You can enjoy privacy and absolute relaxation, thanks to its 20'000m2 park, surrounded exclusively by greenery and nature. The multitude of trees and plants allow a climate
cool even in the middle of summer. You can enjoy the sunset atmosphere while having dinner on the terrace, or enchant yourself in front of the sunrise, when the sun comes up from the hill on the left, accompanied only by the singing of the birds. If you wake up early, you may see many animals like squirrels, foxes, raccoons and birds of various kinds.
BUT, at the same time, this property is only 5min walk from the sea and the lovely town of Menton where you can do all kinds of activities: sports, excursions, visiting museums, theaters, shopping, casinos, etc.) And it is only 7km from Montecarlo, the city where everything is possible !!!

1 bedroom with double bed, 1 bedroom with 2 large single beds and 1 sofa bed, 2 bedrooms with 2 single beds each, 1 bedroom with 1 single bed, 1 kitchen, 1 dining room with living room, 2 bathrooms, 3 toilets, 1 terrace with table, 1 swimming pool, garden.
Towels and sheets are included in the price.
The renter can use these facilities / spaces during their stay:
garage, swimming pool, barbecue, kitchen utensils and equipment.
The tenant receives the keys of the property during the stay.
Check-in and check-out times:
- The arrival time on the day of arrival is from 4pm. 00 to 19.00 (prior notice)
- The check-out time on the day of departure is before 10.00 am
However you can agree different times with the advertiser, in case there was the possibility.
Before leaving, make sure that:
- Bring the dustbin into the special bin outside the villa (near the garage)
-Turn the refrigerator
- Put towels and sheets (but not mattress covers, instead of pool towels) in the garage
- Start the dishwasher
- Make sure the barbecue is perfectly clean
The deposit will be refunded in accordance with the terms and conditions of the lease and if these requirements are met:
-What no damage to property in full is found
-We have not been charged any fine and / or cost to the property resulting from illegal actions, animals or services rendered during the stay
-What all additional costs resulting from additional services have been paid
-What no towel or sheet has been damaged or mislaid
- Check-in and check-out times have been respected, unless otherwise agreed with the advertiser.
Responsibility:
The rental property / holiday home including all furniture and all its equipment must be treated with care.
The tenant is held responsible for the actions of all the occupants of the house for the duration of the stay. The tenant is held responsible for all damaged property, damage to property and all damage related to the rented property, which are caused by the tenant in person or by the occupants hosting during the stay.
Damages that are found before or during the period of stay must be reported immediately to the advertiser.
Pets are allowed with the consent of the advertiser.
If the animals are not kept under strict control by the owner of the same, the owner will be held solely responsible for damage to property or persons inside and outside the property for rent, as it is possible that the animals are able to exit from the property. The owners of the animals are responsible for the cleaning of their dejections. Pets are not allowed on the furniture in any way. Animals must have unexpired rabies vaccine as well as all other vaccines. We recommend anti-flea treatments to be done 3 days before arrival. The area in which the rented property is located is used to be populated by fleas and ticks, which could cause problems to the animals and to the man if he passed away from the latter. The advertiser, as well as the owners of the holiday home do not take any responsibility in the event that animals or men incur in the damage mentioned above.

- MAXIMUM EMPLOYMENT_The maximum number of guests admitted is ten (10) persons. An additional charge of € 250.00 per person per night will be charged to all guests above ten (10) persons.
-FALSE RESERVATIONS_Any reservation obtained under false name and false information will be subject to cancellation at any time, before or during the stay, without the lessee being entitled to reimbursement of the cost of the reservation and of the deposit.
-FESTE AND EVENTS_ Any event or event must be approved by the advertiser, who will be entitled to request an additional cost.
-THE HUNTING IS STRICTLY FORBIDDEN AND ANY KIND OF DISEASES ON ANIMALS !!!! The rental property is located in a vast park full of fauna and flora. It is possible that some animals approach the villa. There are no dangerous animals. Also 2 elderly cats live on the terrace and in the garden. For this reason, any act or behavior aimed at mistreating, frightening or killing animals by the tenant and all the occupants of the holiday home will be reported and prosecuted by the strict French laws.
-EQUIPMENT, FURNITURE AND OBJECTS OF THE HOLIDAY HOUSE_ It is strictly forbidden to bring any object, equipment or piece of furniture of the rental property outside the rental property. In the event that you move objects during your stay, please return them to their original location before your departure.
-SICUREZZA_La property for rent, including the garden and pool area, is arranged on several levels with stairs and terraces. For this reason we recommend that you keep children and animals under strict control. If the parents, guardians or owners neglect to monitor their animals and children, the advertiser will not be held responsible for damage to persons or property.
- DO NOT THROW anything in the toilet except for toilet paper. No female products should be thrown into the toilet under any circumstances. In the event that the waste system is clogged due to objects thrown into the toilet, apart from toilet paper, we will ask for a refund of at least two hundred euros (200.00 €).
- DO NOT SIDE ON THE FURNITURE as chairs, sofas and beds with a wet swimming suit. Furniture would be irreversibly damaged.
-ENERGY and WATER are precious resources for humanity, do not waste them !!!
-2 ELDERLY CATS live on the terrace and in the garden of the rented property, please, treat them with care, we are very fond of it.
- DO NOT LEAVE FOOD OUTSIDE THE HOME DURING THE NIGHT_ Many animals, attracted by the smell of food, would approach the house, making noise and dirtying. For this same reason, in general, we cover the trash can outside the house, so that they are not able to open it.
- PLEASE, HOLD THE VOLUME OF MUSIC AT A NORMAL AND EDUCATED LEVEL
-BARBECUE_The barbecue is not electric, but works in charcoal. Please pay close attention if you use it on a windy day: the rental property is surrounded by trees and the risk of fire is very high. Also make sure that the embers are completely extinguished before leaving the barbecue without your close and present check. PLEASE, ASK THE CORRECT LOCATION OF THE BARBECUE !!!!
- PLEASE, SWITCH OFF EXTERIOR LIGHTS DURING THE DAY !!
