The home has an open plan with a large separate den. The den is an amazing space for the kids or large groups to spread out and enjoy a movie, books and games.

This open & spacious home includes exposed wood beams, open floor plan, living room with double height ceilings and french doors that lead to a large stone patio that overlooks the beautiful country setting and 16x36' heated pool. The house has lots of charm & character, if you prefer new construction this probably isn't the house for you.

4 bedrooms, 2 baths and large den with a sleeper sofa:
Bedroom 1 - 1 King Bed with open loft office separated by sliding barn door
Bedroom 2 - 1 Queen Bed
Bedroom 3 - 1 Queen Bed and desk (first floor)
Bedroom 4 - 1 King bed & 1 Twin Bed (that can be used for sleeping or lounging) Great space for the nanny or in-laws.
Den - Den has its own separate entrance and Queen sleeper sofa. This room works off a separate Heat/AC and stays a little cooler than the rest of the house.

Excellent location, especially for commuting back & forth from the city.

Really comfortable house, with all the things you need for a great Hamptons summer stay: pool, air conditioning, and central Water Mill location (accessible to Southampton and Bridgehampton). Jo was an incredibly responsive host.

Very nice house with a great rustic chic/bohemian feel. Joanna the owner was very responsive, friendly and kind. She very sweetly welcomed our kids to a gorgeous hamper of bakeries;) Very conveniently located too.

Amazing home away from home

We had an amazing time with family and friends over thanksgiving weekend. The house was beautifuly decorated and spacious with plenty of sunlight, we felt like home. The energy was filled with love and good vibrations, I got engaged there as well!!:) I am looking forward to come back to this property again!

Incredible country chic house! Amazing pool !!

What a lovely charming rustic and chic country house! I loved the simple cool interior items and simplistic styling, kitchen had everything we needed. Love the loft and old beams, private, great deck, BBQ and pool And garden areas for entertaining. Minutes to town and beaches. Beautiful farms and farmers markets and wineries minutes away. The owner was attentive and available for anything although we were self sufficient and the house was perfect, with lovely linens! Thanks again for a great stay! Can't wait to come back!

Shabby chic paradise

Had a great stay at the house with my family! The home was just as it appeared in pictures -- shabby chic. There was plenty of room for everyone to be together both inside and outside. All and all a great space for entertaining and relaxing. Super close and convenient location to all! The only negative was that the pool was not heated, which didn't effect us much during our September stay but would have kept us in the pool longer if it was and the walls were super thin and doors were pocket doors that did not lock. Also, the bonus garage room wasn't heated and therefore couldn't be used as an extra bedroom.
