As you approach the entrance there is ramped access to the front door, leading into the wide wheelchair friendly hallway.
Inside, you will find a fully accessible modern wet room.
To the front of the property is the spacious open plan lounge & Kitchen with a brown leather corner sofa, nest of tables, a dining table with four chairs and flat screen TV mounted to the wall with Netflix included. The stylish kitchen, with accessible worktops for wheelchair users, is fully equipped with everything you could need for the perfect self-catering holiday.
The clean and comfortable bedroom includes a brand new double mattress in metal frame, wardrobe, and two bedside tables. *Extra Single Bedroom available* £50 per week. The second bedroom has a single bed, wardrobe with mirror, and bed side table. Bedrooms are made up with high quality crisp linen and towels.
There is much attention to detail throughout this cottage, from the touch lamps next to the beds for ease of use to the practical hardwood floors. All light switches and plug sockets are at accessible heights. Parking for 1 car. (you should note that entry to the car-park is down a narrow alley). Guests can enjoy complimentary Wi-Fi throughout

Lovely cottage
Very comfortable and warm accessible cottage for someone using a wheelchair. Comfortable beds, excellent wet room and fully equipped kitchen area. Only very slight compaint was one of the towels was unusable, but after a phone call the office was replaced within minutes. Other areas clean, but a little more attention needed.

Good accommodation, great location
Lovely accommodation in a central location. It was well equipped and the fittings, beds and equipment were all of a very good standard. Keswick Cottages we’re a pleasure to deal with and the online guide provided plenty of useful information; we would certainly book with them again.

Oasis in the centre of Keswick
Lovely cottage in the centre of town. Just 2 mins away from the town centre, yet set in a quiet yard. All amenities within a stones throw.
Very comfortable.
If you are visiting in a larger vehicle, don't forget to pull your wing mirrors in when going through the arch !

Our Time in Keswick
Upon arrival at Sam’s Cottage, we were pleasantly surprised of its proximity to all local amenities. The cottage itself was wonderful and very well presented and a lovely welcome pack was waiting for us, which was greatly appreciated. We would definitely return.

Handy location
Sams cottage suited our needs. My wife uses a wheelchair quite a lot of the time. The property has wide doors and grab bars in the spacious bathroom.
The town centre location is ideal, providing easy access to shops and amenities.
The only minor criticism would be the location of the TV, it's as far away from the seating area as I could be.
Access to the parking area would be a problem for larger cars. Otherwise a great little cottage in a great location.

Functional
The cottage provided all the facilities needed for our daughter who is a wheelchair user. Position is great. Unfortunately weather was bad and the cottage was not comfortable and welcoming for staying indoors.

2nd visit just as perfect as the 1st
Finding accommodation that caters for my disabled mums needs is always challenging. I found Sam’s corrage last year and we enjoyed a lovely week. We booked again this year and again we were not disappointed. Everything about the cottage is perfect. Everything you need is provided, any questions are responded to quickly, location is just perfect. My only complaint is it is so far away from us, we’d be there more often if we lived closer.
Keswick itself is stunning so many places for food and drinks and lots of lovely little shops. Highly recommend Bassenthwaite Lake train restaurant, a replica of the orient express. Included in the guide provided for Sam’s cottage, most definitely the best afternoon tea we’ve ever had.
We will back again next year, for sure

In the centre of Keswick.
We were looking for a level-access place in Keswick and this amply met our requirements. It is exceptionally well equipped, fairly newly furnished and very comfortable. All it lacks, being in a yard, is a view of the mountains - but you don't have to go far for one, and it's as central as you could possibly hope for. The access is very tight, and turning the car round was exciting (I recommend an assistant!). The only complaint: we could only book 3 nights at short notice in the Easter holidays.

A lovely spacious cottage near the middle of Keswick.
I was impressed with the welcome of the Keswick Cottages staff and the efforts they made to make our stay good.
I was very grateful for the support and help they provided.
The bed was a large King size providing a luxurious night's sleep.
The cottage was well kitted out and a large wetroom welcomed us after a long day out.
The cottage was beautifully clean and the welcome packs were much appreciated.

Good , a few niggles
Although the cleanliness was very good, there were several chips on some grab rails and rusty screws in the toilet because of being a wet room. Everything gets soaked.The toilet has to be dried before it can be used. Also, there is no toilet lid. I know the property was built exclusively for Sam but if it's to be let then guests should be catered for too. Watch out for sloping floors if a walker or rollator is used, you'll find them rolling away from you tout de suite!

Super stay
Sam's Cottage is compact and cosy. I did have a problem with a squeaky bed frame but the team at Keswick Cottages were quick to resolve this as much as they could. A great central location. Well equipped kitchen. We did struggle to park our big car as the alley is rather narrow!

Excellent location
Sams cottage sits in an excellent location in the centre of Keswick. Not directly off the street, but through a narrow archway. Convenience store across the road any many restaurants and bars only feet away. The lake is approx 15min walk away.
Cottage is well equipped and comfortable, however would benefit from a king sized bed. If you bring a dog the only close green space is St John's Church which is 5 mins up the road.

A little break in Keswick
Having Multiple Sclerosis and being a wheelchair user I was worried about going away. My family and I look upon the Lakes as our second home, spending years visiting and walking the fells until my diagnosis.
Sam's Cottage showed me disability doesn't have to hold you back. The Cottage was lovely. The welcome packs, such a lovely touch. Every bit of space was used to its fullest potential. Will definitely be back.
Must mention the drive way. Luckily my husband is a great driver. Please check your vehicle will fit.

Not disabled friendly
Out side bins never been uplifted and terrible smell.from window and wet room.bed and furniture to low not sutabile for disabled were room exalant and kitchen good for disabled. No ramp to cottage damaged disabled scotter trying to get in to cottage as ramp from rd to cottage was in bits making it difficult to enter Cottage not good value for the high prices

Great location, needing a few adjustments
This was our second visit to Sam's cottage; both times with our adult son in his electric wheelchair.
Its location in the town centre is great and much appreciated. We have booked to return next year.
There are a few improvements which would make it easier for our son:
- the kitchen table is too low for our son to sit at it in his electric wheelchair, so we raised the table by putting books under each table leg.
- the fold-up grab rail by the toilet is too low, but a suitably placed book and drink mat raised it sufficiently.
- the bed was much too low. It required both my wife and I to help our son stand, despite having bed rails in place, in order to transition to his wheelchair.
Next year we will bring adequate blocks to make the required adjustments.
We managed to navigate the lane into Baker's Yard without damage to car or property! Needs repeated reversing to get lined up going in and patience from other road users!

Great cottage but wheelchair users will need assistance!
Sam cottage is a hidden gem in the middle of Keswick. Considering its location it is really quite. The space is perfect for a small family, I was in Keswick working but I brought my husband and son on a mini break! There is plenty of circulation space for wheelchair users and the kitchen is set up really well. The only issue we had was getting our van close enough to pack and unpack, I drive a WAV and my husband and son had to unpack the van and walk down the street multiple times, had I travelled on my own it would have been impossible for me to get parked close enough and empty the van. We were aware of the parking issue before we booked but in practice it was a bigger issue than expected. We also had people who worked in the local take aways parking at will in the spaces which were for the cottages! Over all it is a fab little place but you will need to go with assistance if you are in a larger vehicle.

Beautiful cottage. Troublesome parking.
Really lovely cottage, thoughtfully adapted. Just about perfect. BUT parking was not suitable for a large wheelchair adapted vehicle. We couldn’t get ours down the access road. The road was too narrow. We had to park on the main road, unload our equipment and bags, then find somewhere to park. The letting agents were very good. They supplied us with a parking permit for our two week stay. Luckily, family were able to meet us at the end of our holiday and assist with moving all our equipment etc out of the cottage.
We loved the cottage but feel it should be made very clear that parking is not suitable for large WAVs.

Nice cottage, dreadful access
We are an active 70+ couple who have visited the Lakes for 30+ years. On arrival the keysafe proved too difficult to open and after 30 mins of fruitless attempts a call to the office for assistance in gaining access was necessary. The issue was resolved quickly in a most friendly manner. Once inside a couple of minor maintenance issues were identified (these things happen) but again, these were soon resolved. Sams Cottage is well equipped for a comfortable self-catering break for up to 3 people, disabled or otherwise.
Access to Bakers Yard is down a short but very narrow lane with high walls on both sides. There is much evidence of previous visitors to the Yard on the walls, and regrettably, in spite of taking the greatest care, we too scratched our car whilst entering the yard. The issue is made worse by other road users constantly parking on the footpath and on double yellow lines in St Johns St opposite the entrance to the Yard, preventing a wide sweep to enter the Yard at a straight angle. Once in the Yard if the other allocated spaces are full it is impossible to turn the vehicle around to enable an exit forwards from the yard. A reverse exit is not to be recommended. We feel that the advance information about the access does not adequately convey the reality of the situation, which seriously detracted from the enjoyment of our stay. For this reason alone we would not stay at Sam's Cottage again.

A few issues
I feel that lighting under kitchen wall cabinets would be a benifit as that area is dar
Also blackout blinds would be appreciated in bedroom as awakened at 5.30 am with daylight.
Felt that there was a smell from drain in bathroom sink .
When I pulled suitcase from under bed it was covered in dust .
Unfortunately there was a power cut when we were at cottage and there was no torch to help with visibility and emergency number we contacted returned our call next morning which did not help the situation.
Apart from these issues we love Keswick and hope to return next year to Sam’s Cottage as it is a perfect accommodation for my son’s needs.

Super accessible and comfortable!
As a wheelchair user, it's rare to find somewhere to stay that's not only accessible (not just a touch but fully) and is comfortable. Sam's feels homely and considering you are in the middle of town, it's super quiet. Everything from the welcome pack to the customer service was excellent and the app is super helpful for navigating a new place.
The only downside is the very narrow entrance from the road, not for the inexperienced driver! Or anyone in a larger car than a small van. You cannot turn around once parked too, so having to reverse up is slightly more tricky! I'm not sure where you could park otherwise as thr road outside is double yellow.
Despite this, we managed and would stay here any time we were in Keswick.

Clean and functional
Lovely place and great location. Very clean and spacious. Could have done with an alternative to the sofa. Maybe an armchair for those that struggle to get up off a sofa. Driveway is extremely narrow and anything wider than a Polo will struggle.

In the heart of it
A very nice well presented modern cottage right in the heart of Keswick. This is in an excellent position with shops, pubs & restaurants on your doorstep. There is even a well stocked open all hours store just through the arch across the street.
As mentioned before the access through the arch into the parking area is fairly tight, however we took our SUV through slowly with room to spare either side turning quite easily once in.
This cottage is equipped with good set up for mobility, which helped my 91 year old dad move around and access the rooms and bathroom.
