To comply with community rules, the following are mandatory:
Booking Window: Must be booked at least 16 days prior to check-in.
Paperwork: Signed rental agreement and guest registration form required 15 days before arrival.
Stay Length: 14-day minimum stay.
Occupancy: Maximum 5 guests.
Smoke-Free: 100% smoke and vape-free community (inside and out).

📦 Starter Supply Kit:
We provide an initial set of essentials: 2 rolls of TP per bath, 1 roll of paper towels, hand soap, dish soap, trash bags, laundry sheets, and ground coffee/pods.
Note: Supplies are not replenished during your stay. We do not provide toiletries (shampoo/body wash), spices, oils, filters, or foil.

🐢 Turtle Nesting (May 1 – October 31):
Per city ordinance, beach-facing blinds must be closed, and balcony lights must be off after sundown to protect hatchlings.

📬 MAIL & PACKAGES:
Mail delivery is not permitted at this vacation rental. If you require mail services during your stay, we recommend purchasing a temporary local P.O. Box.

🚨 STRICT NO REFUND POLICY (PLEASE READ)
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues (such as flight cancellations).

🌀 Hurricane Season (June 1 – November 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed; if allowed, they are subject to a $50 fee plus any rate differences.

🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Please be aware that any evidence of smoking or vaping will result in a minimum $500 deep-cleaning fee and potential forfeiture of your security deposit. We appreciate your cooperation in keeping our coastal retreat fresh and clean for everyone! 🌊✨

⚠️ IMPORTANT DISCLAIMERS
Payment: If another party is making a payment, you MUST add their email to the booking. Only the payer is authorized to e-sign the required Rental Agreement.

Requirements: Minimum age to book is 25. Under ADA and Florida law, owners of public accommodations are not required to allow emotional support animals—only documented service animals.

Pool Temp: We cannot guarantee warm pool temperatures during colder months and will not offer discounts or refunds for cold pool temperatures.

Check-In: 4:00 PM. No early check-in requests, please; if available, it will be offered the morning of arrival for a $50 fee.

🕒 EARLY CHECK-IN POLICY:
Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.
