The view is definitely the highlight and we still had a great weekend overall. The house is older but spacious, which worked well for our stay. That said, the host came across as a bit rude, which took away from the experience. For the price, I’ve stayed in nicer places, so while the location is a big plus, I’d likely choose a different place next time.

From the owner: Thank you for your feedback. I’m so glad you enjoyed the views, location, and overall experience at the home. I’m sorry some of our communication during the stay came across less warmly than intended. During your visit, a few situations were brought to our attention by neighboring property owners involving safety concerns around the property, and our goal in reaching out was simply to help ensure everyone remained safe and informed throughout the stay. We also worked to assist with returning a personal item left behind after checkout. Thank you again for your feedback, and we truly appreciate you choosing the home for your visit.

My LARGE Family has been doing an annual trip to Livingston for about 10 years now. We have had limited selection in rental properties because of our size - 11 adults and 8 kids. This was our first year renting Kendall's property and has by far been our favorite! Upon arrival we were a little nervous that the kitchen and living areas would be a little cramped for our large group, but once we all unpacked and settled it we realized it was the perfect amount of space. The kids LOVED everything the dock had to offer and the game room on the first floor. For the older adults it was nice having sloped ladders/steps to climb onto the dock when getting in and out of the lake. Everyone slept comfortably and we never had any issues with bathrooms being crowded or unavailable. We did not get to enjoy much of the outdoor patio because of August Texas heat, but we all commented on how nice and clean it was. Kendall was also super nice and very quick to respond if I had any questions. We will definitely be there next year!

Great place

Everything was great and exactly as stated. Couple of items: coffee maker does not work and most of the kayaks leak. Overall, the place is fantastic!!!

Amazing property

We were excited to visit “The Treehouse” and were completely in awe over the amenities when we arrived. The property is breathtaking and has so much to offer. We rented a boat on the Saturday of our stay but shorten the time because we wanted to enjoy every moment we could of the house. There was so much for our group of 16 to do and plenty of space to relax. Thank you and we can’t wait to go back!

Attention to detail

Everything was intentional about this place. Fresh soap in the bathrooms like a hotel, even the TV remotes were labelled. When the smoke alarm batteries beeped, the owner immediately sent a repair service to take care of it. It was a wonderful place with lots of activities.

Sweet 16 Family Get Together

Our stay was really great. The view was breath taking and we all wanted to stay outdoors the whole time. The lake is very deep and we had the best time on the rope swing, jumping platform, and kayaks. Kids really enjoyed the fire pit and s’mores. The dart board and pool table were also a huge hit. We grilled for every meal and the kitchen was fully stocked. We would definitely book again. Honestly has me searching for my own lake house. :)

Staycation at the Treehouse

We rented the treehouse for my husbands birthday with friends! There was so much to do! We were never bored! The owner was always quick to respond when needed so that was nice! In our opinion there was too much decor especially at toddlers height and in inconvenient spots where there was no space to put anything like the dining table and kitchen and no where to put it awayzz but that’s just an observation. We enjoyed everything there was to offer and we’ve already talked about going back! Definitely recommend with a big group! It was so peaceful!

Best lake house at Lake Livingston!

Your place was amazing. You have thought through so many details! Some special extras that we loved were: TWO portable cribs (we have two year old twins and we always have to lug so much with us!) Hot tub! Even though it was hot out, it was so refreshing of an evening. So.many.floaties!!! Knowing we didn’t need to bring a thing for the water was awesome. We spent countless hours on those floats and paddle boards. Your dock is the best one I’ve ever rented! We loved the swing into the water. And the high jump was thrilling! So many areas to sit on the dock and multiple ways to access the water made it easy for my older mom. Bluetooth speakers at both out door spaces made for a fun environment. Definitely want to come back!!

Treehouse Christmas 2025

What a fantastic time! With 15 people (8 adults and 7 kids) this property was able to provide what many other rental properties could not! The jacuzzi, dock, kayaks, fire pit were all huge benefits of the house. The multiple home levels gave the opportunity for intimate conversations with everyone still being in the same house! The outside seating areas were plentiful to enjoy the weather. Even the fire pit was built and arranged with SO MANY lounge chairs that the entire party could enjoy the fire...far too many properties will say they sleep 20 people but only have 4 chairs around a fire pit or outdoor table...not this property! Game room wasn't just a room but FILLED with activities for everyone to enjoy! Did I mention the kitchen?! The best stocked kitchen for making large meals and having all those little utensils and gadgets you would have at your own home. Furthermore, the house had a massive (and comfortable) couch for watching movies and lounging at the end of the day...another plus. Also, there was a great binder of information that was very detailed for the house and things to do in the surrounding areas. Highly recommended and very responsive host. Thank you again!

Rental stay

The overall stay was good, there were just a few things that made our stay just good and not great…the house was amazing but upon arrival there were several things broken or destroyed which is not Kendall’s fault…apparently the renters before us exceeded the max visitors and somewhat destroyed the place. I just wish notice of this would have been given due to all the games upon arrival were destroyed, there was a large rip on one of the couches, and a few chairs outside were broken. There were definitely way more positives than negatives staying at this place, it was so nice to have so many kayaks to be able to use and so much to entertain kids…and the house is so accommodating for a large family of 12. Another issue that was just bad timing and it had been raining for a few days into our stay was when we finally had nice weather, we were all outside enjoying our stay and we had their lawn service there cutting the grass while we were outside, notice upon their arrival would have been nice because one of my nieces is allergic to grass and no one came up to us to let us know they were about to get grass everywhere, she spend the rest of the trip so congested and we understand that the lawn service comes on scheduled days but a heads up would have been nice so she could have at least gone inside prior to them showing up.

Jennifer

We had an absolutely perfect lake time at the Tree House, so much to do and such a first class setting... we are already planning our next trip. Entire first floor game room that has everything your favorite sports bar has to play with a modern serving bar, ice machine & frig; main floor living with massive sectional and huge football central television; extremely well equipped, updated kitchen walks out to a large dining balcony - one of three balconies with outstanding lake views; primary on top floor so spacious and secluded with private balcony. The Outdoor Decks are Unbelievable with over-sized fans, tv and hot tub, grill, fire pit plus all the seating and dining you could ever need. As you make it down the hill dedicated corn hole & horseshoe courts, massive fire pit with seating for a crowd, lakeside chaise lounge seating & then fun begins on the lake with kayaks & paddle boards, boat house swings, bar with sink, ladders high and low to get access to inviting lake.

Beautiful view!

Great communication with owner, very easy to contact. Lots to do on the property, inside and out. House is older and showing many signs of age and wear. But the owner has made great efforts to make your stay enjoyable and comfortable. Lots of stairs, all internal, but no stair handrails on the walls either. That would have been very helpful for our elderly family members who were visiting for the day, since there is no bathroom on the ground level. Outside was amazing, yet the patio tv was not working. We were really bummed to not be able to enjoy the football game outside with our group. (Our original plan) But it was a lovely day with an amazing view of the lake so that made up for it. It’s definitely a fun property, just needs some updating and “sprucing up”. Overall, it served our needs well and we had a great three night stay at the treehouse!

Response from VrboOwner on 4 Apr 2023
From the owner: "Thank you for your response. We are sorry that the elderly members had difficulty with the stairs. We have five sets of handrails in the home- some can be seen in the listing photos. We apologize that the TV was not functioning. A previous renter had left the cover off, creating the issue. A replacement 55" TV has since been installed. The home was remodeled in 2018, with exterior window replacement scheduled for November and exterior paint. We hope you will return next year to enjoy the property again!"
