adorably cute.

Sent my parents for a weekend get away for their anniversary. They had a great time! They enjoyed biking, sitting by the pool and a delicious meal at the clubhouse. We will be going back for a wedding in October. Can’t wait!
This was a great place to stay! Beautiful accommodations. So nice to have bikes and kayaks to use. Great little Cafe to eat at. We would highly recommend!
We had a lovely stay at the cottage. My husband and my 2 pups thoroughly enjoyed the peacefulness of the River Dunes-community. The bunkie was clean and well appointed. The quaint small back porch was a welcome spot to sit and sip. We stayed Mon-Wed, which as per the very pleasant worker at the Provisions store told us is the most quiet time to visit, she said the weekends are busy with weddings. Sadly we were unaware that the cafe was closed on these days. Being that the bunkie had no means of cooking we we had to travel out and find meals in outdoor venues that would allow us to bring our pups. If we were made aware of that prior, we would have planned for that. The entire visit we only saw one other couple who biked by the cottage. Each of the surrounding
cottages were unoccupied. The area is somewhat desolate. The grounds are very nice, we walked about with our dogs and sat by the water and enjoyed the spectacular view. We did do take away from the Marina Club restaurant, burgers/pizza which was very tasty. The location of River Dunes is remote (that is part of the charm) a true getaway. If you seek solitude with your furry friends definitely stay at the sweet water cottage “bunkie” - it’s adorable. You will delight in all the coastal decor and comforts, even in such a small space.

The River Dunes community is beautiful, an "oasis" of new and pretty in the otherwise typical NC coastal area. Really nice environment and the small house for 2 is perfect. Nice comfortable bed, large bathroom (shower water pressure is just fine), washer/dryer, Decent Wifi (better speeds in common areas free Wifi), small kitchenette area with a small fridge and microwave as well as Keurig coffee maker. Really nice decor overall. Great communication with Frazer and Assctes for checkin and checkout.
We had a wonderful time at River Dunes. It was the perfect getaway for my small family (spouse+dog). Clean, cute, and functional house with easy access to pool, bikes, kayaks/SUP. We will definitely visit again!
Loved everything about this property. I felt like I was living in a Southern Living magazine. The residents are very welcoming. The food was amazing. Highly recommend!
