Whilst being a 200 year old historic building it has been fitted with all modern comforts and conveniences including a state of the art smart home automation system and a private cinema home theatre system.
Behind the stunning exterior of the Regency facade with its exquisite Corinthian columns, the interior has been carefully restored to feature the substantial array of impressive period features typical of this era, including detailed cornicing, marble fireplaces, polished wood floors, grand sash windows and high ceilings.
This beautiful period residence was in 2016 completely renovated and lovingly restored to exacting heritage-craftsman standards down to the finest detail, with the goal of combining the best of the old with the best of the new.
The Space
Arranged over five floors with up to 7 bedrooms (5 permanent with a further 2 on request) and three luxurious bathrooms, this magnificent Brighton residence offers the ultimate combination of city-centre living combined with Regency grandeur that's just moments from the beach.
Ideally situated in the heart of the ever-popular Kemp Town village with spectacular views out to sea, the house has been lovingly refurbished and faithfully returned to it's original splendour whilst offering an innovative and state of the art automation system for the ultimate in modern convenience.
Tastefully and stylishly decorated and furnished to the highest quality, the property offers everything that you will need to enjoy your stay in this beautiful and restful haven.
The impressive entrance hall leads in to the grand dining floor with it's large dining table, sumptuous velvet armchairs and working Regency fireplace. This opens into the fully equipped, bespoke kitchen complete with conventional, steam and combination ovens, bean-to-cup coffee machine, induction hob and stunning marble countertops.
On the first floor, the opulent drawing rooms boast elegant chandeliers, working Regency fireplaces and rich and comfortable furnishings. The original floor to ceiling French doors flood the rooms with light and allow access to the Juliet balconies, from where you can enjoy stunning and ever-changing views of the sea.
The Master Bedroom suite exudes restful elegance and enjoys a luxury ensuite with a feature double basin, rainfall shower and free-standing double-ended bath in which to relax and pamper yourself.
The 'family floor' has three beautifully furnished bedrooms with king sized beds. There is also a full bathroom with rainfall shower and free-standing double-ended bath.
The basement features a light and spacious lounge, delightful bedroom and a highly specified kitchen and bathroom. It also benefits from a patio area which is a wonderful space to enjoy the fresh air with a glass of wine or two.
The Neighbourhood
Portland Place is a quiet, residential street of grand houses and elegant facades just a stone's throw from the sea. You cannot fail to be charmed by Kemp Town village and it's boutique shopping, quality cafes and fine restaurants.
Just a leisurely stroll will take you to Brighton Marina or Brighton Pier and on in to the city centre. Here you can explore the eclectic Old Lanes and North Laines areas, visit the Royal Pavilion or any of the galleries and museums or simply shop 'til you drop at all of the major high street stores. There are restaurants and bars, pubs and cafes, theatres and comedy clubs galore to keep you entertained during the days and nights.
Out of respect for our neighbours we ask that noise be kept to a minimum after 11pm and our policy is that the house is not available for stags or hens under any circumstances.

We had such a wonderful time in this gorgeous property. It’s stunning with everything you could need as well as accommodating a large group. We managed to walk into town for parties but still feel like we had our own little oasis!

We loved the property. If checking out time was noon it would be even better
Lovely property, clean and well equipped. Great location for the pier and marina. There are a number of great shops and cafes near to the house for breakfast - would recommend the Egg & Spoon. Only consideration for less mobile guests is that 3 or the bedrooms are on the top floor; lots of steps!
A lovely house with lots of extras provided - this made life much easier for people arriving without a car. In our case it was especially suitable for teenagers who want to spend time without adults around! Lots of useful shops and eateries within a few minutes walk and an easy walk or bus ride into the centre of Brighton.

We never get our family together as they are spread far and wide so needed a large house to accommodate us all in a great location and this property met all our needs. It is huge and has everything a large family needs. It is spectacular but also feels very relaxed and everyone felt at home there immediately. We are definitely going to make this an annual event and really look forward to staying again next year. My wedding was in Brighton just after Christmas so I booked my very large family a place where all 14 of them could spend together. Portland Place really exceeded all our expectations. Not only was it as described but seeing it in person was even better. It was also decorated for Christmas which made it feel cozy and festive since they were all there from Christmas eve onwards. I came over for dinner a few times and the main kitchen and table is the first time that all 15 of us could fit around a table. We had some memorable dinners and chats. Overall, would highly recommend for anyone hoping to have an unforgettable stay.
From the moment we booked the property Faye and Tracy were in contact and supplied so much useful information, and instantly answered all of my questions.
Before we arrived we received information on how to operate everything in the house which was so helpful.
On arrival we were welcomed by 3 bottles of champagne and WOW, the house!!! Just stunning. Everything was so clean and everything we needed was there.
The house is stunning and beautifully decorated, it was just a perfect stay and everyone commented on how lovely it was.

The house is grand, beautiful and has everything thought out. Rooms are beautiful, bedrooms look like 5 star hotel rooms and kitchen has everything you ever want. We had the best time, close to the beach, neighbourhood is full of happy surprises, including amazing bakery just around the corner. With teenagers there is all the space for everyone to enjoy the house. Great house to explore Brighton and beyond.

Elegant house for seeing Brighton and the English Channel
This house is an elegant place to stay when visiting Brighton. There is a gorgeous view of the English Channel from the house. The kitchen is very well stocked for preparing meals with plenty of dishes, glasses, pots and pans, and useful modern appliances. There is a ultra modern coffee machine, an electric kettle for boiling water for tea and other amenities in the kitchen. The beds are extremely comfortable and the bathrooms are lovely with showers and old fashioned tubs. Hot water is ample and towels are very thick. The location is a short distance from the Brighton Pier; not too close so there is no unpleasant noise. The area is quiet at night allowing one to sleep peacefully. We thoroughly enjoyed our stay at this rare, restored English house and thank the owner for her courtesy and kindness.

Why they chose this property
Until the summer of 2015, the Regency Society had nominated 2 Portland Place as one of the most at risk buildings in Brighton and Hove. With peeling paint and a crumbling facade, the house looked unloved and neglected – a fact that could not have been further from the truth. The previous owner, who had actually been born in the house, felt so strongly about it that he chose to take on the labour of love that restoring the building would entail. Sadly, after a decade of meticulous stripping back the project stalled when the sheer scale of the task became overwhelming and the house was put up for sale.
It is rare to find a Regency townhouse that has not been converted in to flats and our dream was to continue the renovation in a manner and style befitting such a building and to return it to it's former glory.
It's location in the heart of Kemptown village makes it the ideal base for exploring Brighton and it's surroundings or getting your friends and family together for a gathering to remember!
What makes this property unique
PRIVATE CINEMA HOME THEATRE The basement lounge also houses the private cinema home theatre system. At the touch of a button, the 2.5 meter-wide projector screen descends from the ceiling, the lights dim and change colour, as your chosen movie begins to play, brought alive by the 3D 4K high-end projector with immersive surround-sound Dolby Atmos 7.1 cinema sound system.
STATE OF THE ART SMART HOME AUTOMATION SYSTEM 2 Portland Place, whilst being a 200 year old historic building, has been fitted with a state of the art smart home automation system, which controls the heating, lighting, security and entertainment systems, easily-operated via mobile iPhones, dedicated remote controllers, and fixed wall-mounted tablets, all provided for guests to use around the property.
Many rooms are equipped with studio-quality ceiling loudspeakers that can play any audio or video from the in-house entertainment system or from any guest phone, tablet or computer. The speakers seamlessly blend into the interior decor to faithfully reproduce the sound of a concert hall or movie theatre.
Each room's speakers can be set to play the same or different sources. For example, a movie can be screening in the cinema, while cooking and dining to your favourite music, as relaxing bath music plays in the master en-suite. Alternatively the same music can play in all rooms.
