- Your days and nights will profit from the calmness of the area. You will be able to reach most activities safely walking on streets with very limited traffic.
- You will be renting the house of a family of 5 who loves quality of relationships, the charm of houses with roots and the practice of sports: Conviviality, cocooning, simplicity, easy connections have been the spirit of the remodeling of the house. (The house was initially a 18th century farm; In 1910, a luxury lake villa was added; We modernized the house in 2003)
Ideal to rest and for outdoors activities: The village is a summer vacation resort with a supermarket, numerous restaurants and hotels, some antique, art and specialty stores. A very quiet area, built in the XIIth century around an Abbaye, on the lake in a protected bay. Great for a rewarding rest.
It is also a paradise for people who love outside activities. Within a radius of 1 to 5 miles you find an incredible array of activities either linked to nearby mountains (hiking, canyoning, rock-climbing, paragliding, biking) or to the lake (beach activities, swimming, water skiing, sailing, tennis). Two golfs, one in Talloires, one in Giez are 10mn drive away.
A tradition is to bike around the lake - 41 km . (4/5 of the tour is equipped with a dedicated cycling trail).
An interesting area for tourism and shopping : - Annecy is a beautiful town (the Venice of the Alpes with an interesting old town and castle). Easy to access by car, bus or boat service.
- Geneva, Switzerland with its international and luxury shopping streets, watch and art museum is one hour highway car drive.

The property is fantastic , the location fantastic and summer in Talloires is delightful. Our family all enjoyed this property , from the views , to the garden , toys , games , swings , bikes - it was all great . The home has warmth , character and charm and every thing one needs for a holiday

The views and location are amazing, the thick walls of the old house keep you cool in summer. The owner, Bruno was very responsive. He recommended a cook, Nina, who prepared great meals for the 12 of us and each night we dined looking out over the gorgeous lake.

Huge property in a great location.
We had a great time in Annecy, the house is located in a perfect location to enjoy all the activities available in the area. It has a huge amount of space with large garden and ample off road parking. The owner Bruno is a very nice guy happy to help advise on what to do in the region or you are not familiar of what's on offer. We will make this area an annual holiday from now on.
We have spent a wonderful week in this beautiful, spacious property.
The views to the lakes and mountains are stunning.
There is easy access to the lake from the house. the perfect place for swimming and water sports.
It was our absolute pleasure to meet Bruno, the friendly owner of the property and spend time chatting to him and learning more about the local area.
A perfect week, we would return in a heartbeat.

Beautiful home in the center of Talloires
We just recently stayed in this beautiful home in Talloires. We loved the charm, character, and history of the home. It was very large with many bedrooms, and plenty of space for larger families to enjoy. The view was gorgeous, and only a few steps to town and the water. We LOVE Talloires and will definitely return to this house in the future. I have nothing negative to say! The house was clean, comfortable, nicely furnished and well organized.
We had a wonderful holiday in Talloires! We were a group of eleven wanting a holiday with a wide range of possibilities for our stay, and Talloires offered it all! Mountain trips, bathing, biking, easy access for a great variety of activities. A visit in Annecy´s old town with markets, churches and castles was also a nice experience.
The spaceous house and garden was just lovely! Just a couple of minutes walking distance to the lake, the local bakery, stores and restaurants. Everything we needed was just there. Even though we had rental cars we found the local buses to be a very convenient way to get around, being there in July, they were even for free!
Our large family enjoyed a very special week in Talloires. The beautiful home is charming and filled with unique art. We enjoyed walks to the lake, stores, bakery and various nature paths.
We thoroughly enjoyed the lake view from the back deck while sampling local cheeses, wines, breads and pastries.
We spent day trips exploring Annecy, Mont Blanc, Geneva, cheese shops and restaurants.
Bruno was a wonderful host. He provided us with lots of recommendations for places to enjoy. He was responsive to any of our requests.
We will sure miss this special place.

A long week end at "Les Rioutes"
You really feel yourself at home in this comfortable and nicely decorated house. When you arrive, you are warmly welcome as if you were friends of the owner with a bunch of lilac and a plate of sweets in the entrance of the house.
The kitchen is well equipped and you can find everything you need (toilet paper, soap, whashing machine powder etc).
The house is pretty well situated : a fantastic view on the mountain in front of you and the village at 3 mn walking distance.
The house is large enough to enable independance and privacy between the inhabitants. (we were a group of 5 couples)
We warmly recommand this place for a resting and comfortable Holiday.
We were two families with 18 year old kids. We have rented houses in many areas of France and this was both families' best experience. We loved the spacious CLEAN house which was beautifully decorated and extremely well equipped with kitchen gear, dishes.and bath and beach towels. We took advantage of hiiring Nina to provide 4.meals during our week and they were much better than restaurants and .much more reasonable. Appetizers to dessert from a former chef. She also had no problem with special diets.
We.loved the easy access to the village bakery and small grocery. And a short walk to the lovely public beach with diving board and slide and rafts. We would play at the beach and pop over to the bar with the outdoor big screen tv to watch the tour and Eurocup. We biked and hiked and paraglided! Bruno the host was helpful and insightful when we had any questions. We hope to return soon.
Three generations from 20 months to 65 years stayed at this Talloires home for a week. Location was incredibly convenient to everything we needed and desired in town with beautiful mountain and lake views. It was a five to ten minute walk wherever we wanted to go: grocery store, bakery, coffee shop, restaurants and even the park and gravel beach at the lake. Private parking was very convenient.
It’s an older home that was clearly loved by its family and is on a big lot with a lovely lawn and garden, including a play set for the children. Kitchen, laundry and bathrooms all in good working condition. Lovely outdoor spaces and outdoor grill. Host came over when we arrived and gave a thorough tour of the home and also came as we were leaving to say goodbye.
The location allowed us quick access to hiking, boating, swimming and there are lots of places to eat and drink. Annecey is a quick drive if more stimulation is desired but if one just wants to relax, Talloires is the spot.
From the host, we were able to hire a chef for our first evening meal and it couldn’t have been more French or more delicious. Good selection of wine and cheese was also provided. Babysitter was secured from a regional service and Rose was wonderful with the toddler.
I do want say there are at least three levels to this home and we are all healthy so stairs were not an issue for us. We highly recommend this home and will surely return to the region.

Une immersion dans un village et une maison authentique et chargée d'histoire. On y voit les traces et objets personnels de la grande famille qui y vit. Maison, village, jardin, la vue tout est magnifique. Parking privé pour les voitures et tout ce fait à pied!! Ski nautique, padle etc.. à 2 minutes, plage à 5. Avec grand écran et finale Champions League !!Dans la maison tout est parfait.On reviendra

Nous avons passé un séjour absolument parfait à Talloires. La maison est incroyable, spacieuse, chaleureuse, très bien équipée, et idéalement située dans un cadre magnifique entre lac et montagnes. C’est un lieu idéal pour se retrouver entre amis ou en famille.Bruno a été un hôte exemplaire : très disponible, accueillant et réactif, tout en restant discret. Il a tout fait pour que notre séjour se passe dans les meilleures conditions, et cela a vraiment été apprécié.Merci encore pour cette belle expérience, nous reviendrons avec plaisir !
Super séjour en famille. Belle et grande maison proche du lac d'Annecy et des commerces. Très belle vue. Hôte très accueillant, sympathique et arrangeant.
La maison est grande, confortable et magnifique. Un très grand et joli parc, traversé par le ruisseau, et des vues magnifiques sur le lac et les montagnes en face. La maison est pleine d'objets de décoration, d'affiches, de photos ; elle semble comme remplie de bons souvenirs. On s'y sent comme si on avait été invité dans la maison de famille d'une connaissance.
Les environs ne sont pas en reste, puisqu'à part la proximité du lac, on est dans le centre historique de Talloires avec du beau bâti ancien tout autour ; des possibilités de balade directement depuis la porte du jardin ; et à deux pas du café et de la boulangerie.
De plus, le propriétaire est très sympathique.
Nous y avons passé un séjour merveilleux.
Un plaisir renouvelé. La maison est restée agréable malgré la chaleur (+ de 36 certains jours), il faut simplement la gérer en profitant du rafraichissement nocture. Plein de jolis détails de décoration rendent le séjour très agréable. En cadeau, des verts luisants dans la pelouse que nous allions compter le soir, ça faisait pour ma part très longtemps que je n'en avais pas vu ! On n'a pas ça partout.

My flock of paraglider flying friends thoroughly enjoyed staying here. The ample space within the home allowed for our varied group to enjoy both group time, as well as some quite time. The village is rich in character and easy to navigate. The quite location provided a wonderful venue for our frequent outside meals. The host was gracious and very informative and our catered meals from Nina were deemed the surprise highlight of the trip.
This house, nay villa, was beyond what we expected. Beautiful architecture, beautiful grounds with a play set for kids, great for both kids and dogs, beyond amazing views, plus a very short walk to the beach! Bruno was very welcoming, letting us know the ins and outs of the house and the grounds. The house has every thing you need for a summer sojourn by the lake. Wish we could have stayed longer.
