RENTAL CUSTOMER DISCLOSURE
The common areas of the Madeira Vista Condominium Association are controlled and managed exclusively by the Associations Board of Directors. Individual unit owners do not have the authority to control, manage or make decisions regarding the common areas.
The tenant’s rental agreement is soley with the individual unit owner and applies only to the interior of the rented unit. The association is not a party to the rental agreement.
All water/sewer and cable services are provided to the unit owners by the Association.
Common area includes but are not limited to trash enclosures, stairwells, elevators, recreational patios, parking areas, pool facilities, and hallways.
Tenants are required to comply with all provisions of the Declaration of Condominium Articles of Incorporation, Bylaws, and duly adopted rules and regulations of the Association, as amended from time to time. The Association retains exclusive authority to regulate, restrict, suspend, modify, or control the use of common elements in accordance with Chapter 718 Florida Statutes, and the Associations governing documents.
Assumption of Risk and Waiver. The tenant acknowledges the use of the common elements involves risk, including the risk of personal injury, property damage, or loss. The tenant knowingly and voluntarily assumes all such risks arising from and related to occupancy of the unit and use of the common elements. To the fullest extent permitted by Florida Law, the tenant waives and releases any claims against the association arising from the tenant’s use of common elements, except to the extent caused by the Associations gross negligence or willful misconduct, as determined by the court of competent jurisdiction.
Use of the common elements is at the tenants’ own risk and is always subject to lawful regulation by the Association.

This condo is in the perfect place on the beach and has a great amount of space for your family. Perfect views and easy access. Brett is an amazing host and responds quickly to any issues that may arise. We would definitely love to stay here again.

Upon arrival, I found active, full-scale construction throughout the property, with dust and construction debris around the elevator and pool area. There was no clear disclosure that I would be arriving to a property undergoing this level of construction. The host was rude and dismissive. They did not have parking for #205 like listed in the arrival notes. The pool was on the side of the building facing the street, not ideal. The pool was right next to all the concrete equipment. Location was good and I’m sure once the property completes the construction it will be pleasant. Do not recommend staying with the active construction at this time.

please be advise i will happily refute the false allegations. sentence 1-2 complete fabrication- contractors were hired by the board to place canvas tarps on the newly installed paver patio deck- " cosmetic improvement" stucco repaired columns. Pool opened and running and approved by the county health department with ongoing inspections. sentence 3- complete fabrication. I was very kind and informed the guest this was a cosmetic improvement and would in no way hinder their stay or ability to utilize the common elements. Beach/Pool areas/ parking. Ialso told the guest where to park in 205- and at the time due to some vehicle wrongfully parked in my 205, i advised the guest to park in the guest parking until the vehicle has been removed. sentence 4- listing photos indicate location of the pool. sentence 5- pool is fenced in and landscaping buffer on both sides- so this is another fabrication and the photo provided by guest showed bags of stucco and sand for the cosmetic improvement. The common area disclosure was provided to the guest in June at the time of reservation and was never discussed. the essence of the notice is to inform guests -the common areas are not under the control of owners and the board of directors has complete authority over the common elements and they can close, open ore complete repairs and improvements as this is a fiduciary duty to the owners to properly maintain the facility. Ocean View is phenomenal!! You are smack dab on the Beach!! We also loved the proximity to St John's Pass and The Reef. Check in was flawless. Condo was spotless and had all the amenities. You can tell the owner takes pride in their unit and provided a comfortable place for my family to enjoy our vacation! Beds are super comfortable. Owner is responsive to any questions you have! Would stay here again!

06/2026 The pictures of the common areas on the listing are not current. Currently there is no beach access, you have to walk to the street and use the public beach entrance. There is only one working elevator, no grills and these areas show a lot of storm damage that hasn’t been fixed. The condo itself was very large and beautifully decorated. I feel bad for the owner that the governing board has not addressed the storm damage issues.

There is absolutely beach access to the north side of building- in lieu of bbq grills an electric grill is in the condo for use. We have come along way and have to overcome a few more hurdles with a board of egos - and a state permits and city permits to add the exterior access patio. Condo was nice but property was a mess due to hurricane in 2025. No direct access to beach, half parking lot shut down with construction mess. Constant construction noise that woke us up every morning at 8am. Noise continued throughout the entire day making it very hard to stay in our condo and relax.

notice of common area controlled by the board of directors sent 4/2/26 and no response from Guests fully explaining in detail what you are renting and what we are able to contribute to your experience. Rate was reduced by 50% to reflect ongoing concerns outside our control- we are not a resort community we are a private condominium with private owners dependent on volunteers to manage and govern the common elements of the property. $234 per/nite for a gulf front condo for 4 adults ? directly on the beach is absurd and a reflection of a remodeling failure by the board of directors outside our control. 20 months post 2 hurricanes that wiped out 100's of homes and businesses. WE truly appreciate any business we can get at the temporarily reduced peak season rate. the pool and patio have been completed and we are expecting pool to open this week if all goes according to the boards last communication to ownership. Any questions to prospective renters feel free to reach out to me for details and expectations. we have beach fold up chairs in the closet- you can rent chaise lounges on the beach if you prefer a different chairs. I find it unfair to judge the Condo with a 3 when you stated it was lovely. You judged us on issues outside our control and didn't find any reason to consider the overall value of the time spent enjoying the beach community that has suffered immensely from 2 devastating hurricanes 20 months prior at such an affordable rate.

Unit itself was just as presented in photos. AC spot on and kept us nice and cool. Grounds were under repair from hurricane damage (as was the case with many properties in the area) but the quiet and limited occupancy was actually nice. Pool not usable but beach was fantastic. Rental chairs and umbrella from outside vendor very close at the public beach access was very convenient and saved us from having to haul beach equipment up and down. Stocked well, really nothing we didn’t have (although our cooking was limited). Brett was very responsive in communication. Would definitely stay again.

This a beautiful place to stay. The condo is just as pictured and is right in the water. I would recommend doing some grilling out by the ocean when you are there. I would definitely stay here again.

Our stay here was amazing, the beach and pool so clean. The condo was stocked with everything one would need, even a closet full of beach items, umbrellas, chairs, toys. Beds were very comfortable, cable TV. We will definitely be back. Location was perfect.
