Phoenix Aerie offers a rare blend of industrial history and modern comfort. Set on the upper level of a historic maritime building, the home’s elevation rewards guests with a bird’s-eye view of the harbor.

Designed for both family gatherings and corporate stays, the seamless flow between the open living area and the large wraparound deck offers an ideal space to enjoy the Maine coast in style.

LIVING & ENTERTAINING
The heart of the home is designed to bring people together, while the cozy living room is perfect for a movie night on the Smart TV with streaming only access. The “real” living room and the place to be is on the massive wrap around deck where you can take in the views and watch all the comings and goings over the water.

The open concept living area features panoramic windows overlooking the harbor and reliable high-speed Wi-Fi with extenders throughout. Please note the decorative stone fireplace while beautiful, is nonfunctioning and is not for guest use.

KITCHEN & DINING
Built for entertaining, the fully stocked kitchen features full-size modern appliances including a refrigerator, oven and dishwasher where you can unleash your inner chef.

When it comes time to eat, gather around the family sized dining table with gorgeous views out over the harbor and make traditional lobster bakes a highlight of your stay. The kitchen comes fully prepared with a coffee maker, toaster and all the essential cookware and dinnerware for your group.

BEDROOMS
The home sleeps up to nine guests across four spacious bedrooms. The layout is ideal for families, particularly in the Family Wing where bedroom four is accessed by walking through bedroom three.

The primary suite offers a queen bed, private skylight and ensuite bathroom. The second bedroom is a comfortable queen guest room, while the third and fourth bedrooms provide a flexible wing with high quality linens and airy coastal decor throughout.

BATHROOMS & LAUNDRY
With two full bathrooms, including a primary ensuite and a central family bathroom both featuring tub and shower combos, the home easily accommodates large groups. A full laundry suite with a side-by-side washer and dryer is also tucked away for your convenience with complimentary laundry detergent.

We provide essential toiletries and plenty of soft, fluffy towels to keep everyone feeling fresh during their stay.

OUTDOORS
The wrap around deck is the true highlight of the home and is the ultimate spot for sunrise coffee or an evening unwind with eastern panoramas out over the harbor and the peaks of Acadia.

This space is fully equipped for entertaining with a gas grill for alfresco lobster bakes and classic Adirondack seating designed for evenings watching the lobster boats return to the harbor.

ATTENTION OTHER THINGS TO NOTE!

Access to the home is via a 20-step exterior staircase leading up to the second-floor deck.

The home features a unique tandem layout in the family wing where bedroom four is accessed by walking through bedroom three. This setup is ideal for families with children but may not provide the desired privacy for multiple couples.

Because the property is situated above a working waterfront, you will experience the authentic sounds of a maritime village.

There are four windowless AC units. Since they do not need to be vented or drained, they can be moved anywhere in the home as needed. We also recommend utilizing the natural cross breezes from the harbor, along with the supplied fans, during the warmer months.

Please also note that the stone fireplace and woodstove are for decorative purposes only.

NEIGHBORHOOD HIGHLIGHTS

Located in the village of Manset, you are in the heart of a working maritime community. You are around a five-minute walk to the Manset Town Pier. Bass Harbor Head Light is a ten-minute drive, while Seawall and various Acadia coastal trails are only eight minutes away. You can reach the Southwest Harbor shops and cafes in three minutes, and the main entrance to Acadia and Bar Harbor is approximately a twenty-five-minute drive.

We sought out a rental with AC and picked this one over rentals without AC. This property listed AC, but when we got there, there were “windowless AC units”. The listing is misleading-most people would not look at the fine print on “AC”. I would not classify these units as AC; you should at least have actual AC wall units if you are advertising AC. Luckily, we had 2 people cancel, so we only needed one of the bedrooms. I would not call these units AC units. We had to constantly replace the ice packs and water required to operate the units and the smaller ones in the bedrooms did not cool sufficiently. The larger unit in the kitchen only cooled the kitchen and living room.

I sent a message checking in on you at 7pm on the night of your arrival. On day four you replied expressing that your stay had been “exceptional”. It is disheartening to receive a three star review overall and a four star review for communication when I was given no chance to remedy this problem. In fact, I was made to believe there were no problems and felt happy you had experienced an exceptional stay. This is a five star property, with numerous reviews and accolades on other sites. I am a host who cares and would have done everything possible to help you be more comfortable or at least compensate you for the let down you experienced. The portable air conditioner was placed in the dining room after a guest complaint from unseasonably warm temperatures a few weeks ago. This as evidence that when there is a reasonable solution to an identified failure, I am motivated and happy to rectify it. Unfortunately, as I’m sure you noticed, one room has no windows. The other rooms windows crank out toward the deck or simply cannot accommodate an AC unit. It is a safety concern to have numerous windows cranked out at all times in the walking path to the entrance. This is especially true if guests may arrive after dark. It is not realistic to uninstall and reinstall a portable air conditioner numerous times over a summer with the modifications that have to be made to work in a crank out window. What is provided is the best solution we could find after thoughtful research and consideration of our guest’s comfort. The true best solution is opening the sliding glass doors at both ends of the house to create a cross-breeze from the cool ocean air. This is often more than sufficient without the need for air conditioning, particularly at night. This is suggested in the house manual. We also have cellular shades for the two large, ocean view windows on order. This way they can be covered while folks are out during the day to alleviate how warm the house becomes in general. The listing is as transparent as it can be. Unfortunately VRBO only allows the option for AC as an amenity. The ability to differentiate type of AC does not exist except in the fine print. I’m sorry you felt the need to leave a three star review and four stars for communication when there was no effort made to communicate your concerns to me privately. I would ask folks reading this to peek at reviews on other properties I host as reference to the type of host I am. There you will see the very kind reviews I receive based on my careful, timely, and considerate communication with each and every guest.
