The apartment is ideally located at the gateway of the Cap d'Antibes in the much sought after area of ​​Ponteil, 300 m from two sandy beaches and in easy walking from the historic centre of Antibes and the lively resort of Juan-les-Pins.

It contains a lounge/kitchen and separate bedroom located on the 3rd floor of a luxury residence with a good-sized swimming pool, gardens and a caretaker The apartment consists of a living room with a double sofa bed with sleeping, a fully equipped modern kitchen, a bedroom with double bed and large closet, and a bathroom with toilet. All main rooms open out onto a long balcony with views of the town, sea and mountains.

A garage in the basement of the residence is included and there is a lift to all floors . A new kitchen and air conditioning were installed in 2019. It has free wifi.
For small children, we provide a high chair, cot and beach toys.

The building is in a residential neighbourhood and is set in beautiful gardens. The beaches of Ponteil and Salis are both within 300m and have a magnificent view of the Alps and the Bay of Nice. Sandy beaches are also found at Juan-les Pins and in the historic medieval heart of Antibes, which are also easily accessible on foot.

In a few minutes walk from the apartment there is a small, but well-stocked supermarket (larger ones are in the centre, which can be reached on foot), an excellent bakery, restaurant, chemist, and newsagent (French, English and international newspapers). There are numerous good quality restaurants, bars, shops and galleries in both Antibes and Juan-les-Pins.

There is a bus stop in front of the residence for buses to the centre and the old town (but you can easily walk to the centre and the old town in 10 minutes) and the famous Eden Roc Hotel on the Cape d'Antibes. From the railway and bus stations there are quick and regular connections to Nice and its airport, Cannes, Monaco and all the other attractions on the Cote d'Azur.

We enjoyed our stay very much. A good central location for the Antibes area. It is a quick walk to the promenade/ Mediterranean Sea. The three sliding doors make it very bright with one little view of the sea. The kitchen is well equipped with all that is needed to do dinners in after visiting a local market or store. Both our host and property manager were very easy to contact and responded quickly.

Lovely clean apartment with lovely views of the Alps and glimpses if the sea. We enjoyed sitting on the balcony and the kids appreciated the fast WiFi! Perfectly positioned fir a quick trip to the beach... Plage Soulis was the best, white sand, crystal waters. Close to all local amenities incl supermarket and boulangerie. Swimming pool was so quiet we had it to ourselves must dats and was lovely and clean. Fabulous stay. Woukd definitely recommend it.

Appreciation review

Fantastic location

We have the most amazing holiday at this property in a location that could not be better. Antibes is such a pretty place and this apartment is a fantastic place to base our stay and visit the south of France. Just a short stroll from the old town Antibes yet in a nice quiet relaxed area away from the crowds. Bus stop directly outside the apartment made it easy to hop on to get about up to the train station to visit Monaco or Cannes. Beaches literally 5 minutes walk from the apartment and a pool at the back of the well maintained apartment block. For sure we will return.

Bare necessities

The apartment is on a very busy street - there is constant noise inside the unit from cars and motorcycles climbing the hill of the boulevard on which this apartment building is located. The apartment was clean, but bare, with very minimal cheap furniture. There was no dish or laundry soap and no body soap or shampoo. The bathroom has a large tub with a hand-held shower hose that is not mounted to the wall. The shower curtain hangs from a cable strung between the walls. Although there is a small capacity clothes washer, there is no clothes dryer. We did not use the kitchen, which seemed to be in order. The outdoor pool, which is accessed through a maze of basement hallways and doors, has no adjoining bathroom. Our rental car could not fit into the basement garage space and on-street parking is very difficult to find. We paid in advance for seven nights, but we were so dissatisfied we left after two nights and paid more for better accommodations elsewhere in Antibes. The owner refused to refund any of our money, claiming that the apartment's condition is consistent with what was advertised. The manager stated that the level of our requirements was not consistent with our budget - maybe so - lesson learned - we will not try to be as economical on our next vacation.

We are obviously disappointed at such negative review and take any criticisms seriously. Unfortunately, there was clearly a mismatch between the type of accommodation sought and what we are able to offer, which is making our home in France available to holidaymakers. It is a shame that the reservation was made without properly checking the specifications of the apartment as stated and shown in photos on the VRBO website. The furniture and bathroom are clearly depicted in the photos. We strongly dispute the apartment is bare or the furniture cheap. The amount of furnishings are proportionate to the size of the rooms without making them cramped. The main pieces of furniture (e.g. bed, sideboards, table) are bespoke and of solid hardwood construction. There are some smaller items from Ikea, for example, but these would be ones which can be easily replaced if showing any signs of wear. Because of the curved walls in the bathroom, a conventional shower curtain pole cannot be fitted and thus a chrome wire line shower curtain cable has been fitted. We do not advertise that there is a tumble dryer or that shampoo/body wash is provided. The layout of the apartment block, including the garage size, swimming pool location and related amenities are beyond our control. There is a shower next to the pool. Ultimately it is a residential apartment block and not a purpose-built holiday complex which appears to have been the expectation. Prior to your stay we answered your queries about possible traffic noise. We stand by our comments that it is audible, and that we have never found it disturbing. Clearly it is matter of perception, but given the close proximity to beaches, the restaurants and shops, most accommodation in the town would have similar or greater noise levels, or would be considerably more expensive. For the record, the apartment is on the 3rd floor, at right angles to the road and set back approximately 30 metres. It is true that you moved out early, but without any prior warning to us or our agent and we were taken aback by the tenor and demands of your subsequent correspondence. Where renters have in the past raised concerns we have always tried to respond positively e.g. installing air conditioning, where this is possible. If potential customers are reading this review we would suggest carefully checking the details on the website carefully to avoid similar disappointment and to note this review is very much an exception compared to other much more positive comments we have received over the years.

An Interesting View

My wife and I stayed from 22 July to 12 August 2023 at this interesting apartment. Its on the side of the building and like the view it's eclectic. Like most holiday rentals in the South of France its very clearly a "for profit" operation, which anyone with prior renting experience will get. So, the mismatched crockery, knives and forks, glass yoghurt containers substituting as coffee cups were expected. We were warned about the rampant spin cycle on the washing machine and adapted to its demands. Others have commented on the bathroom and its somewhat odd layout and fittings, but it sufficed. Its getting on and needs renovation and upgrade, as does the hob in the kitchen. Then again its a rental so you get what you pay for. The one awful aspect of this apartment, which was communicated to the local agent was the double bed. Bespoke it may be, but its the creakiest lit in mainland Europe. So much so, turning over in the night woke us both night after night after night after night. I'm sure you get the point and are yawning already. It needs to be replaced or at the very least have firm metal bracing added as the screws holding the frame together have worn holes on the wooden parts. The agent did manfully try a fix with his case of cross threaded screwdrivers, but we all knew that 12 hours later the problem would be back. It was and it stayed. Would we stay there again? Probably if the bed offered a better nights' sleep. I've reached 1500 characters so bye bye.........

We are glad that your stay must have been good based on the star rating, but must respond to some of the comments made. Unlike many short-term rented apartments available on the internet, it is our own second home and not owned by a large company. It is therefore not a corporate style premises with standardised fittings, as would be apparent from the online photos. The crockery/cutlery may not all be matching, but simply we don't believe in disposing of the existing items when part of a set needs replacing, which would not be sustainable. I don't understand the comment about glass yoghurt containers with nothing fitting that description. There are 8 china coffee cups. The kitchen and hob are new, having been replaced in 2019 and is in very good condition. We're very sorry if the screws in the bed needed tightening, but having visited several weeks after your stay, we can report that it it has remained fixed.

Saubere und gepflegte Wohnung mit einem tollen Ausblick. Garagenplatz vorhanden, etwas eng aber es passt auch ein SUV mit etwas Feingefühl rein.Die Wohnung ist super gelegen. Der Strand ist nur wenige Minuten fußläufig zu erreichen. Die Altstadt und der Strand Juan les Pins sind in ca. 15 min fußläufig zu erreichen. Da die Wohnung an einer viel befahrenen Straße liegt, ist es nachts recht laut. Ausstattung ist soweit ausreichend. Eine neue Küche und Klimaanlage ist vorhanden.

Die Lage der Wohnung war gut und man konnte alle Sehenswürdigkeiten fussläufig erreichen. Begrüßen würde ich, wenn etwas mehr auf Kleinigkeiten geachtet werden würde wie: Wenn Handtücher im Bad bei der Anreise vorhanden wären, wenn Badetücher für den Strand oder den Pool vorhanden wären, wenn Liegen für den Pool in der Wohnung stehen würden, eine Steckdose im Bad zum Rasieren oder zum Fönen installiert wären, englische oder deutsche Fernsehsender einstellbar wären. Und die Bettwäsche bei der Ankunft bezogen wäre. Alles Kleinigkeiten die den Aufenthalt angenehmer machen.

Das Apartment hat eine gute Lage mit kurzen Wegen in die Altstadt und zum Strand, es war sauber und entsprach der Beschreibung. Die Küche war mit den notwendigen Utelsilien gut ausgestattet. Die Kommunikation mit dem Besitzer bzw Stellvertreter vor Ort war schnell und angenehm. Nur der Lärm der vorbeifahrenden Autos und Motorräder ist recht laut. Améliorations à envisager

Tout à proxmité commerces plage et restaurants.Le plus de la location la piscine ! Les bémols environnement trés bruyant (simple vitrage) une clim serait appréciable dans la chambre ou n'etre que deux personnes et dans dormir dans le clic clac confortable situé dans la séjour qui lui est climatisé.Pour rentrer dans le garage(assez étroit un koléos y rentre mais bon manoeuvres délicates) il faut prendre quelques habitudes.Monsieur Smith n'est pas responsable du simple vitrage et il faudrait vraiment changer la machine à laver qui un jour ou l'autre sera hors usage.

Merci beaucoup pour vos commentaires. La climatisation a été installée sur la base des conseils techniques d'un ingénieur local en climatisation pour desservir l'ensemble de l'appartement, en locataire compte de la taille de l'appartement, de sa nature relative à plan ouvert et en locataire compte de la durabilité environnementale. Nous n'avons eu aucune plainte des vacanciers précédents quant à la climatisation. De plus, nous fournissons en plus deux ventilateurs électriques. L'appartement est situé dans un quartier résidentiel. La résidence est en retrait de la route par un jardin de bonne taille et l'appartement est situé sur le côté et ne fait pas face à la route. Bien que la résidence soit située en ville, le niveau de bruit est certainement inférieur à celui de la vieille ville ou d'un emplacement directement face aux plages. De plus, toutes les fenêtres sont équipées de volets que l'on peut fermer la nuit. La taille du garage est typique d'un immeuble de son âge. Il convient à un VUS familial typique, mais comme vous le dites, il nécessite quelques manœuvres. En ce qui concerne la machine à laver. Le fonctionnement de la machine à laver et les autres équipements de l'appartement vérifiés régulièrement avant la saison de location et après la saison de location et des remplacements sont effectués en conséquence quand et si nécessaire.
