No need to bring linen or towels as we supply them both. Including 3 bedrooms - each with ceiling fans, 1 family bathroom & 1 new ensuite (2 toilets all together). The open living & kitchen is bright and comfortable accommodating up to 6 on the couches. With a 4 seater table and 3 stools at the bench there's still enough space for dining. The kitchen area leads out to the covered deck with a further 6 seater dining table. This overlooks the back yard where a small boat or jet skis can be securely parked behind high gates. The second tier deck is where you will find the bbq and further relaxed seating. This overlooks the older style shed which has been set up to help entertain the children/teens or even adults with pool table which also converts to table tennis and tv with Netflix. The rear & front yards are both fully fenced for children & dogs with access from front to the back. The deck is also home to the laundry cupboard & washing machine. (Please see photo for house plans with room sizing) The house is in such a central location to everything that there’s no need to take the car when heading to the beach, shops, cafes/pub, pier and playground as it's all a short 5 - 10 minute walk. Beat the Summer rush and leave the car at your holiday home using the complimentary beach cart wagon to take the necessities to the beach or playground bbq areas. Our neighbours are wonderful and keep an eye on our place to ensure guests are abiding by the house rules and Mornington Peninsula Shire short term accommodation regulations. Please respect these rules to ensure both your and our neighbours full comfort. We also have a ring doorbell to ensure guest numbers are adhered to. It’s sad we have to do this but we do. Failure to follow rules will result in early termination of rental agreement with loss of payment and bond security being forfeited. Thank you for your understanding.

This property has a great location close to the beach and local shops, perfect for a relaxing short break. It was exactly what we needed, and it’s welcoming for both families and pets. Tracy communicated clearly and responded quickly throughout our stay. We would happily return.
The place was very clean and had all amenities. Instructions provided for the appliances and heating were easy to follow. Host was very responsive to inquiries

we [4 men] went for a golfing holiday . the location, host, accommodation and golf courses were fantastic. we will do it again. the house was always cozy warm. be prepared for crazy weather colder at midday than in the morning
Fantastic stay, brilliant accommodation and host was so helpful and friendly. We loved the games room and the close proximity to the beach and lovely restaurants. So relaxing, especially sitting out on the deck, and I highly recommend this accommodation to anyone looking for a cozy getaway!
Had an excellent stay with my family of 4 plus cavoodle. Even though it was the middle of winter the heating was cosy and effective, and there was lots to do inside on a rainy day. Tracy was super responsive and generous. We all loved the accomodation.

Not up to the standard of the photo's in the ad. I reckon the pics were when they first did the place up.Rusty armed chairs outside on the patio. Said chair cushions covered in green mould.The security light stayed on all the time at the front entrance.Shower base in ensuite and the shower door needed attention. The other bathroom needs a new rubbish bin instead of the rusty old one that is in there.Could not get the gas fire to work so that was a waste of time. The air heating control box needs attention. The rear stair treads are about to collapse at the top. A real death trap.It rained a fair bit when we were there and the patio plastic roof leaks really badly.Finally the so called "play room" is really not worth calling it that.An old shed with bouganvillia growing through the walls into the inside.A dirty pool table covered in debris and cue with no tip.Balls with chunks out of them.It was just a depositary for all the old junk that needed to go to the tip.So all in all not worth the top dollars they asked for it.If they spend some money doing some maintinence it would show up in a better light.The garden needs some attention also. Gates adjacent to the garage needed somn attention also.

I’m very sorry your stay didn’t meet expectations or the standard we aim to provide. While the extreme weather during 4 of your 5 days likely impacted your experience, I’d like to address your concerns directly, particularly as this is our first negative review.
The gas log fire is an older model, and clear instructions are provided in our YouTube “Important Information” video. As this wasn’t viewed and we weren’t contacted, we weren’t able to assist with a simple fix.
The front porch security light does have a switch beside the entrance door, so could have been turned off if it was an issue staying on over night. As there were no photos of the bathroom shower issues and my cleaner provides photos of all bedrooms and bathrooms after each clean - I'm unsure what needed attention here.
The “play room” is described as a Games Shed/Shack, with a little pool table that converts to table tennis. You didn’t notify us that the cue tips had come off—spares are kept in the kitchen utility drawer. The damage mentioned was limited to small dents on the white ball, likely from use without tips, and could have been resolved immediately had we been informed.
Regarding the items described as “old junk,” these are intentionally provided for families and include a beach trolley, boogie boards, skim board, esky, beach tent, sand toys, and scooters. Many guests find these extremely useful. That said, the area did require tidying, which should have been done by our cleaner—this has now been addressed. The wind and bad weather did not help with the leaves that had blown in.
The bougainvillea growing through the shed roof is fast-growing and is cut back regularly. It was temporarily left as it was in bloom, with lovely purple flowers; as my cleaner suggested ‘everyone likes an indoor plant’ 😉 we have since cut it all the way back again and won’t make this mistake in the future.
In relation to the stairs, I’m confused why you wouldn’t notify us immediately if they were a ‘death trap’? Staying and using them for 5 days. Also, then exposing future guests to such dangerous stairs until your review came through and we realised the concern? Following your review, they were inspected and confirmed to be safe, although a cracked tread has been identified and is now scheduled for replacement. Thank you for bringing this to our attention.
Finally, you are correct that the rusted armchair and mould-affected cushion were not up to standard. This seating area is not part of the main or secondary undercover outdoor spaces and is therefore exposed to the elements; however it should still meet expectations. The cushion has been replaced and the chair restored—thank you for highlighting this.
In future, we encourage you to communicate any concerns with your host during your stay so they can be addressed promptly. This allows for the opportunity to resolve issues and could have resulted in you enjoying your stay rather than finding every possible flaw with the accommodation.
We enjoyed our stay very much. It was a very clean & cozy home. Thank you to Tracy & David for making our stay very comfortable & fir having the house well equipped.

We had a fantastic time at Rosebud Delight. It's so close to everything we wanted including mini golf, bowling, the beach and yummy places to eat nearby!
