Check-out is by 10:00 AM. No special procedures are required. Late check-out is not available due to operational reasons. Please note that a half-day fee or more may apply if check-out is delayed.
We cannot store luggage after check-out. If needed, please use nearby services such as Yamato Nijo Office or Ecbo cloak.
Be sure not to leave anything behind. Please double-check for valuables such as passports or wallets. A handling fee (¥5,500 + shipping) applies for returned items.
Failure to complete these may result in a negative review from the host.
Due to operational reasons, we are unable to accommodate early check-in or late check-out.
Smoking is prohibited throughout the facility. A special cleaning fee of 50,000 yen will be charged if smoking is detected.
Basically no cleaning service is provided during your stay. Towels and amenities are prepared only once at check-in.

This property is altogether excellent. Literally across the street from Nijo Castle. Access to Kyoto Station by taxi is 15 minutes. It is well worth using the GoTaxi app to arrange transportation. For access to restaurants nearby the VRBO, we found getting reservations on weekends somewhat challenging. But the property is amazing. Very family friendly, the host was VERY responsive. HIGHLY RECOMMENDED.

The location was so central to exploring Kyoto and literally across the street from Nijo Castle. The rooms were amazing. The karaoke room was a hit with both the adults and the kids. There was a shower and toilet on each floor, which I found shocking as I’ve stayed in various homes in Japan. The bath on the 1st floor was like a pool for the kids. We had to force the kids to leave the house as they would have preferred to skip sightseeing to stay in the house. We had 2 families together in the house (4 adults and 6 kids including a baby) and we had so much space and plenty of seating for meals. It was family friendly and perfect for a getaway in the Kyoto area.

We had an excellent stay at this Kyoto property and would gladly stay here again.The house was beautifully furnished, exceptionally well maintained, and finished with high-quality materials throughout. The bedrooms were comfortable and thoughtfully designed, while the bathrooms were excellent, with strong water pressure and reliable hot water. The common area was also noticeably larger than it appeared in the photos.The kitchen was well stocked with everything we needed, and the living room featured a large, comfortable sofa that was perfect for relaxing after a day of sightseeing. The karaoke room was a huge hit with our kids and became one of the highlights of our stay.The overall aesthetic of the home was beautiful and inviting. We also appreciated the practical layout, especially having bathrooms on every floor, which made a big difference for our family.The customer service was outstanding. The receptionist who checked us in was one of the kindest people we met during our trip. She was incredibly welcoming and even brought beautiful toys for our children, which they loved.The location was fantastic—close to major attractions while still being quiet and peaceful at night. Being near the riverbank made it especially enjoyable to step outside each day and take in the beautiful surroundings.Overall, this property offers comfort, quality, excellent service, and a great location. We highly recommend it and would absolutely stay here again on a future visit to Kyoto
