Dog Friendly (max 1) - dog less than 25 lbs - additional cleaning/pet hair removal fee required. Dog must be disclosed in advance. Dog is to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. Proper pick up of doggy doo doo is a must!

Doors are to be kept closed at all times, especially the sliding door to the deck!
As Required by St Johns County, a copy of a Government Issued Photo ID or Driver's License must be provided prior to arrival. Non-Smoking Inside & on the Upper Deck Area. Smoking may be done on the lower deck and on the beach. Proper disposal of ashes and cigarette butts is a must. If there is evidence of smoking in the home or on the upper deck, a $500 fee will be charged. Welcome to Florida! Palmetto and other bugs are native to our area and you will see them out and about! We do have regular pest service as well!
**Parties, Gatherings or Events that take us over our max occupancy of 8 guests are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware * Minut as noted in the booking agreement. There is a Ring Doorbell as well as an exterior Ring Camera facing A1A for security purposes and 1 exterior camera facing the beach. There are not any other cameras on the property. Quiet Hours are enforced - and please remember to be a good neighbor to those around us! Guests of the property have an affirmative obligation to comply with the provisions of Section 2.02.04.B.19, St. Johns County Noise Ordinance (Ord. 2015-19), and all other applicable federal, state, and local law ordinances. Guests hereby acknowledge and understand the right of St. Johns County officials to reasonably inspect the premises to assure compliance with said obligations.
Parking: there is driveway parking a Maximum # of 2-3 vehicles, depending on size. Please be aware when entering & exiting the property. A1A does have a lot of sightseers! Motor vehicles, boats, Recreational Vehicles (RVs), and trailers shall be parked only in driveways or other areas on the property designated for parking. Boats, RVs and trailers shall not be parked on any street, alley, sidewalk, or public or private Right-of-Way, or part thereof, or in required front yards, except as provided in Section 6.01.03.H.5 of this Code. Vehicles larger than an SUV (motor homes, trailers, RV's, boats,etc) must be approved in advance and must not go over the maximum # of vehicles allowed on the premises.

We had an amazing stay at this Vrbo rental. Everything was great from start to finish. The home was clean, comfortable, and exactly as described.The location was perfect, and the beachfront view was absolutely breathtaking — waking up every morning to the sunrise over the ocean was unforgettable. We were even lucky enough to spot dolphins, which made the experience even more special.The host was very responsive and helpful, and the entire stay was smooth and stress-free. We would absolutely stay here again and highly recommend it to anyone looking for a relaxing and beautiful getaway.

Loved the Hammocks!
We did a last minute trip and this place was great! We loved the hammocks and relaxing to the ocean sounds. The beach was pretty private, which was a surprise. The kitchen had a lot of things, but we went out to eat. Caps, Beaches at Vilano and Pesca were all fabulous. We did a fire one night, which was really cool. It was super dark and not much of a moon, but tons of stars. Beds were comfy and this was a really great place. Hosts were very helpful with recommendations. We will definitely be coming back.

Nice home with a beautiful location. Needs carpet but it is pet friendly so I understand the stains. People should properly house train pets and not allow them to pee on someone else's floor with no regard for their home.

We had a great stay at the Beach Bum! The beach front location is fabulous! We loved being able to walk right out onto the beach. It was amazing being able to hear the waves at night while you sleep. The house was nice and large. The kitched was well stocked with just about anything you would need for cooking. The dishes provided were beautiful vintage dishes. So fun!. We had no issues whatsoever during our stay. The only things I will mention is that the house looks as if it could use a little refurbishing and the deck does not have much shade, if any.

Absolutely Disgusting – This House Should Be CondemnedDO NOT STAY HERE.
After a 7 Hour Drive from out of state with two kids and two dogs we arrive to hell…My son went into his bedroom and immediately noticed bugs crawling all over. Upon closer inspection, his room was infested with insects—later identified as assassin bugs (yes, the ones that bite and transmit disease). We then discovered open containers of yogurt under his bed and roaches crawling around. It was beyond filthy.In a state of shock, we began checking the rest of the house—and found bugs everywhere. Crawling on walls, especially around windows. The carpets were stained, there was rotted wood, exposed electrical wiring, and rusted fixtures. The house reeked of mildew and decay. It was completely unfit for human occupancy.We immediately left the property around midnight and had to book an emergency hotel—something no family should ever have to do on vacation. We contacted the host twice that night and sent multiple texts with pictures of the bugs and received zero response. Not even a courtesy message acknowledging our concern.This listing is a health hazard and should be removed from VRBO immediately. I wouldn’t let my worst enemy stay here. It’s uninhabitable, unsafe, and a total scam. If VRBO allows this place to remain listed, they are complicit in endangering guests.

Guests that leave retaliatory reviews when there are texts, emails, video arrival inspection, photos from arrival inspection and then attempt to do this and sabotage someone's private home/listing are why guests get banned from listing sites. Guests arrived at 4:40pm and proceeded to be there for over 6 1/2 hours, leaving the sliding door to the beach open and a bunch of lights on - and those little beetles that you frequently see in coastal communities that feed on pollen and nectar from flowers & vegetation and are attracted to white light at night, came right in and began attaching to all lights that were on in the upstairs level. They are harmless to humans and animals and are just an annoying pain. But you shouldn't leave doors open! Then you message at midnight about the issue and made the choice to leave on your own, before ever speaking to us. So now, there is a long list of "issues" to try and make your story more plausible. Thanks so much - we have regular pest service, maintenance and upkeep of the Beach Bum, unfortunately, sometimes we get bad guests. We look forward to hosting our next great guests! Thank you!

Avoid using this management company!
When we arrived at the property, we unloaded all of our food into the refrigerator. Unbeknownst to us, the refrigerator was not working. By the next morning our food was warm and melted in the freezer. The management company was contacted and brought us 3 Styrofoam coolers and ice to put all of our food in. The refrigerator was fixed later in the evening. At this point, we had lost a lot of food and spent a day of a 3 day vacation dealing with the property maintenance issues. We did not put our food back in the fridge as we were leaving the next day. We took our food home in the coolers as we assumed that they are good to go. They are Styrofoam coolers (10-12 each). The property management has since charged my credit card 42 for the coolers. This is absolutely ridiculous. They won't even respond to any contact to discuss as this was not told to us when they gave us the coolers that we had to leave them. How about I send you a bill for the food that we had to toss out? Baby Back Loins, ice cream, frozen foods, etc. Also, our food was waterlogged in the coolers too. Dealing with a repair at a rental is not good but we dealt with it. The company charging us for coolers that you provided so we could deal with your maintenance issue is an absolute poor business management and a NO for ever using this company!

Oh how we wish we could attach proof of text messages, etc. in these situations! We are also very happy we can restrict guests from ever staying with us again-as hosts-we too have a choice! This guest arrived the evening of the 19th-we were contacted the morning of the 20th. Our 5 month old refrigerator had an issue with the timer switch-it was repaired that afternoon of the 20th. We purchased 3 coolers, ice & also provided a Publix Gift Card to the guest. (we noted that wasn't mentioned in her review). We confirmed the AM of the 21st that it was cooling & were told "it was working perfectly". We said thanks & asked that our coolers be left in the garage. The guest departed the 22nd; we went to clean up & the coolers weren't there. We called & texted asking where they were-received no response. We provided a copy of the receipt for the 3 coolers. And yes, even though they are styrofoam, they have a cost to them! They were provided to the guest to use during their stay, not to take home with them. Which is why we specified to leave them in the garage. So on the 23rd, in accordance with the booking agreement that the guest signed with her reservation, she was charged for the coolers that belonged to us. Maintenance issues that are out of our control, do happen-we always do our very best to respond as quickly as possible and provide solutions & get things repaired. That doesn't give the guest the right to take our things, especially when told not to. Thanks for reading!
