Living room: With electric pebble-effect fire, Freeview TV, DVD player, CD player and patio doors leading to verandah.
Kitchen: With electric cooker, microwave, fridge/freezer, dishwasher and washing machine.
Bedroom 1: With twin beds.
Bathroom: With shower over bath, and toilet.

Separate toilet.. Bed linen included. Electric central heating and electricity by £1 coin meter. Garden with verandah and garden furniture. Fishing and mooring on site. Private parking. No smoking. Please note: There are 2 steps from the verandah to the garden, with access to unfenced river. . A magical waterside setting awaits at this detached waterside property, which is located alongside the River Bure in the heart of Wroxham. It is quietly tucked away on a private road, yet is a short walk from the shops, restaurants and pubs. Having its own decked verandah and private garden leading directly to the riverside, with its own mooring. This is a perfect place to simply sit and watch the boating activity, or fish direct from the riverbank. Hire a boat, moor it at the property and explore this magnificent waterway. Any fishing enthusiast, be sure to bring your fishing rods. Pike fishing is well known to be very good between November and January when there are fewer boats on the water. There are great riverside views from the living room, with large patio doors opening on the decked verandah and garden. The property is well-equipped to provide home from home comforts.

Just a 10-minute walk to the bustling riverside village of Wroxham with shops, supermarket, pub and waterside cafés. Cycle hire and day launches may be hired locally. The coastline with its excellent sandy beaches is only 12 miles away and the city of Norwich, with its cathedrals, museums, theatres, cafés and shops, is 8 miles. BeWILDerwood in Horning offers an outdoor tree house adventure with zip wires, jungle bridges and marsh walks. Sprowston golf course is 5 miles away. Shops and pubs 240 yards.

Waterside Lodge
The key safe was difficult to open, it did eventually open but may need oiling or replacing. Location of lodge was lovely but I felt that the furniture was shabby and not what I would expect for over a thousand a week. Needs another shower upstairs.

Beautiful house, very comfortable
Lovely house and area. Lovely for passing the time away and nice close town. Good pub and cafes. Wouldn’t recommend for fishing but plenty of places in walking distance including harbour.

What can I say, (positive) what a beautiful location, the property is in the best place for a beautiful view with full glass front, so you do not miss nothing, you can also do some fishing on your own mooring, it has its own private parking which was bonus. (Negative) the property was quite dirty And worn and smelt foistie, it is in need of some TLC and updating. Also you need to pay for your own electric which was around twenty plus for the week, had to supply own towels and no WiFi was a bit of a ball ache,
