Newport has one of if not the most expensive hotel rates in the USA...
Sleeps 5, blue room has a day bed, you may bring a portable crib. Folding screen door in this room. Full kitchen. Living room has 2 sofas, 50 inch smart TV, Dining room seats 6. Fifteen minutes to Newport and beaches. URI 6 miles, Swim meets, football & basketball, graduation

The space

You have use of washer and dryer only in the basement. The basement is not pictured because it's not to be used by guests, other than laundry. However, the dryer is high end. The washer is new june 2023. I provide clean towels and bed linens. Also beach towels. And 5 beach/sand chairs. Door from blue room leads directly to private deck. Use of bbq grill, table, umbrella 6 chairs on the deck, plus bench seating on deck, see picture . Outdoor hot & cold shower (shared) as well as Private bathroom tub and hot & cold shower inside. Hardwoods throughout, also wireless internet and Netflix. Central air. The kitchen is stocked with spices, oil, local eggs, condiments, basic essentials for cooking. Pots & pans, coffee pot. Off street parking for 2 vehicles MAX.

This is NOT a party house.



Guest access

You have access to the entire house, (basement only for laundry) If needed there is a studio attached which will sleep 3. The studio has two doors (shown in photos) doors can be locked to provide two SEPRATE and Private listings. Or, you may rent both, if available. See Lafayette Place listing for pricing and reviews. The deck overlooks a small man made pond. And is behind route 4. Beach chairs & towels, beach toys available for your use. Children under 12 are not allowed
outside unsupervised at anytime. Again, please note Lafayette Place and Central Air 4 summer are two SEPARATE listings. You may rent both together, if they are both available. When renting only one listing you will have two doors and a tiny mudd room separating you. Please park on the right side of the driveway if you have 2 vehicles. During summer months I may stay in an apt. on the property-you will not hear me, unlikely to see me.

Interaction with guests

I am available almost anytime. I respect your privacy so I will wait to hear from you if you need me. I can always be reached by text, email, or call to my cell phone.

The Nursery or Rollaway bed has a Folding Screen Privacy Door. You may choose to replace the crib (guest brings) with a memory foam roll-away twin bed.

During July and August most weekends require a 2 night minimum.
Memorial Day, July 4th, and Labor Day weekends require 3 or 4 days.


I usually stay in my basement apartment. I will not be sitting on the deck or using the yard. Guest that stay the weekend usually don’t see me. I’ve had this property and a studio listing on another site since 2015, check for review if you're interested.
