2 bedroom, 2 bathroom pool villa located in the centre of Byron, walk to beach & town. Sleeps 4 (5 with extra baby or young child)

Little Burns St is located in the centre of Byron Bay, just 700 metres from the beach and 300 metres from Byrons main street for shopping, restaurants, cafes & cinemas. The property also overlooks thousands of acres of grasslands and forest stretching to the Byron hinterland, a perfect mix of beach, town and country.

The entire villa area is very private - the pool, all decks etc are for your exclusive use. We live in the separate front home, but no windows or rooms overlook your area, so you wont see or hear us at all (and vice versa). The property was built 8 years ago and is still in near new condition & is extremely well maintained.

The villa is just off the centre of town and is only about 3 - 4 minutes walk from the main street & only 8 - 10 minutes walk to Main Beach. It is also very quiet at night as this part of town is a dead end, with no through traffic. Save the occasional reveler headed home. We and our neighbours all think we live in the best location in Byron.

Little Burns is a luxurious yet relaxed holiday retreat with the highest design standards in classic weatherboard style matching the architecture of Byrons original homes. Enjoy the heated plunge pool, the 80 square metres of covered outdoor living areas & luxury amenities at home, or take the short walk to the beach or into town.

Enjoy all the luxury inclusions ... LCD flat screen TV's, Wi-Fi, Austar HD pay TV, DVD, iPod docking station, quality cotton sheets, pillows, fluffy towels, and bath robes.

PLEASE NOTE; As we are located in a residential area, we are very conscious of excessive noise both day & night. For that reason;

a) we are a strict NO PARTY house and strictly NO SCHOOLIES

b) we are strict re the maximum of 4 guests (though extra small child/baby is OK)

c) as our villa is 1 of the best & most conveniently located holiday let in Byron, we do not cater for members of wedding parties or other guests with lots of friends in Byron (the temptation is to invite them all to Little Burns St!!)

d) we have parking for a maximum of 2 cars

2 master bedrooms both with en-suites with large baths. Both bedrooms & the open plan living room have ceiling fans & screens on all windows/doors for through ventilation [sea or mountain breezes most days].

The living room has 42" LCD TV, Foxtel Pay TV & DVD, iPod docking station & extensive library. The kitchen is well stocked with appliances, cookware & dinnerware.

A gourmet continental breakfast is available upon request for an extra charge.

The 2 bedrooms & living room / kitchen overlook the pool & outdoor living areas. The outdoor covered living areas includes a BBQ, 1 daybeds, outdoor dining for 6 plus a 4.5 metre solar heated plunge pool, outdoor hot & cold shower & 2 sun lounges.

Exceptional private property. Everything was thought of Hilary & Ian have made this an amazing stay. The whole house was fantastic - including the gardens and pool. We will definitely make this our go to in Byron, really couldn't ask for anything more.

Fantastic Accommodation

You can tell from all the little details that they really care about providing a nice stay for their guests. Everything was clean and tidy. Pool was clean and warm. We had a nice area for our dog to wee and play. The hosts were polite and respectful. Walking distance to shops and restaurants. Also had use of bikes if needed. Parking in the driveway. Very quiet area. When the power went out was offered an esky. Would definitely stay here again. We loved it.

A wonderful place to stay

This house is in a perfect location away from the hustle and bustle but just a short walk to the beach, bars, restaurants, shops etc. On arrival the house was spotlessly clean and ready for occupation. The gardens are beautiful and the pool and outside areas are very relaxing; the perfect escape from the hot afternoons. We loved listening to the birds and saw some huge lizards that were tame enough to allow photos. The owners live at the front but the guests' house is totally private with good security. The owners were very friendly and welcoming. The kitchen equipment is excellent and plentiful with everything you could need for to cook and serve meals. There is plenty of storage, the beds are very comfortable and the bathrooms are high spec. A special mention must be made of the air conditioning which is excellent and the best we have encountered; cooling without blowing cold air on your face. The provision of a fan outside was also really good. We had no need of mosquito protection but coils and an outside prevention were all provided. We had a wonderful holiday and hope to return. Thank you!

Spacious, well set up luxury accomodation

Great location, nice to be on the outskirts of the main hustle and bustle but still close enough to stroll into town when you're feeling peckish and / or thirsty. Loved having our own privacy and of course the pool tops it off especially with the kids. Great way to cool off on those hot days. A lovely meals shares. Sheets - super soft and comfy bed. Great fluffy towels, deep bath, beach towels provided ✔️. Strong powerful shower. Well layed out except there was no pantry in the kitchen. And when you stay for 6 nights, there is not a lot of space to store the groceries / snacks etc. There was a lot of loud disturbances from the building going on right next door from 7am in the morning (not just hammering but sanding, drilling, plaining) It was very annoying and we should have been told about it prior to checking in. When the climate is warm and humid and you're on holiday it's nice to enjoy breakky / lunch outside and naturally sleep with the windows and doors opened. So It was not very calming when the building was going on from such an early hour. We would have loved to have been able to enjoy the outdoor area more than we did but because of the interference of the loud building noise we couldn't sit outside. We loved the peace and quiet on the weekend. We at least enjoyed the birds chirping and the tranquility on those two mornings / days. It was bliss. We also found the shelves etc. a little dusty so we had to clean / wipe over before we unpacked and placed our personal items on the shelves, benches etc. Oh, and one more little thing, the water takes a long time to go down in the master ensuite sink with king bed. Overall, friendly host and an excellent set up in a beautiful location. Lovely interior with good choice furnishings. Oh and I forgot to mention, nice mood lighting too. Very thoughtful layout and practical.

In response to this mixed review, Thank you for your feedback. I would first like to apologise for the construction noise from the property next door. This is very much out of our control. It is always a precarious situation, as when we built The Villa, these same neighbours had to put up with our construction noise. That being said, this build of a small cottage was meant to be completed this winter. It is out of our control if there are delays. We are consistently told it is days from completion. So not sure how to warn people with advance bookings? We have, on a number of occasions in recent weeks, including whilst you were staying in the Villa, been over to speak with the owners about the use of power tools in the morning. We are told It is completely legal and sent on our way. 100% out of our hands. I do, once again, and as we did when you were here, apologise. Additionally, we offered you access to another beach house we have with a larger pool to escape the noise during the week, as well as use of all kinds of surfboards and beach equipment so you could fully enjoy your time here. Which you enthusiastically and repeatedly did use. As far as dirty shelves and benchtops, I am at a loss as to this mention. We are fairly meticulous about such things and I am sorry if they were dusty. I will try harder to double check before checkins arrive. The pantry issue is in the works and we have plans to extend the kitchen bench to add a cabinet at one end, we are just waiting for the bench top slab to come in. In the meantime we have placed a cabinet there for use as a pantry. Thank you for the heads up about the bathroom sink draining slowly. It has been fixed. I do however always encourage our guests to inform us immediately of these type of things so that we can fix them right away, whenever possible, so you do not have to experience any inconvenience during your stay.

Amazing home

We had such a wonderful stay. Nice and quiet and secluded but very close to Byron. The pool area was such a lovely place to be and the home felt very welcoming. Very good layout also with the 2 en suites to the bedrooms. Would certainly stay again if we return to Byron.

Perfect Stay

Hilary and Ian went out of their way given all the issues with Covid to ensure our stay was as easy and enjoyable as possible. Villa 14 is just as described, close to everything you want but quiet to enjoy the relaxing times. Everything you could need or want was available, perfect for a family or group of 4. 100% recommend and have already booked again for next year.

Nice place - very quiet

Really nice property not too far from the CBD. Very quiet and very green. The only thing which took us by surprise and that we did not pick up from the advertised listing was that there is another part of the main house that is also rented out so you have other people using the same entrance to the property as you do. It’s not a major issue however I think it would have been good to know that as it’s a little less private than we thought it would be.

A quiet holiday oasis close to downtown Byron Bay

This is a lovely little gem of a holiday house. It's stylish with a touch of luxury but with a nice, down to earth atmosphere. It's close to the town centre while tucked away in a quiet residential area and the property owners, Hilary and Ian, are friendly and helpful. They are right on hand should you need help but they go out of their way not to intrude on your stay. The heated pool was a winter bonus. A lovely place and we'd definitely go back!

Just a brilliant place to stay in Byron bay

We have stayed twice at this property. It is is a quiet location, but literally 3 minutes walk from the main township (or about one minute on the bikes supplied!). The beach is probably about a 6 minute pleasant walk. We loved the size of the property, the pool and the quiet leafy location. Hilary and Ian are wonderful hosts and were always around if we needed anything. We will be staying here anytime we come to Byron Bay

A quiet, tranquil haven in the heart of Byron

We loved our stay - the property is beautiful and more than lived up to the description and photos. It is tucked away in a beautiful quiet spot. Having the pool to cool off before or after wandering into town or going to the beach was just perfect. The covered outdoor area and deck chairs were perfect for some holiday reading and relaxation and for BBQ dinners. Easy walk or bike-ride to everything Byron has to offer. Really appreciated the local knowledge regarding best food and coffee spots - some of our favourites were from the list provided. We absolutely loved it, and definitely recommend it.

A lovely house to have a holiday in!

Our family of adults stayed here for a week. The house was clean & beautifully furnished. Although the weather was hot & humid we were cool & comfortable. The backyard is full of birdsong & the front feels like a Balinese tropical resort. After a hail storm I went out to check on my car & the owners had thoughtfully covered my windscreens with towels. Thank you Ian & Hilary for a wonderful stay- we hope to return ASAP.

Just perfect!

We had the most wonderful stay in this villa! I stayed with my 2 year old and husband, and the property had everything we could have asked for and more. It was sparkling clean, had all the items you could want for an extended stay, and some lovely personal touches. It was fully fenced and quiet, whilst being in such a close location to the main part of town. I would highly recommend for all, in particular those with children. Hilary and Ian were wonderful hosts - they were lovely, and very easy to communicate with. Thank you for such a lovely stay, and we will certainly be back 😀

We who are lucky enough to live on Little Burns often have to pinch ourselves. So close to the hustle and bustle of Byron and yet if feels like we were far away!
