Casa das Amendoeiras is a large, 4 bedroom private villa on a quiet, secluded and gated plot set off the main road at the end of a private road. It is a truly excellent location for a family holiday, especially for those with young children or teenagers as everything you need is within easy walking distance.
ASPECT: The property is ideal for sun-lovers and shade-lovers alike ! The villa is south facing so the pool and patio areas get the sun all day from early morning to late afternoon although the property also benefits from a large covered and shaded balcony overlooking the pool area and because the property has it's own grounds completely surrounding the villa, there are also lots of shady places to relax on all sides of the property at different times of day.
LOCATION : The property benefits from sweeping, uninterrupted rural countryside views down towards Carvoeiro centre and yet is located just 800m from the centre of Carvoeiro and thus a short 7-10 minute stroll to the main resort beach and all the resort amenities including restaurants, shops, supermarket, pharmacy, bars (many with Sky Sports !) and nightly live evening entertainment during the summer months. There is a lovely play area next to the church at the top of the hill to the left of the beach where you can also join the cliff top ‘boardwalk’ with its spectacular views along the coast and out to sea. Within 5 minutes drive of the property are a range of activities including the world famous "Slide & Splash" water park, 3 golf courses, an outdoor driving range and a 12-court tennis complex with a gym. Tennis racquets and a set of golf clubs are provided in the villa by the owners free of charge. The location also has a very wide selection and different types of beaches and restaurants to suit all tastes.
REGION : Further afield (within 10-15 minutes drive) the region boasts two Go-Karting tracks, Aqualand, Zoomarine, excellent shopping in Portimao and Guia, and many more activities for children, teens and adults alike. The villa is just a 15 minute drive from the F1 track in Alvor (used for the Portuguese GrandPrix in 2020). And in 40 minutes you can be looking out over the whole of the Algarve from the top of the mountains at Monchique where you can collect your own natural spring water (take your own bottles). During the summer the villa is superbly located for the annual fair at Fatacil, Lagoa and the Medieval Festival at Silves. If sea-exploration is your thing, then you can join the dolphin sea safari or the pirate ship adventure from Praia da Rocha marina, visit the scuba diving centre at Quinta do Paraíso or take fishing trips and catamaran sailing trips from Lagos.
VILLA DESIGN : This family villa has been thoughtfully designed with family fun, entertainment and relaxation in mind. The property has undergone extensive improvements over the past few years and undergoes an annual winter maintenance and service improvement programme to ensure high standards of comfort are maintained for all our guests.
In 2016, the renovation began by including free WiFi with unlimited usage, creating a PlayStation games room, installing full air-conditioning to all bedrooms and lounge area, and redesigning the kitchen as open-plan, bringing more natural light and the wonderful external aspect into the living space, and incorporating a new granite-top breakfast bar and stools to support a truly ‘connected-family’ living style.
In 2017, pool heating was added while the swimming pool was fully retiled, incorporating the shallow end steps (ideal for children). A new mini tennis court was constructed to the side of the property, and a superb outdoor, covered barbecue 'kitchenette' area was added.
In 2018 the interior renovation of the villa was completed with modern floor tiling incorporated throughout the property and a fourth double bedroom and additional ensuite were added on the ground floor.
In 2019, various key furnishings were updated and replaced, including the installation of new bed frames and mattresses in all bedrooms.
In 2021, the two original bathrooms on the ground and first floors were fully renovated to match the style and quality of the one installed with the extension. The property now has fully tiled and modernised bathrooms throughout including the latest modern shower facilities in all three bathrooms.
In 2022 the solar panelled water heating system was fully replaced.
BEDROOMS : The villa has four double bedrooms, one on the first floor and three on the ground floor. In 2018 a bunk bed was added to the two single beds already in bedroom 4 so this room now has four single beds. The other 3 bedrooms have standard size double beds (5ft). The villa therefore comfortably sleeps up to 10 people (8 adults + 2 children in the bunk beds). Cots can also be provided. All bedrooms have patio doors with shutters which can be secured at night to darken rooms although all bedrooms also have curtains as well.
BATHROOMS : There are 3 bathrooms in the villa. Two are as adjoining en-suites to bedroom 1 on the top floor, and bedroom 4 on the ground floor. The third bathroom is standalone (I.e not ensuite) and also on the ground floor. This is shared by bedrooms 2 and 3. All bathrooms have toilet, sink with vanity mirror, towel rail and shower unit. A baby bath is also provided.
OUTSIDE AMENITIES: The property’s outdoor amenities include a superb 10m x 5m swimming pool (pool heating available*) with sun-loungers, parasols and wicker garden seating, large covered barbecue with sink and lighting, 8m x 5m mini tennis court, separate clothes drying area, mature citrus orchard garden where you can pick your own oranges and lemons, and an extensive driveway. A balustrade with gates completely surrounds the pool meaning access can be secured for small children. Pool towels are provided.
*POOL HEATING : Please note that pool heating is available all year round at an additional charge payable for the full length of your stay. Standard charge is calculated at £25 per day. For bookings starting between 1st October and 30th April there is an additional £10 per day winter supplement (I.e £35 per day).
INTERNAL AMENITIES: Inside the property includes air conditioning in all four bedrooms and the living room. (Please note that there is no heating or air-conditioning in any bathrooms). Dressing tables with hairdryers are provided in all bedrooms. Sufficient linen, bedding, bath towels and pool towels are provided for all guests. The property features a modern open plan kitchen/living area with breakfast bar, fully stocked kitchen with oven, microwave, touch hob, fridge, freezer, dishwasher and washing machine. An iron and ironing board are provided. Cots and high chairs are also available to hire locally.
INCLUSIVE SERVICES : Complimentary maid service is provided up to twice a week (NB the maid will come two times unless there is a local bank holiday during your stay). The pool will be cleaned and serviced at least once a week during your stay.
ENTERTAINMENT: There are two playstations (both PS2 and PS3) in a separate games room on the first floor with an extensive range of games and two handsets for each console. The villa has FREE WiFi, UK TV channels (including BBC, ITV and CBeebies !), a DVD (with large selection of films and children's DVD's), a small selection of summer reading books and a range of family board games for guest use. A selection of bats, balls, air-beds, rings and foam floats are provided for use around the pool and tennis court. Buckets and spades are provided for guest use at the beach.
